DW to buy for a home I'm selling in about 6 months?

Yep, the Whirlpool decided to stop whirrling this past weekend. It's not a plumbing problem, so the best option is going to be replacement.

I want something inexpensive, because I already have enough expenses. I want something that is good enough for a house that will be on the market.

Kitchen is already a marginal feature -- people buying this house are NOT going to be fantastic chefs even in their own minds. A fancy DW isn't going to make the deal in this kitchen, even if they are! (I bought this house for the privacy, the [largely] good construction, the desperation to get out of the Anxiety Condo from Hell Where the Putative Coke Dealer Had Moved Upstairs, and the price. The house itself, btw, has actually been great overall.)

Looking for suggestions... Presumably people owning rental units might have ideas as well.

Look through the ads. Find the best loss leader at a big box store and buy that. There are tremendous bargains to be had that way. Does it even matter if it's Whirlpool, LG or whatever? So long as it has a known appliance maker's name on it, and a warranty, it should do fine. Spend the money on top quality newfangled detergent tabs/packs. That's where most of the glory is, nowadays, anyway.

If you want it to be a little more of a selling point, i.e., MLS notes "new KitchenAid dishwasher", then get the base model KA or Miele or whatever brand you want to tout.

Fix it. Who's to say you have to get a new one because it isn't a plumbing problem? This should be the most budget friendly option for a simple Whirlpool and you'll keep a dishwasher out of the landfill that really doesn't need to be there. The vast majority of appliance problems people have are simple fixes and stuff gets unnecessarily thrown away every day because of them. Unless this is an ancient model with parts no longer available.

Obviously a dishwasher will not make/break the sale and you will definitely not be able to get more $$$ for the house if you get a fancy one. I've never seen dishwashers mentioned in real estate listings, only pro-style ranges, built-in refrigerators, and appliance packages. If you MUST get a new one, just get the cheapest possible that isn't a complete eyesore.

Well, he's already at it. My father is a bit of a nut, and even though a realtor friend who toured the house the other day told him not to do certain things, he already has. He pulled off the dark paneling. The good news is that it was easy to do and he's a great plaster guy. For him painting it would have been harder than fixing it. Oh well. He wants to paint the cabinets, so we'll see how that goes. I told him to keep them in place and just polish up the hardware. It's nice stuff, really, and my realtor friend said people like that stuff (again, the mid-century thing, which I had never heard of). He's a hard guy to stop, my dad. After we had an accepted offer on our house, he kept insisting that I fix the nail pops. Two days before closing he was still insisting. He and my mom watched the kids one night - I came home to a house that had the nail pops fixes. Ugh. I do have a little note regarding THIS wall. The right side would match the left side, had that silly TV framing not been done. We're knocking out that framing, taking the mirrors out of each side, and making each side of the fireplace mirror each other. I should mention that this house is about 5 minutes away from my dad's and my houses. Working on it is easy, but we still do want to get rid of it. It's just keeping my dad - the biggest perfectionist I know - from going nuts.

Jmc01... I usually do not advise to put a time limit on a sellers response. First, 99% of sellers will respond timely anyhow. Second, what happens if the seller does not respond by your timeline? Here's what happens... the buyer is now faced with two unsavory situations. One, the buyer saves face and moves on and loses the house of their dreams only because they put a time limit on the seller. Or secondly, and usually the case, the buyer realizes that they don't want to walk away from the deal after the deadline and continues with the transaction. Now, the buyer is faced with the decision of how to get back into the deal. And when you do, you just showed the seller that you are not serious about your "RED LINES" drawn in the sand. You cornered yourself in a box, and the two ways out of that box are usually very undesirable to the buyer. What I would do here is to meet the seller agent for lunch and really find out what the true concerns are for the sellers. And then address them. @GN Builders, in my area of South Florida, if your roof is a shingle roof and over 20 years old, it is nearly impossible for the buyer to get homeowners insurance without a roof replacement. I say nearly because you can get it, but it is special lines type insurance and more than double the cost of our already very high homeowners insurance premiums. For an average 2000 sf home normal insurance is $2400/yr (could be much more) and special lines is well over $5k per year (could be much more). I used an average example. Insurance varies tremendously here. The difference in this premium knocks out a bunch of buyers if they are financing the home (hurts debt ratios). This makes the property very difficult to sell unless you sell to a cash buyer for an extreme discount. The seller will do better, normally, by replacing the 20 year old roof before putting it on the market and having it languish or risk a sale that costs the seller more than the roof cost in a reduced price. It truly varies by area. A little further up the coast here and the insurance is significantly less. Edit: The roof condition/age/type is 40% of the windstorm premium so that is one of the reasons why the insurance companies are so adamant about not insuring a shingle roof over 20 years old. Believe me, it makes it extremely difficult to sell a home with an old roof here even if it isn't leaking.

Martha sounds like you are off to a good start. I made a grocery order today and noticed how expensive organic produce has become and thought I really need to focus more on finding a way to harvest more organic produce. It seems sometimes like it takes a LOT of effort. I had Broccoli starts that the rabbits ate, and they ate some of the Kale. I had some beautiful Bok Choy and just as I was going to harvest it, some bug put holes all over the leaves. I also have a lot of tomato and pepper plants, more than usual this year. Not as much room as you have for a garden, but I did replace some perennials with vegetables this year. What I need to do is put more effort into keeping the critters and the bugs out. It does take quite a bit of effort. I know I should be using row covers and I need to fix the fence in such a way that the rabbits don't keep getting in. I'm going to have to make it a priority when the weather cools down so next year I will be in better shape. Sounds like your first season in the garden can be categorized as a success. And yes, every year as you continue to build healthy soil and learn the peculiarities of your property and garden, hopefully, things will get even more successful. Thanks for the update! Repair is a good option.

If it can't be repaired, then choose the lowest priced Maytag that has at least 3 spray arms. A lot of the cheap DWs have a pop up central tower that really doesn't get the dishes clean. A decent DW will have a spray arm in the bottom, one below the top rack, and one that is ceiling mounted above the top rack. "Only" six months of living there has a way of turning into longer and you want to not hate the DW in that time.

You can also shop at one of the "scratch & Dent" stores, or whatever they calls them, Sears, for example. I had found a real good deal on an "Upscale DW" for one of my rentals, and there were a lot of choices as far as "friendly prices", (to me) DW's there for sale.
