Coastal So. Cal. lawn seed?

In Santa Monica, CA (LA County, 1/2 mile from coast). Had planted a mix of Agrostis Pallens (native bentgrass) / fescue from S&S seed. It grew in pretty well and looked great, if a bit on the thin side. This was post construction. Now a few years later with bigger kids, the areas under the rope swing, soccer goals, and anywhere that gets any kind of beating are bare dirt. No grass left. Other complaint is that with a long warm season in So. Cal., the cold season Agrostis stays dormantbrownish longer than we would like in the summer. So thinking of looking for something that is more durable for kids and a warm season turf given the length of our warm season. I would like to stay with the fine blade look of the Agrostis Pallens if possible. We have some shade and typically quite a bit of morning fog in the spring/early summer, and ideally want something that doesn't use a truck load of water given CA's ongoing drought. Suggestions?
