Ask any insurance agent. Outbuildings won't have much value at all. 20-25K tops for residential outbuildings, unless the area is primarily agricultral. If it's farm land, worked as such, then the outbuildings are more valuable. Maybe 50-60K.

Your area sounds a lot like mine. At most, outbuildings are worth 50% of the cost to build new. At least, if you won't get any use out of them, they're worth zero. At least you can start the negotiation there.

Private sale with homeowner? No wonder they are overpriced. The homeowner has no one to tell them what the structures are actually worth. Except you, of course. Good luck. You're going to need it.

I've sold a house with an outbuilding (a really nice pole barn!) in New York State, and then built a new house and have dealt with assessment and insurance values for our new house, with an even nicer pole barn (it's a sweet man cave, complete with finished concrete floor, a great bar area with a flat screen tv, etc. :) ) .

I agree with what everyone else is telling you. They don't add much dollar value at all.

We made an offer on one here in Southern California but that Barn did add value. It had living quarters upstairs which could be rented out for income, so that one was worth something. Just a plain barn probably is like a shed on someone's property.

Hi Jann. If you see no value in the barns/equipment sheds then the answer is 0.00 for you. Folks who might have a use for these things might have a higher value.

Interesting conversation as I will shortly be selling my small farm with 4 stall barn and 2 fenced pastures. My small farm is set up for horses and will be marketed that way. Stolenidentity is absolutely correct though, if you don't have horses they might not have any value to you at all. Same with my barn.

When we bought our place the value for us was in the antique barn and and in the meadow and woods. The house was an afterthought that we dealt with through a large addition and major retrofit. We probably would have been better off it the place hadn't started with a house on it.

Update: We spoke with the owner and pretty much said; I understand this may be what these barns cost to build (built at the top of the construction bubble as well) however... unfortunately they do not have the same value to us as we would never install barns that large, thus their value is less to us. If anything its more than we would ideally like to take care of. We are still looking at other properties for a few more weeks but the homeowner is anxious to sell so we will see.
