A/C for new construction in Houston area

Hi all,

We are beginning the build process. Our plans are finished and I'm hoping to have the slab finished in a couple of weeks. We are working with a construction manager (with a set fee) who is helping us locate subs, schedule trades, etc. So, I am able to work with whoever I want and make decisions based on my own research. I now need to start thinking about HVAC and insulation, etc.

Our home info:

Houston (hot/humid)

Building on 1.6 acres

No gas to neighborhood (would have to go with propane)

3800 one story with 450 upstairs bonus room over garage (brick, stone and stucco)

Mother-in-law's suite on opposite side of house from master bedroom (would like separate zone)

The construction manager is recommending we get spray foam insulation for better efficiency.

I have just made calls to several installers in the area and will send them our plans and ask for a load calc along with the quote.

I like the idea of a heat pump. What are your thoughts about spray foam vs. regular Batt insulation?

Is there anything else I need to ask about?

Thanks!
