I love your Armoire and the idea of one for bathroom storage but I would worry about the steam. I like the shield mirror in the dark finish against the pale pink walls. It would easy to match that mahogany/cherry finish on your vanity with just a coat or two of MinWax Polyshades in a cherry or mahogany shade. it's a polyurathane fiinsh with a transparent glaze. I have used it to seal unfinished furniture and to darkened light wood finishes. just a light scuff sanding and cleaning needed on finished wood. try a few coat inside the cabinet door to see if you like it and need more than one coat. ( it took several coats on raw wood to get the deep shade I wanted.) It's lots easier than sanding priming and painting several coats to make that wood tone white. if you darken the vanity it will be easier to change the drawer hardware if you pick something that doesn't fit the current holes. We found our 1970s hardware was not a standard size when we redid our bath, that added wood filler and sanding to making new knobs work. You can add some decorative storage with a wall cabinet with towel bar on the wall next to the vanity since you don't have a medicine cabinet with that mirror. Even some open shelves with baskets or planter tins from dollar store can hide beauty supplies and be decorative. (pink depression glass candy dishes or apothocary jars?) Once you add some more color with linens ( deep rose and moss green florals?) the wall color won't be over whelming.

The groundcover you choose will depend on where you are and your requirements. If you have a mulched path through the side yard, then your options open a little to include a groundcover not especially tolerant of being walked on. If you have no mulched path, you'd need a more durable groundcover. It should be low whatever it is. The Hostas at the house are fine. Make the bed for them deeper and plant/increase them such that they are less spotty. Instead of with a fence, you could screen with a tallish hedge or an extended trellis of vine. Either will require light in order to grow well, and space (especially the hedge.) The trees then present a problem because they've been allowed to grow with those low limbs, which will be in the way and will add shade. No doubt, the tree would have had vastly better form had these been removed when young. We can't see the tree's head so no opinion on the form if these were removed now. But since it's the side yard, it's probably not too critical. Too, your neighbor's tree has low branches/limbs hanging over the property line and these will add more shade. You have the right to remove these back to the property line, whether your neighbor agrees with it or not, as he cannot control your property by placing things in it. Most people would be polite and inform him of their desire to remove the limbs and give him the opportunity to do it himself, if he wished. You'll need the light in order to succeed with your project. If you don't have it, new plantings will likely just eke by, looking weak and thin.

Remove the shelving system and take pix so we can make further suggestions. My pet peeve is a lack of towel bars. I don't like to see towels hung on the shower door handle. Maybe a nice pair of towel bars in place of the shelving. If there's an electrical outlet behind the shelves, then consider adding a towel warming unit; that would sell a lot of people on the bathroom. Put robe hooks on the back of the bathroom door. Do the shades match others throughout the house? You might upgrade those to something a little less "off the shelf" looking. Move your toilet brush holder to the other side of the toilet so it isn't seen upon entering the room. For showings, turn on all the lights, including the ones in the toilet and shower areas.

We fixed up this deck and 2013! And yes I know we need to fix the erosion in the front… But I’m looking to add some furniture and maybe some planters to make it more of an inviting place to sit! We do have cushions for the existing seating but I’m not tied to it! And it also gets lots of sun so an umbrella would be ideal! Thanks for any help!
