Value of Barns

We are looking to purchase a house on several acres via a private sale with the homeowner. The initial 5 acre tract holds the house and several pastures. The 3-4 acre parcel behind it holds a 12,500 sq ft open sided 'pole barn' or equipment barn with dirt floor. There is also a 3,000 sq ft open sided cinder block horse barn with 6 stalls (dirt floor, structurally sound but needs to be cleaned and repaired). The homeowner has valued the equipment/pole barn at $125,000 and the horse barn at $50,000. Just by looking at these structures online I estimated you could tear them down and build them again for about 60% of that cost (with nicer materials for the horse barn). What is a good way to determine the value of these structures? Do barns/equipment sheds truly add that much value to a property? Any advice/comments would be appreciated.

For reference this is a lower income area with a stagnant housing market. Average listing price/sq ft of homes is $76 (average sale price is $56/sq ft). Average house is valued at $120k. Average land value is just above $3,000/acre.
