bathroom layout help needed!!

We are almost finished with our major renovation/partial rebuild. We only have 2-1/2 bathrooms left!! This bathroom, however, is making me go crazy! This bathroom used to have no window and had 2 small walk in closets. For asthetic reasons, we had to add these windows. This bathroom is on front of house. I left the plumbing where they currently are for reference. We are ok with moving the plumbing, but we would like to save that money if possible. This bathroom still needs to have a decent single closet or 2 closets since it's the upstairs master bedroom. We dont need an elaborate walk in. I've played around with it so much my head hurts. I need new ideas. Anyone help me??

This is the whole space. We can move the door to the bathroom, but with rather not.

I've been thinking about it, not sure why, but i think the toilet room might work. Our elongated toilet is 27 inches, but regular ones are shorter, and there are also space saving models where the odd neck between the tank and seat are shortened. So even with a long toilet that leaves about 30 inches. You could probably get Bout 36 or so inches in front with a different model. We have also seen powder rooms that are only 6 ft long with a sink, so 4.5 with no sink should work, right? But I have no idea what code is or what the rule of thumb might be. I tend to have a problem with reality getting in the way of things, so I could be completely wrong too.

Practically speaking, I prefer layout 1. I can't see having 2 water closets in one bathroom, and that also cuts down on the size of the shower. I prefer the free-standing bath being against a wall, rather than in the middle of the room, where there's no place to place products or towels. I also think the split sinks/vanities give people more privacy, than having them sinks side-by-side. Layout 1 also takes advantage of that large window, providing light to the entire room, not enclosed in the shower.

The best bet to keep costs down is to leave your plumbing where it is. So you won't be appreciably moving the fixtures. First, find out what's in the wall where you'd like to move the door. Then find out why the shower is 3.5" lower than the rest of the floor. Once you know those 2 things, you'll have some idea of what is possible. Then you need to decide what the main use for this bathroom is. If it's basically a powder room that happens to have a shower, your approach will be different from what it would be for a full-use bathroom. For a full-use bath, this is what I'd do: if possible, move the door over consider boxing in the ceiling pipes if possible, raise the shower floor get rid of the framed, glass shower door. Consider replacing either with a curtain (inexpensive and easy to clean) or a an unframed glass shower enclosure (expensive) do the entire floor including shower in the same tile decide if there is room for a vanity instead of a wall sink. If not, determine where other storage space can be created add more and better lighting add an exhaust fan

Thanks, Patricia. A few reasons for moving the laundry room; first, the majority of the laundry is coming from/lives upstairs so we prefer to not have to haul the laundry up and down stairs to wash then put away (our previous home had laundry on the floor with the bedrooms and we loved it). Second, the current laundry space is pretty sub-optimal taking over the only entrance to the house from the garage and more than anything we need that space for a mudroom/storage. We only need two bedrooms upstair max which is why we're comfortable losing one to become some laundry/bathroom configuration.

Sorry! We are almost finished. We are down to just the 2-1/2 bathrooms left to remodel. This part of the house still has original footprint.

Other than needing a closet in there, what else do you want? Double vanity or single? Shower or tub?

Sounds like you need storage solution. I would utilize the wall space along the window wall. Have you considered putting in closets on either side of the window? They only need to be 2ft deep so they won't protrude out much. I've also seen fantastic wardrobe units at ikea where you can pick and choose doors and heights. Very reasonably priced. If you don't need that much storage, you can put two beautiful dressers (not too high) on either side of the window, flank them with mirrors or artwork. I would also consider enclosing the toilet.

Aec2013- we are hoping to reuse the single sink vanity that is in there now. It is 46". We do not need a bathtub in this bathroom since the downstairs master has a tub. We do have one that was previously in there that we could reuse if room allows. It is a 5ft drop in.

I like stellaalto's idea. A closet on each side of the window, enclose the toilet, and leave the sink and shower where they are now.
