Look at them as they come in ... if one hits your asking price, write an acceptance.

There is normally a time limit after which the offer is void. And if you sit on them a week or so and open them all up as if it's Christmas morn ... there may be some lumps of coal there.

Also, your agent should make SURE that if the offer has a time limit, that she gets the offer to you before it expires.

I've bought 7 homes. Every one of my offers had a 24 hr time limit written in. If your offers have time limits, you'd better respond....or, as said above, you risk losing the offer.

Ok thanks! I think that's what the agent meant when he said 24 hours. I didn't know it was written in, so that explains it. And I was thinking about the Christmas morn model, sadly, not knowing better.

On the other hand, if you have a unique or highly desirable property, you may not lose anything by delaying.

We recently went to see a property which is hard to find in this area--acerage near town. We saw it the morning it came on the market, and put in an offer well over asking. Three other offers also came in that day over asking. Our offer did have the time limit on it, but the seller and her agent just waited anyway. They knew very well that any of us would be very happy to buy the property even if our offer expired.

It turned into a bidding war and the offers kept coming in. They sold for well over asking. It's a small enough market here that there's not a big risk of losing a buyer to another property if you have something desirable.

Don't forget....a kick out clause might work in your favor, too.

Most buyers hate it when they know the seller is "shopping" the offers around. IME, you will lose some of the offers by doing so. Unless, like said above, your property is very unique, in the good sense of the word.

In a situation like yours, house goes on the market on Thursday or Friday , OH on Sunday, the type of house you are expecting multiple offers -

REA will write in the listing description "Any and all offers will be considered on Monday, June 22, 2:00 PM"

Friends of mine were in the same situation. House went on the market Thursday, OH on Sunday. They did exactly what pixie says. They chose between two cash offers above asking price on Monday.

NC-- it's true, it's SUCH an annoying feeling to know the sellers are sitting around letting all the offers expire because they're waiting to see how good it could get. And it's frustrating when they know there's no other property you could 'dump' them for! Sure worked out for them though....

You win some, you lose some. Sometimes you are a buyer in a sellers market and sometimes you are a seller in a buyers market. Life!

Sometimes one buyer is much more qualified than another or the terms of a lower price offer are better - you just have to wait and see.

Also consider what fits your move plans.

We had 5 offers within the first two days, which was surprising as well as stressful. We just made a list and added up each negative factor for each buyer, then took the highest offer with the fewest negatives. Even after we started negotiating, we held the open house that weekend anyways; our realtor was amenable and we were able to collect a few more just-in-case buyers' names.

This means we actually sold for a bit less than the top offer we received, but the sale was far more likely to go through to the end. (The top offer had lots of inspection contingencies and wanted to do some renovations that may not have gotten city approval.) And it did!

Rather completely deflated now! Both offers proved unacceptable for various reasons. One was low-ball with lots of conditions and since I had just put the house on the market I found it unacceptable. The other was full price but the catch was that a relative thought it was a perfect place for a person who is out of the country and won't even be able to see it for a month--essentially wants me to accept but then wait till the person returns. Couldn't do that.

I would at least negotiate, but if you can't come to an agreement that is fine.

Yes, I countered, with a reasonable price given the fact that I had literally been on the market one hour when the offer came in. They withdrew the offer at that point. My realtor and I agreed that there wasn't a firm commitment there from the get-go. . for whatever reason.

Some potential buyers like to lowball within hours of a listing coming on the MLS. They think they can catch the seller who is anxious and nervous about selling.

If your house is still on the market in a month, maybe the foreigner will still be interested.
