escrow account for a repair

We received an offer on our house! The house is priced under $200k and the offer we received is for $10k under asking, plus they want $1k towards closing costs plus $5k in an escrow account to be used for some repairs to the garage.
We are countering with the hopes of not having an escrow account at all for the repairs they feel are necessary for the garage.
Just a question about the escrow account: would having this flag the buyers lender that something is "wrong" with the garage? Is it better to reduce the price on the house by $5k instead of having the escrow account?
Id prefer to just have a clean sale, easy peasy.
I can see why the buyers would like the $5k in escrow as they may not have the funds to do the repairs themselves. They cite that there is some rotted wood in garage and a crack in the floor. We lived with this for 11 years with no issues so I don't feel it is a necessary fix but I can understand if they "want" to fix it.
