Comments (5)Mtrot: There has been a problem with the Whirlpool FlameLock water heaters - many of which have been sold by Lowes. That said, $400 is about right for a 40 gal gas water heater. You will need to get a few quotes, but I'd suggest that you consider an installation from Lowes/Home Depot. You will need a pan with a drain under the new heater (should have been one on the old heater) to prevent the problem you have now. You will also need to decide what to do with the damaged floor. Just an FYI: Often a "leaking tank" isn't really that at all but instead a leaking valve/fitting on top of the water heater that eventually makes its way down the side of the tank to the floor. Comments (5)THANK YOU so much for your responses. Jake: I totally forgot about the fact that we need to update/upgrade our electric panel for our 1976-house. So any electric option is not viable. asolo: I read a couple of your other posts about tankless; I'm very convinced not to do tankless. joeplumb: our furnace (boiler) is designed to heat up the 1st floor, 2nd floor, and an indirect water heater. so to get a direct water, we'd wouldn't be utilizing our furnace optimally. We're in MA: very high gas and oil and electric prices. And forecasted to be worst this winter. sigh. We went with the SuperStor indirect stainless steel water heater, which is supposed to work great w/ well water. Comments (5)So, let's be clear: If it wasn't leaking out of the PRV and running out of the electrical area, then the tank, or the elements where they go into the tank, has a hole in it. It's possible that heat or corrosion could make that intermediate - but there is a hole. Something that you want to pay attention to is that you need an expansion tank if you have a pressure reducing valve or a check valve on your water supply. Without an expansion tank, the pressure in the water heater can exceed the working pressure. Consider a hybrid water heater that will cost much less to operate....See Moreaudiq2010
