Comments (19)olychick, thank you for taking a look. :) I'm relieved to hear you think a white shower pan is best. I am heading out now to find porcelain marble look tiles for the shower walls to pick up the gray as you suggested. I want a shiny finish to the walls. Tell me if you think that's a misstep. I am avoiding marble as I have a marble topped vanity now that is pock marked with etchings. As far as seeing myself in the vanity, yes, I think I will be able to do so. I was planning on a black framed mirror spanning the vanity. My current vanity is 32 1/4" high (as will be the new vanity) and when seated on my vanity stool my reflection is seen up to my chest. The only issue currently is that my knees are pressed against drawers. I failed to mention that I was thinking of using absolute black granite for the vanity top for two reasons: one being cost and the other being to avoid etching. Will doing so deviate too much from my inspiration? Comments (18)Sorry I'm so late getting back to you. I think that oddly sized fixtures can be off-putting. Many home buyers are looking for an "ideal" and they can't see past that. If the tub is well made and the bath is located where it's most needed a shorter size tub might not be a problem. If the bath will be used by children then its size is less important, but children grow into teenagers. acm voiced a concern I had about the location of this bath to nearby bedrooms. My mistake in calling it water-resistant drywall. It looks like drywall but it's better referred to as tile backer board. It's most often 1/2 inch thick but I have seen a Hardie brand backer that was only 1/4" thick and came in 3 x 5 ft. sections. HERE is a link to more info on these. There are several types with differing properties. On toilet location, I don't think "obstruction refers to the nearest wall or fixture. I think it refers to something directly in front of the toilet. Looking at your floor plan an angled toilet would not have anything in front of it. Comments (7)I would change the vanity and enlarge. The toilet needs 36" of space total, the rest can be vanity. I think adding a storage cabinet will look like an afterthought and will show the fact that the vanity is too small for the space you have. Comments (3)If having the master BR door open to the kitchen is preferable to the long, narrow hall, the kitchen layout could be m/l flipped to give you a traffic path along the interior wall. I can't tell the exact kitchen measurements, but doesn't look as if there is space for seating at an island. The distance between the fridge and range would be more than the minimum recommended by the NKBA. Where is the dining room? Is a pocket door to the guest bedroom vestibule a possibility?An alternative would be to move the sink to the space between the windows, which would also get the fridge a step closer to the range.
