minotpeonies, I am wondering if bagging P. tenuifolia may be the wrong way to germinate them. P. tenuifolia are not hypogeal like most of the other peonies are, they are epigeal. In other words the cotyledons of the germinating Paeonia tenuifolia seed expand, throw off the seed shell and become photosynthetic above the ground. Seed of other species stay inside the seed shell and remain non-photosynthetic and below ground. This being said I really don't know if the species has the multistage germination that others have but it stands to reason that it would not be multistage and would not need the refrigeration after the initial root growth. That is the reason I am trying them in pots of soil for my first time. I think they may just begin to sprout and come on up. Here is the posters previous post... "We have been on the market for about 30 days. The last week we have had three showings and all of them good. The last one resulted in an offer. That house is listed at $399,000. Views are very important in this area. I'll bet the buyers offer $350,000, if that. I know which house it is. I sure hope the sellers refuse to be insulted, also. By selling for less than their house is worth, they bring down the value of the rest of the houses in the subdivision. We were so relieved as we were going to do whatever we could to get out of selling to these particular buyers if they met our counter offer. Things like refusing to pay for any problems encountered, etc. So, now it's back to finding a good buyer." So, it seems as though there IS more to the story. Chances are those were good buyers and were only testing the waters. So, let's see... your lazy, overpaid mega agent found you a good buyer in less than one month, in the worst housing economy in decades, and you have the nerve to come on here and slamming not only her, but all agents?! The reason why your agent did not respond to you when you questioned her integrity is because we, as agents, hate to work for people like yourself. Good luck selling in a few months when prices will be even lower, and interest rates even higher. Your saying that if those buyers would have accepted your counter, then you would have tried everything to get out of the deal, really shows us all that you are a waaaay too unrealistic know - it - all. BTW... when is the last time you worked 75 hours a week on end, only hoping to get paid?

The hardest part for me was just simply getting used to the aloneness. When I was with someone, my whole life was wrapped up in what he wanted and when he wanted it and where he wanted to go and what I could do for him. When it was over, I felt lost. Who was I? What was I supposed to do with all this space and all this time?? Projects!! Take on projects--redecorating the house, landscaping the yard. Take on hobbies and make new friends. The best advice I can give is to fill every moment with all the things you would have done if you had had the time before. I've been alone now for 12 yrs, and I really like it. I've learned so much about myself and I've learned how to do so much more than I would have if I'd been married. this may shock you, but I took a job in construction (the pay is better than secretarial work), and I learned enough to build my own house! That's something I'd never done if I had had a man around. I learned how to maneuver thru the internet. I learned how to garden and have landscaped my entire yard (NO GRASS). I've also begun learning oil painting, something I'd never had time for before. I found when I was with someone, I lost myself. I became what he needed me to be. Everything in my life revolved around him and I was really an extension of him. But on my own, I learned who I was and what my dreams were. I learned that I really can do anything I wanna do. And I learned to not be afraid to try something completely new. Being alone taught me to keep stretching my boundaries and see just how high I can fly. Look at this new aloneness as an opportunity for you to grow and branch out in different directions. It's an opportunity to be who you are and who you were meant to be. And just be all you can be. Let nothing stop you from pursuing your dreams, artistic endeavors, hobbies, etc. I feel more alive now than I did when I was in a relationship. Perhaps that is why I'm still single. LOL Casper

This is a small kitchen, so I think some compromises have to be made. While I'm not necessarily a fan of corner main sinks, there are times when they are necessary to provide a functional space. I do have a corner prep sink in my kitchen - which I really like for several reasons, but it's not the main sink...and I'm the one who uses it the most. (I get priority!) Yes. others use it, but not when I am! I would much rather have the corner sink with workspace on the "top" wall b/w the range and sink than having virtually no space b/w the sink and range with the DW far away from the sink (relatively speaking). CPArtist's "L" might work, but I'd move the DW to the very end of the run and then move the sink over next to it so prep space is maximized. It looks like there's no wall b/w the Dining Room and Kitchen. I think moving the DW down as far as possible would work. If that's going to be a peninsula with seating, then I would rather have the sink in the corner than fully on the peninsula. Just some thoughts for now. Good luck!
