Comments (4)Welcome to the forum if this is your first posting. Very nice layout. Your choice for water flow is borderline for a falls that high. Refer to the pump flow chart either in the directions or on the Manufacturer's website. Figure every 10 feet of hose equals 1 foot of elevation when you begin to determine how much water is actually flowing out of the falls. Always use the next size hose for better flow. Always better to think there is too much than to think, "Oh I should have gotten the bigger pump". You can always divert the flow. Elbows also decrease efficiency. For a really nice display go for a 2x capacity even 3x. It is all a matter of taste and what effect you are trying to achieve. You can trip the water rushing down the falls with a bowling ball boulder at the bottom or force the turbulance down to the bottom of the pond to keep the layers of the water column moving and mixing. Add more rocks on the falls to change the tones. You'll have massive air exchange on the falls. The water will release CO2, and gain O2, thus helping keep a balance. My parents had to move from their place south of Olympia and sold it the first week! --So it is possible, since they only need one buyer! It'd be great to have the link. We lived in Gig Harbor for several years. Lots of nice areas around there. Thankfully, the library will still be there. We go there all the time! It has a view of the water for the moment, since the old building is gone, and the new one isn't up yet. Comments (13)What I meant to say - about the appraisal that I had done on the property I am buying - it that square footage of the lot and the house were ALL the appraiser seemed to look at. The quality of the construction, the state of repair, the amount of non-permit homeowner remodeling done on the place meant nothing. It was not part of the equation at all, only the square footage. The appraisal was long and complex but it seemed to me that they used two types of mathematical equations, one for brand new homes and one for older homes. My understanding is that home appraisals are handled differently in different parts of the country so your banks appraiser may figure some of the plusses and minuses into the value of this house. The realtor selling the house had done her own rough math using what she considered comps. Her numbers did not match what the banks appraiser came up with (a big surprise to her, not so much to me). That is why I say to check out any of the online services like Zillow and anything you come up with when you google "what's my house worth?". Though no one thinks these places offer valid numbers, I will say that the banks appraisal came in closer to Zillow than I would have thought. Comments (10)You will need a mix with low water retention. No peat. Never water these on a schedule or they will just split and die like Lithops. The leaves shrivel a little and get soft when they need water. Don't let them stack up too many pairs of leaves. Watering every week is probably be too much. Depends on your exact conditions. Moisture meter does not help at all with these. And watering when bone dry is not a good guide either. A succulent plant does not need water when the soil is dry, This is a big misconception. It needs water when it needs water. Just like a person, if the glass in front of you is empty it doesn't mean you are dehydrated. You fill it up and drink it when you are thirsty. Not being difficult here - just my tips based on growing my own. As Dinie mentioned above from my comments in the other thread, these are pickier plants to grow.
