Comments (12)In the county we live in, we were able to file a rebuttal on our assessment. We were then given an appointment to meet with the assessor downtown at the tax office & supply them with our reasons why the assessment was incorrect--photos/GIS map, location, appraisal from when we purchased the property (it was within 5 years from the date of the assessment), recent similar sales, access, busy road, large creek with flood plain that cut the entire property in half, etc. Approximately 6 weeks later, we received a letter from the assessor stating the new assessment at the amount we paid for the property (we bought it as a foreclosure so that was a sweet deal). Mom & Dad built their house 4 years ago. The tax assessor in their county started coming out to the building site every month or so about 3/4 of the way through the build to see what was going in. As Mom & Dad were acting as their own GC they were on site and told him he could stay outside but he had no business inside. Afterall, assessors don't go inside your house when they reassess every 10 years and take into account that you've upgraded your 30 year old house to granite & hardwoods from the original early 1980's linoleum & speckled formica. Too, with the current mortgage crisis and so many foreclosures and values falling, you may not want to let the assessor be privy to your costs & finishes upfront. You may want to wait and see what he values the house at first (without giving him a list of finishes / letting him inside the finished house if at all possible if you're going with some higher end finishes like hardwoods & granite). Comments (15)I had the water mitigation guys out to my house three times in the first year after I moved in, so I'm pretty familiar with the drill. If your builder hasn't called them already, call them first thing in the morning and get them out there that same day. If the builder wasn't planning on doing it, do it yourself and present him with the bill afterwards. They have moisture sensors which they'll use to test the drywall (walls and ceilings). Moisture over a certain level means they'll rip it out so the framing behind can dry out. Within a certain range, they'll just put some fans on it. They may also put fans on the wet framing after ripping out the drywall. In some areas they may just pull the baseboards but leave the drywall alone, depending on how high the water has soaked in. They might also treat some of the wet framing to prevent mold. The carpet you can lift yourself now. Begin where it's wet, and pull back until you reach a dry spot. Pull up the wet pad as well. Drape the carpet and pad over things like chairs and such to allow air to circulate on both sides. You can actually save the carpet if only a bit is wet and you act immediately to air it out and get fans blowing on the pad and carpet. The water mitigation crews I worked with really knew their business and were very professional. Once you put yourself in the hands of a competent crew you'll feel much better. But it's more important to get them in and doing their thing now, than worrying about who's going to pay for what. Comments (15)OK, thanks for the background information. The house you like is not 'a crown among thorns'. It's just been fixed up more than its neighbors. So...you will pay more for the already-improved property. I don't see a problem with that if it difference isn't huge. How WELL has it been added on to and remodeled? Would you be ahead to buy and remodel a neighboring home? We own one of the smaller homes in our neighborhood. We bought a 1950's ranch on a nice lot in a nice neighborhood of mostly larger homes and did a teardown. We are 'money ahead' of what we would have had if we'd just remodeled. The good existing neighborhood plus other teardowns after ours have increased the value of our property. There are now only three other old ranches in the area -- future teardowns. OTOH, our DS and DIL bought an old house in an established Chicago neighborhood about the same time we moved. The prior owner had done some remodeling. It wasn't THE nicest house on the block when they bought ten years ago, but it's starting to look better and better as the others *deteriorate*. The neighborhood has gone downhill as older people sold to immigrants who have different values. The nice park at the end of the street isn't as pleasant and safe. The local school is trying to cope with children who speak ten other languages at home. DS remodeled their kitchen and replaced pipes and electrical, but they have decided NOT to 'improve' further; the area no longer warrants it. Comments (3)The procedures for appealing assessed values vary from state to state and from municipality to municipality as do the assessments themselves. In general, purchase price has little to do with assessed value for obvious reasons - intra family sales, foreclosure bargains, etc. Comparison with similar properties in the immediate area is a better approach in seeking an adjustment. You do have to keep in mind, however, that formal assessment/revaluation is not done every year or even every 10 years in many cases. Your neighbors' houses may be under valued because they have not been assessed for many years. Inaccurate or lagging assessment on these properties will not lower your valuation. Btw: are you sure about the hand made nails? This would be pretty much unheard of in a house less 200 years old....See MoreElmer J Fudd
