cut down trees under powerlines...what to plant now?
Comments (20)In SE WI they are available, especially the hawthorn and dogwood. IMHO Maackia amurensis is an extremely underutilized tree. I have the straight species and I'm considering adding either 'Starburst' and 'Summertime' to a tougher spot. Crabapple and Japanese Tree Lilac are common street trees so those would work as well (as suggested above). I have JTL 'Summer Snow'...I think its superior to 'Ivory Silk' based on shape, flowers and winter seed pod persistance. If you go the Malus (crabapple) route search this forum for "Malus with Good Reliable Fall Color". Folks here came up with several fine cultivars for our area. How close are you to Waterloo? McKay nursery is good for tried and true selections but lack the unique selections that work well for area. Comments (8)$3K under is an excellent appraisal in our part of Northern CA (not high end but still pricey relative to the national market, so $3K is generally 1% or less), so it depends on where you are. Appraisals here seem to be trailing the market by quite a bit. We are refinancing and while we hit the number we needed to hit to get our loan, it came in 25% under what a practically perfect comp closed for the next week--the appraiser had included that property and another strong comp in escrow at their asking prices in the calculation, but both closed well above asking. Had we actually been trying to sell, we would have been SOL with a financed offer. If it's a special property in a good neighborhood and your market is on the rise the way ours is, I would offer to split it, and if they decline, then just eat it. In a normal market sellers would be crazy to walk and jump back into the fray, but with low inventory, there's a decent chance that they'll get a new offer that's even higher or cash, so it might be a risk they'll take if they know the property is a good one and there are other properties in escrow that support the price and will have closed before the next appraisal. interest rates are also in flux right now, so waiting could have a cost for you, too. Comments (11)Yes, we angled our house to the east, and put the garage on the west side to block the heat. A/C is definitely a bigger factor here than heat. The front of our house faces roughly southeast, and we have a deep porch on the front. We have a lot of trees still, so we are shaded in the AM and PM. Don't be too quick to go all scorched earth before considering the value trees have, and how long it takes to grow them. We use our front porch year-round, including winter when it's nice (like today). I'm not sure if you're familiar with my entire saga (I talk to lots of people!), but we bought our property in 2006, I quit my job in 2011, and started building. I built the barn first, and lived there while I built the house. Proved handy, as we sold our old house in FL before the new one was done. We loaded up a rental truck, and hauled all of our stuff up here, and stored it in the barn. Our house is mostly DIY, and it was quite a job for one old man with no formal construction training. The house is ICF, and we're very happy with the performance.
