Comments (7)I never thought the HP ratings being stated as a max rather than at actual operating RPM was a big deal. You still get a basis for comparison, in that you know that an engine rated at 7.0HP (at 3600 RPM) is more powerful than one rated at 6.0 HP (at 3600 RPM). What difference does it make what they're actually putting out at 3000 RPM? One is going to be more powerful than the other, and all engine makers are going to be pretty close anyway because of competition. Why don't auto consumers have a similar suit because the rated HP of car engines is far above what the engine is putting out at highway speed? Its just that ridiculous - basically a bunch of idiots that can't figure anything out for themselves. Like it makes any difference when cutting grass that you don't know exactly what HP the engine is putting out. It should be sufficient to know the max HP of the engine. Comments (19)We were looking for houses like these, and were priced out of them too. Or lets say we didn't want to spend that kind of money (So Cal here) We decided to go with an older smaller cheaper house that we could add to, and that would have a layout not ideal but making sense and doable, for having our MIL with us. While I love the result it took us 2 years and in terms of price, we'd better pay right away for the house that fitted our needs. (maybe your area is totally different in terms of costs and labor, that I wouldn't know. Talking to builders where you live is an excellent idea) More than that, we ended up buying a condo for MIL (very very close to us) because for now she prefers her independence. We did live together during the remodel, or part of it. If I knew all that I'd just talk my very savvy husband into buying a house with a casita or something.. Would be same financially if not less, and I'd definitely be a healthier person than I am now. Back to you though-look into one store-y properties if you have them around where you live, with a wing of bedrooms/bathrooms, ranch-like..along the lines of what Virgil was talking about. That's our house's plan..MIL's room is right next to the hall bath. We use it as a guest room currently, but she also stayed here to recuperate after hospital, etc. The hall bath has a tub though(she's fine with tubs but if you need shower that's something to consider), it's the only room we didn't fully remodel, and only that room would be about 12K worth of labour only, without moving plumbing around, and not including finishes. Comments (18)Since you're not building an actual apartment with a separate kitchen, what you're creating is a family room /den off the breakfast nook/kitchen and a bonus room -- a guest bedroom with full bath. You should quit struggling to redefine that second sitting area and bedroom as anything else and go ahead and put an opening between the breakfast nook and the family room for easy access for your guest to dine with you (rather than requiring your guest/family member to access a dining area of your home through a back hallway with an exposed washer and dryer). Just outside your breakfast nook, within the area behind the garage, create a hallway -- at least an 8'x8' "hallway". From there, to the right you enter the family room/den (behind which is the bonus room/ guest bedroom with full bath). Whether you add any door (and/or what kind of door you add) in the opening from the breakfast room to the square hallway and/or from the square hallway to the den should be determined by the degree privacy you want for you and your guest. Directly across from the opening from the breakfast nook into the square hallway DO add a door to your new mudroom. That hallway/mudroom could lead to your new laundry closet at the far end of the mudroom -- located by the left exterior wall (where the dryer will have an exterior vent). From this mudroom, you add a door to/from the garage. All the rest of the walls of the mudroom -- wall to wall and floor to ceiling -- can be storage -- whatever kind of storage your family actually needs. Will your ironing board and iron and cleaning products fit in that 8'x8' laundry closet on the opposite end of the mudroom from the 8'x8' hallway or do you need storage for them. Do you have enough pantry type storage in your kitchen or do you need storage for that. Do you need a hat/coat rack or a hall tree or a bench with shoe storage in your mud room. Comments (13)Hi there, Are you working with an Architect to design the main home or with a large builder with standard floor plans from which to choose? If you have a design professional engaged they will be able to help you with this design. If not, I would recommend you do so. They can help you incorporate the aging in place / accessible design features A S mentioned above. I'd add to that list extra wide door ways, large bathrooms, extra supports in the walls for support bars in the bathroom (installed now or at least structure provided in case they need to be added in the future), material consideration (for example if you're concerned anyone using the space may be using or may need in the future a wheelchair or walker carpeting needs to be thought out, low pile selected, transitions provided as needed, ramps provided as needed, etc. Happy to provide more info if you'd like.
