Concrete pavers tend to effloresce. This is a problem for most manufacturers of concrete products. Attaching concrete pavers using grout or a concrete mix will trap water (when it is applied) in between the pavers causing the paver to turn white, especially around the edges of the pavers. My experience with an "overlay" has given me a new approach. I suggest to cut holes in the existing concrete walkway where the water stands or puddles for a drainage effect before you start your project. Next, lay a filter fabric over the areas you have cut. Then you need to install some (course) washed concrete sand. This allows for proper separation of moisture so the paver doesn;t wick the moisture causing the surface to effloresce. Then lay the paving stones over the screeded sand using an edge restraint along the edges to keep the stones together. You may need to build up to the edges dus to the height difference. This is the only way the you will ensure that you will not get ugly white stains on the surface of the paving stones. Water is the biggest threat to any paving job.

Instead, they rolled some type of stain on top, and then sealed it. As I said, the inside has held up with two more applications of sealer in the last 5 years. The outside has actually been re-stained (after the first season and flaking began)and has been sealed 4 times. Yes, the overlay has color applied before the epoxy is poured. Are you thinking of having the lower driveway done with stamped concrete, or brick pavers? If you are in an area that gets lots of snow (and salt) I would not try the stamped concrete. My neighbor has has his torn up and redone, and still had it ruined over the winter with the salt trucks. susieq07 - I've seen your driveway before. You've had that quite a while. If the numbers are within our budget, I think we are going to go ahead and either add to the existing pad before having a coating put on it, or tear the pad up and pour a larger pad. We could also do pavers instead of a concrete pad. Maybe the yard would not get as torn up if we are just taking out the old pad, and not having to have a new pad poured. Instead of the solid paint stain on rough treated post, and the vinyl cladding on the outside of the porch, we will have the post re-wrapped with a smooth paintable wood and then redo the screening and trim them out. Again, this is something with can put on the back burner if needed. After all, I just stained the post last summer. Throw in some landscaping, lighting and furniture, we will be all done!

Since you're wanting something that is cooler, I would first look at coatings made for pool decks. One brand is Kool Deck. A relative had this installed around her patio and pool and apparently it's supposed to be much cooler than bare concrete. Personally, I'd call some companies that specialize in coatings and review all your options. I had flagstone along the walkway of my previous home and you're correct about the surface being uneven. We had to be careful about the type flagstone we chose since we wanted as smooth a surface as possible. I can't say I found it any cooler than concrete with a SW exposure. I would have concerns about covering the edge of your stucco with a concrete step. Check the link below for info on stucco and the importance of drainage. Here is an excerpt from page 7: "Rain will soak into any stucco coating; the water will head downwards, and it must escape at the bottom. Weep screed lets water out through its perforations, and it stops the stucco from bonding to the cement foundation and creating a dam where water might pool. The big issue would be "is the concrete done settling" The surface water and water from the roof needs to diverted away from the patio, if not then the problem gets worse. The deterioration is caused by trapped surface water which freezes and expands therefore breaking the brick. I saw just 1 crack in the photos and it looks like a settling crack. The pool and patio looks like it's been there for a good amount of time therefore I would think the compaction was done right and the settling would be done. The space where the plantings are next to the house would be a collection space for surface water to get in under he patio. I believe this is also the space you're planning to install a hard surface which is good. The concrete overlay is a good idea. I suggest looking at an installer with a lot of experience. I'm not familiar with the breathable stone. I will research it if you would share the company and stone name. My thinking is you need a non porous stone that would divert the water.
