We think we made the perfect decision. We really have two houses under one roof: our living quarters and a guest "house" with separate entrance. There are just the two of us and our living quarters are about 1800 Sq Ft, all on one level: great room, master suite, study with loft (where our younger grand kids who can't stay in the guest house can sleep over), good size kitchen/pantry (and, of course, my wine cellar). The guest house is about 1600 square feet: 2 storey, 2 BR/2BA, office area (for when we retire), family room with kitchen (no cooking, but everything for a party). It works perfectly for us. When we have guests, they have their own spaces. When we have parties, we can open up our great room and the guest area family room -- they open onto a deck and pool. When we don't have guests and we aren't having a party, we close up the guest area live in our 1800 foot apartment. It saves cleaning and energy. And if there ever comes a time when one or both of us will need a caretaker, the upper floor of the guest house will become a caretaker's residence.

Depending on the cost we are planning to build the Tranquility plan in central Texas, but we can't build a basement to raise the height of the home due to hard soil. Has anyone added a second floor covered patio to the second story of the Tranquilty floor plan or one of the other versions that is similar to it that Garrell offers? Our lot we plan to purchase has a panoramic lake view, but we need to be up higher to see it. We are not planning to build any of rooms on the second floor, but we would like to have an interior staircase leads up through the unfinished second story that gives us access to door that opens onto a 2 story covered deck. If that isn't possible then we would need an exterior staircase with an easy walk up on the exterior side wall of the master/master bath. Our ideal location for our covered deck would be over the Master and Master bath, and we are hoping the roof line can be altered to allow a gable over the covered patio. Any thoughts or suggestions would be much appreciated, as I email Garrell 2 days ago, but I've heard back from them.

We are about a week away from putting our home on the market. It has taken us two years to completely renovate and fix things (new septic going in this week) so it is turn key and totally updated (except for one bathroom that has the pedestal sink and tub with sliding glass doors-realtor said it looks great). When I renovated my master bathroom and kitchen I did it with resale in mind. Neutral colors, subway back splash, stainless steel appliances, etc. I did this knowing that in our price range (low 500k) people expect all this. They do not expect to walk in and have to do one damn thing and I do agree that with the shows on HGTV many are disappointed when they do not see the homes looking like an after photo from a show they watch. My son and DIL are buying a new home, their first home. It needs some TLC. My DIL wants granite and expensive flooring in a small home in a neighborhood that will never give her that money back in return. My son has to bring her down to earth. She loves HGTV. Coincidence? Everyone wants a home like the after pictures on HGTV. I think it is great for people to dream, I think watching the shows help a person see what can be done if renovating or building a home and they aren't great at picking colors or putting floors, counters and tile together. It can give you ideas. My favorite show is House Hunters International. I love seeing the different places they film in and what the houses look like. I also watch Beach Front Bargain, Fixer Upper and Love It or List It is pretty fun to watch as well. I'm done with Property Brothers and Flip or Flop. Booorrrrinnnggggg.

Dealing w/ unruly kids in new home ?
Q

Thank you for posting this topic. My sympathies to you for having to deal with this situation. We similarly struggle with how to host friend and/or family gatherings and either politely limit to adults only or have some kind of guarantee that parents will at least attempt to watch their children. We have a new (to us) house with furniture we have worked hard to collect over the years - a mixture of antiques and quality furniture but not necessarily made for rowdy behavior. Our house is definitely not "child proof" and we don't have bins of toys for entertaining kids since we don't have children of our own. Recently we experienced a similar situation where an invitation for an adult party (food, drinks, adult conversation, etc) was ignored / misunderstood and we ended up with rowdy un-attended young children running amuck in our house. I do not have much experience with children and it is overwhelming to try to be a gracious hostess and also be expected to parent someone else's children. I am new to hosting larger get togethers and I already felt at my limits to host a big adult group. Adding the stress of unsupervised children made the evening very difficult to enjoy. I appreciate all of the wisdom people have shared about setting rules. It is refreshing to hear that I am not being unreasonable to expect that parents will watch their own children when visiting my home. Anytime I invite someone (adult or child) into my home, I expect accidents can happen (spilled food / drink, scratched leather, glasses broken, etc) but it seems completely unacceptable to have anyone of any age running wild in my home.

Thanks everyone! Of course we think they are beautiful!LOL We are so thankful that they are both home. When we put them together for the first time in that bassinet it was like they both knew the other part of them was finally where they were suppose to be.They slept almost 5 hours!LOL DDIL said he seemed so much more calm than when he was in the hospital.I told Jillian that she is just going to have to straighten up her act and learn to share the spotlight!LOL
Yes,prayers have definitely been answered and we want to thank all of our KT family for those prayers. You all will never know how much we appreciate it.I have copied most of the posts from here so they will have them for their keepsake book.
God bless you all.

Lil' Hunks of Heaven, as my Mother used to say. Bet now that he has his Sister beside him he'll start gaining weight faster- resting sweetly together, he'll be kicking into "super thrive" mode.

May God keep His hands on both their precious lives.

And, as someone said above, do let us see how they're growing...
