Comments (9)We installed a door cam (hooked to the AV panels) that unexpectedly captures quite a bit of the hallway. It triggers when the doorbell rings, the door is opened and closed, if we unlock the door via the panel or manually turn it on. We shared that with neighbors, employees and the board right away. Being a public space (nor an obviously private area in a public space), it wasn't illegal. No one seemed bothered. Maybe they feel we've not given them reason to be untrustworthy or uncomfortable. Our insurance dropped a bit b/c it records to tape off-site. Just like in the lobby of our building, ours can be accessed online, but I don't know the IP address. It's actually amazing how often we're recorded or on-camera here in New York City in the most mundane of places....See MoreCo-op Boards
Comments (2)I live in a co-op that's self-managed, and I know that since all the work is done by the residents of the building, sometimes stuff takes a little while. Contact the co-op board and tell them that you need to get moving, and what can they do? Also alert your seller to your potential problem. And check w/ your lawyer--Does your contract have some sort of time clause, so can you cancel the entire contract if the delay makes you lose your rate lock? This would be a wise clause no matter what sort of home you're buying, but it is especially important w/ co-ops because there are a LOT more moving parts. Not that this helps you now. And of course check w/ your lender to see what sort of new rate you could get--it may not make a huge difference, and that would influence how worried you feel, and what sort of resolution you push for....See MoreWhat Statistics on Home Sales Arent Saying
Comments (12)The truth is you can't believe any statistics, you have to analyze the house/neighborhood/town you are buying in. I live in a town of MA with top ranked schools. Prices are not plummeting. Similar house to ours sold this month for $275K more than we paid in 2004. When we bought we negotiated and were not willing to get into bidding wars. I think there are many people who got carried away in 2002-2005 and paid a bit too much. These people would probably break even today, in my town. Comments (4)do you have to get further ok's from them during the actual remodel, or once they give their ok, that's it? i'm just trying to think about why they want before pics. maybe a record of how things were in case something goes badly or you violate something??? i dunno. pulling things out of my butt here.
