You can go onto overstock.com and order a complete vanity with sink, countertop and faucets that will fit the space and look better. If you can do the other, work, I think you can do that too. Get rid of the wallpaper and paint the walls, change that vanity, put a colorful cotton type of woven rug on the floor, change to a simple stripe shower curtain and you'll be finished. that vanity screams 80's.

I agree with cpartist - that scallop sink and wall paper/shower curtain are the most dated part of the room. If you replace the faucet but not the sink, it won't read as modern - rather it will read as "old bathroom trying to look improved" and not what you are aiming at which is an updated bathroom that a buyer would look at and say "hey, I can live with this bathroom, or I love this bathroom".

I'm not sure how old your bathroom is, but based on the decor, I think you'll find that modern vanities and toilets (comfort height) are higher than your current..... and anyone used to a modern bathroom will notice that yours are low.

Do you need to change the floor? Is it in good condition or are there chipped/broken/cracked tiles? Is the color neutral enough to work with current color schemes? Sadly the size of the tile is very dated, but if the rest of the bathroom looks good, buyers may overlook the floor.

And do remove those rugs, especially the one around the toilet - look for a cotton type of woven rug for when you are ready to sell the house.

Thanks! I think that's a great idea about ordering a whole vanity. I am planning to paint everything, remove the light box and put a nice lighting fixture, make a new shower curtain, etc.

I think I have started to realize that if I do all this work, then I will look at it and the floor will look horrible to me. I'm not handly enough to change the floor, but maybe since it's such as small space I could pay someone to do that. If so, what kind of tile? The house is slowly changing over form 80's traditional ugly to 21st century transitional.

And then colors? The color for the walls will be in the blue-grey family because I have painted the downstairs, stairwell, hall, etc, all leading up to the threshold of this bathroom Sherwin Williams Monorail Silver. The bathroom can be that color, or a color that flows nicely from that, darker or lighter. Cabinet color? I like the idea of not having a white cabinet, maybe a dark grey or dark navy blue? I can make a shower curtain in any color combo to pull the room together.

Sorry, I just saw the second message. Yes, I am going to replace the toilet. And I agree about the vanity. After all that, I'll probably hate the floor. I could pay someone to replace the floor, but I'm not sure at what point in the process that would fall. Can someone recommend where in the timeline the floor work should occur? I would assume almost dead-last, but before putting the new toilet in. But if I'm wrong please tell me.

Does the current tile run under the vanity? If not, you may end up with gaps when you replace with a more current vanity. In that case, replace the floor and first and put the new vanity on top of it.

YOu don't need to replace the floor. Someone moving in will be able to live with it. Just put a nice colorful cotton area rug down with the other changes and you'll see it won't be so bad. Yes tile styles come and go, but people can live with tile that isn't their style if it's not chipped and clean.

Actually, i would leave the floor as is. in 5 years, the 4x4 tiles may be back. They're already showing up in backsplashes. But get rid of the fuzzy thing around the toilet, especially with two boys :)

Leave the floor. Have you ever tried to get a contractor to do a small job? They don't want to and if they do, you'll pay too much. We took out a small section of tile in our mbr, it was 1/4 tile and the rest carpet, so it all had to go. Our 4x4 tile was laid in a thick mortar bed, not on top of cement board. It was ridiculously hard to remove.

The vanity is a little hard to see, but doesn't look horrible. Is it white or cream? Get some nice nickel hardware. If it's a standard size you can get a granite counter with sink for a reasonable price at depot or lowes.

What's wrong with the toilet?

The wallpaper and counter/faucet are the big things you need to change. The counter will be easier than the toilet (less mess). Our tile does not go under the vanity, (we had a mystery leak once so we had to cut a hole in the floor,of the vanity, so,I can see the tile isn't under it) so be careful if you try to change it.

Our hall bath is big, 72" vanity with 4inch tile floors. It's just not worth the hassle tochange it, plus our tub walls are the same tile. We're just going to do vanity (ugly oak) and counter, if I ever find a good priced one due to the length.

If this was for a pending resale, I'd say get rid of the wallpaper, shower curtain and carpets. Paint the vanity and change the hardware and be done with it.

For 5 years down the road, you're really doing it for yourself, though. Because anything you do will not be current in 5 years. So if you hate the sink, tile and vanity, replace those, too. Getting a contractor to do it won't be too bad. It's not small like repairing 1 cracked tile. Replacing the vanity without doing the counter and floor is probably a bad idea. Chances are the new vanity isn't going to fit the counter, and there's a better chance you'll damage the counter pulling it out or putting it back.

Be careful on the new toilet. We replaced all ours with low flow models. And the cheap ones are just that. They need to be cleaned almost daily because they aren't glazed properly to get a good rinse with a tiny bit of water. So either leave it, or do your research and get a good one.

Talk to a Realtor before you do anything more than change out the faucets and remove the wallpaper -- and 'lightbox', although I can't see that in your photos. I'd get a smaller mirror and hang sconces. What would interest me more as a buyer would be something I can't see: The tub and surround. If you have another bathtub in the house, this might turn into a shower w/glass door. (Then you'd have a good excuse to replace the floor tiles with large ones, set on the diagonal.)

Keep it simple.

Nix the patterns; the wallpaper and the shower curtain.

Nix the colored floor rugs. Go with white.

I'd leave the tile and the toilet. Just clean them up nice and bright.

If you're going to replace the vanity, that's fine. Otherwise, I'd say leave the vanity and just replace the top and the sink. Get a new single-hole sink fixture. Paint the vanity white and get new knobs. Can't tell if the ones you have are brass or if they are chrome and the yellow tint is from the lighting. Regardless, go with chrome everywhere.

If you want an entirely new vanity, then there you go. You can probably get a new vanity for not much more than the price of a new countertop, sink, and knobs/pulls, and paint for the old one.

If you are doing it yourself, you can plan for stages

There is click-together LVT that can be laid over current floor that might work if you decide to redo the floor but just steam cleaning the grout and nice color rugs might be enough to improve look.

Personally, I think the mirror is glued to the wall based on my experience with older homes/mirrors and the fram was added after. Taking the mirror off will likely mean holes in drywall which can be covered w/new mirror or not depending on size-- but you can't get new vanity unless you deal with mirror.

Taking off that wallpaper might also mean new sheetrock --might consider using new wallpaper over old or just painting over or some bead board on that wall and one by tub if you like cottage look. We found that in older homes wallpaper was often installed right on drywall wo any sizing which makes removing very "gappy".

I would ditch the wallpaper if possible, and do some paint, but otherwise if it is working for you as it is, leave it alone -- the buyer will have his or her own ideas which you won't guess at. Oh, if something is cracked or stained, replace. Although I'm guessing that vanity is no longer working for you! Change the shower curtain -- but don't go with white rugs (as someone else suggested) since children share that room! They won't STAY white long!

The other issue with white rugs is that if your tile is off white, the tiles will just look plain dirty.

I got a lead on fixing a broken vanity drawer. Please, tell me how I'm going to drive to the home, fix a drawer, drive back, and still make a living?

Suppose I get the drawer functional, but it isn't pretty to save the customer's money. Now they post pictures of the functional-but-ugly repaired drawer and complain how bad it looks and about how much I overcharged them for such a "simple job."

From a contractor's perspective, it looks like all risk and very little reward.

First and foremost, get rid of the wallpaper! A neutral paint is best. Something light in color if the bathroom is small. Yes to a new sink/top, you can buy them right at HD with granite or faux granite and sink in one piece. Leave the floor tiles as is, they may be slightly dated but if they are in good shape and neutral in color, its not a big problem. Paint the vanity a color that will coordinate. Its true that in 5 yrs styles could change, you are always safest sticking with neutrals and adding color with towels or a bright shower curtain. New knobs or pulls on the vanity will change the look a lot too. I went from a dark espresso vanity with brass pulls to white with glass knobs and it made an amazing improvement. This should be a relatively inexpensive update, other than the vanity top. I think I've seen them for $250 or thereabouts at HD.
