Where do I put the furniture?

oh boy...i am having trouble with the bedroom size and with furniture placement. please help! In bedroom #3 and #4 we need to put a twin bed, a dresser, nightstand, and a small desk. dimensions #3: 13'10 X 11'9 Dimensions #4: 16'2 X 11'2 Closets are 2ft deep. So is the room #3 only 9'9 long and #4 only 9'2 long? How does that translate in the "real world" as far as size is concerned and where do i put the furniture? Whatever suggestions you have, i would appreciate your input!

The room dimensions should be the measurements excluding closets. Is this your only set of plans. Or do you have a copy with line to line measurements?

gwlake: this is the only copy the draftsman sent me. i just emailed him and asked for dimensions of the room without the closet.

If you don't mind the reading http://sialis.org/ is a great site. 3/4" electrical conduit (10' length cut in half) over a length of rebar pounded about a foot into the ground. Mount the box to the pipe with a 3/4" bracket. This helps with the predator problem. Some people steel wool the pipe and coat with car wax. If you attach to trees, you get predators-snakes, squirrels, cats-to name a few. You need to check the boxes periodically to make sure you are not hosting a non native hostile species (like the house sparrow). Generally, if you can't monitor the box, you are doing a GREAT disservice to our native songbirds, blue birds included. Please do the research-it is well worth it. Not having a TV is a good option, since it is in the middle of everything. I would put a couch on the long wall with two end tables (or one and a floor lamp). The two comfy chairs on either side to form a conversation area. You could do a square ottoman and then have two small chairs facing the couch - or not. Maybe a desk on the right side of the entry to the kitchen.

Put the TV on the ledge next to the fireplace. That should put the center of the TV screen on eye level with a seated watcher. Place the recliners facing the TV/fireplace, and put an end table between them. Treat the small space as a separate room. A chaise could make it a good place to lay back and read.

How old are your children sharing the jack and Jill? I have boys who share same bathroom set up. They never have used the door going into water closet. This time, I had it done as a pocket door. You gain so much space in such a tiny area

Our rental has 11 ft wide bedrooms. Truly, it's way too small.

i don't really care for the door into the water closet. i don't think i really need it. jack and jill will be used by two girls.

oh, and i don't need the bench in the jack and jill. i don't know why the draftsman put it in. i think there's got to be a better way to layout the bathroom but i just can't figure it out.

I saw a plan before with one big closet shared between the two bedrooms. I think it was behind the tub. But I cant remember. I saw it on this forum. I wish I would have thought of that. My plan was finished before I discovered GW.

Just my opinion, but I'd nix the whole J&J and make the entry from the hallway. Frees up a lot of space for storage and you can still partition the toilet if you want.

It looks like you already have the dimensions to the walls of the bedrooms (a closet would never be included in those dimensions) but I would never trust a dimension on a plan that wasn't computer generated with clearly drawn leader lines. The dimensions shown would be easy to check with an architect's scale. If you don't have one you will need to get one in order to layout the furniture. It shouldn't cost more than $6.

The beds usually go against the inside wall that doesn't have a closet. The draftsman should have shown the most likely furniture placement on the plan to help you understand the design.

The drafter appears to have placed the windows on the right side wall so they would be symmetrical. This may not be advantageous to the room layouts. I would move the window in the tub area farther away from the shower head and if the bedrooms are tight I would consider not pairing windows or putting them in the middle of the bedroom walls.
