50' of gas line run under a slab is at least $50 a foot. Then there is the permitting. Not to mention that proper venting will require lining the chimney instead of using the creosote soaked clay that would be original. Then there is the cost of the insert and blower itself.

Be careful about using gel in a wood burning fireplace. Have a WORKING carbon monoxide alarm as well as a smoke alarm. Chimney fires are very real and very destructive.

I didn't know the gas would need to be run under the slab - rather than through the wall or something. Under the slab is not really feasible as this is a condo.

Burning the gel cans can be done with no ventilation at all, it's clean burning ethanol with a little paraffin, not much more flame than a candle The fireplace is in working order and recently serviced, could be used for a real fire - I just can't burn wood due to smoke being my worst asthma trigger.

And yes of course we already have working smoke alarms in every room and carbon monoxide detectors both floors, the batteries get replaced each time the clock goes back!

I live outside of DC and in this area it would start at about $3500-4000, but that would be a very basic burner (standard looking logs, etc.), and would only include a short run of gas line (in the range of 10 feet). Additional gas line installation adds quite a bit to the cost, since the project requires a permit, inspection and a licensed installer. It also make a difference whether its direct vent or vented, since for vented (which use the old chimney) you should have the existing chimney inspected and checked for leaks.

The installer should also look at all the gas appliances and the BTU draw to ensure your gas line is large enough to support the additional load from the gas fireplace. You may need to upgrade your line to allow for the additional gas draw.

My replacement gas fireplace was about $6K including installation. This was to replace a heat and glo unit that already had a gas line and electrical run to it. The stainless liner was installed in the previous chimney. Materials was around $5K and installation was roughly $800.

There are some good gas insert retailers in the bay area. Call one up and ask for specifics, including a plumber referral for the gas line.

Thanks - it seems like the costs vary widely so I'll try getting a local quote. We want a fireplace mainly for ambiance, and a little cozy warmth but we don't want or need a high heat output - however we do want it to look nice.

We are planning bathroom and kitchen remodels too, but the fireplace is on our "nice to have" list.
