Comments (21)I've both sold and bought FSBO. And I prefer it that way since the principals must work out the details, or there is no deal. Well-intentioned adults can solve anything if they've a mind to. I agree on the pricing strategy, your FSBO buyers (if they aren't represented by a buyers' agent) will be expecting a share of the "saved" commission. You should decide if you are willing to pay a buyers' agent's portion of a commission should a BA bring you a buyer. Not likely, but it may happen and you should think that out ahead of time. And for the buyer a full FSBO is a somewhat more work than having an agent working for them so that's why they may feel entitled to a bit of a price break. Of course you need an experienced real estate attorney to make sure you comply with all local laws about sales and to review any contract offered by the buyers. Indeed, the buyers may not even know how to get a contract drawn up, so you should be prepared to do that, too. The one piece of advice that I would offer is that you will have to gird yourself to ask a lot of questions of your potential buyers that in other contexts would be rude or intrusive; namely about their finances and ability to obtain financing. If you were using realtors all around these questions would be passing through the professionals so you wouldn't be dealing with them directly, but if you're FSBO then they'll be squarely on your plate. Your attorney can advise you about what sorts of things are customary, then just have at it. I actually advised one of my potential buyers not to go forward since it was clear what they were proposing wouldn't work. One other thing, I think FSBOs can attract buyers who feel intimidated by realtors and so you may have above average number of looky-loos who would have been screened out by professionals. They can be tedious, but not the end of the world and you'll get better over time in weeding them out from the start. If you're showing the house by yourself for some reason, always have your cell at hand and have an "escape plan" if things go badly - even if it's just to your neighbor's house. Don't let your interest in selling over-ride your natural sense of danger, even if you think it may look foolish. I'm going to the sun and fun capital of the world.......The Washington Hospital Center. I'll be checking in for my all-inclusive resort accommodations on Monday, May 28th. The accommodations package includes around-the-clock visits from various resort personnel (whether I want them or not). This resort is so much fun that I may never want to sleep. In fact, the resort personnel usually come by in the middle of the night just on the off chance that you've fallen asleep and wake you up. They want to ensure that guests enjoy every minute of the resort experience. I've even signed up for the extra-special amenities package which includes a six-hour visit to the operating room on Wednesday, May 30. I'll have my own personal attendants during that period of time - one of whom will even be giving me drugs! I told you this was all-inclusive! My resort stay will last about 7-10 days, with an expected check-out on Wednesday, June 6. I couldn't ask for a better vacation. In fact, this sounds so wonderful, I'm already planning my next "vacation" at this resort for sometime in July. Comments (57)maxibella, the short answer on standard numbers of open houses is: there aren't any set standards. the longer answer is: IF you have an aggressive Realtor, open houses should be something they look forward to. The down side is- due to both Buyer and Seller agents, the sitting OH Realtor loses much control of the Open House. Buyers waltz through stating "they" have a Realtor, and whomever is hosting the Open's hands are tied. The listing Agent must follow up with the Buyer's Agent and well, it's the follow up on not only OH's but showings that grades a Realtor. OH's are great for hungry start up Realtor's so,,,,have as many as you can. It says Nothing about being desperate; let no Realtor ever state that. OH's benefit Realtors....period. Why? because unfortunately Open's normally won't bring the sale, but they can offer potential Buyers to the sitting Realtor. which brings me to igloochic :) I was hoping you'd respond because you are normal. Isn't that great to hear!? Comments (25)flo, without the right information, photos and descriptions on your publicized listing entry, many buyers wouldn't have bothered coming to see what you had posted on-site for visitors. If you didn't feel you could rely on your agent, you chose the wrong agent. That's who's in the best position to do the marketing of the house, not the owner. There's a line of thinking that the a potential buyer or a buyer and the seller shouldn't meet or if so, only briefly, until a contract is signed and all contingencies have been cleared.
