Some details about our House Sale/Buy

This is so long, I decided to start a new thread.

Compared to here there is no yard. It must be about 50' X 100' and we will have an association taking care of it. We have a small rocked area (that is presently full of weeds) around the house. I can put flowers in there if I want to. I'm thinking ahead, and since getting up and down to work on those things is getting pretty tough already, I most likely will keep my gardening to large flower pots.

God's timing is always perfect, so I am believeing that the delay was for our good.

It really is amazing how everything progressed.

It was two years ago when we already had a purchase agreement on a different house (the one mentioned in the original post with the great living room.) We just happened to stop at an OPEN HOUSE at the house we are now buying. The price had been dropped on it from the new construction price. We fell in love with this house and changed our purchase agreement from one house to the other. We were still trying to sell our present home, and it was always strange how the sale was hindered.

After the 6 months time limit ran out for purchasing the new house, we received the down payment check back in the mail (not even a letter of explaination.) We found out from another realtor that that house and several others were now held up in a legal matter, and the person holding the houses had skipped the country. Like I said, there were a lot of really goofy things that happened. That was followed buy forclosing and then Bank Owned. We are now getting the house for many thousands less then the original purchase agreement!

After a year of not being available for sale, and our house not sold yet, FINALLY a for sale sign was put up in front of this house again. Within a couple weeks our house was finally sold, and now we can make that NON-contingent offer for the house of our dreams. Now if we could only get both closings at the same time! LOL

In the middle of all this we had another buyer who never did sell her house. That was a big disapointment. That was 2 years ago and we were about half packed at the time that we found out she needed to sell first. Her realtor goffed that up royaly by writing it as though she didn't have to sell first. We learned about that mess less than a month from our moving date.

Well, we finally sold this house exactly three years to the date of listing with the first realtor. Now, 3 years, 4 realtors, 89 showings, and at least a dozen open houses, we have a buyer who is very excited and today we sign all the papers to buy the house in which we will start a new chapter in our lives. It has been a long trip to this day, but we are very happy.

Judy, I am very happy for you. I know what it is like having to sell one place to buy another one. We had to sell to buy this and because we had more land than most people want, had to divide it up and all in all, it took 3 years. It was a very nerve wracking time for me, because I was so anxious to be here. Tell you what tho....it was worth the wait! Wishing you much happiness in the new chapter in your life.

Your real estate agent probably is urging you to put in new carpet (I know ours have) on the theory that you'll get dinged for the stained carpet on an offer for the house. But I would suggest that your buyers might have a preference other than white, and that maybe instead of replacing otherwise-nice carpet with some coarse-feeling cheap stuff from your local carpet place/box store, you leave it as it is. That way your buyers can choose to put their bed where you had yours and enjoy nice carpet -- especially if it's the only place in the room the bed really fits -- or not. Or they can choose a color more suitable to their lifestyle than beige. Or choose some other material completely. I'm going to guess those stains not the only mark on the house (after all, people lived there, even if they were careful). And I'd feel better as a buyer knowing that I could put in what I wanted without tossing a brand-new floor covering or having to live with it till it wore out.

They didn't do or say anything because they weren't told anything. You are assuming that the person who writes new policies, or writes rental policies, is the same person who handles existing accounts. Even if one agent handles your accounts, there is no way for s/he to know you had moved out of your home, or know it was for sale, unless you told them. In this economy, 1) One spouse could have gotten an apartment in another city to take a much needed job 2) The couple could be separated, but for emotional or economic reasons, not filing for divorce. I don't deal with our company much, but I think our agents each handle a segment of the alphabet. If one policy is under the husband's name, and another under the wife's, and they don't share the same last name (increasingly common) the two policies may be handled by different people. You don't want to believe this, apparently, but there is simply no reason to cancel a policy on a house that is for sale. More often than not, houses for sale are occupied. Actually, our unoccupied house was vandalized before it sold. Fortunately, it was spotted and remedied by a neighbor for very little money.

I'm interpreting your question a little differently: Are rental properties usually bought with the intent of continuing as a rental property, or to become the new owner's primary residence? Is that what you meant to ask? Yes! Thank you! I understand that the last thing we want to do is buy a house with tenants who have months remaining on the lease, and we want to look at the lease before we make an offer. I'm a renter, for heavensake, I know what rights renters have in my state. I want to know: do most of these "investor's specials" actually get bought by people who want to be landlords, or do they usually get bought by people who want to inhabit/flip the property? AND, when they ARE bought by investors who want to be landlords, do those investors usually want to keep the current tenants (as I had imagined) or do they usually empty the property and start fresh? Nosoccermom: I'm just thinking ahead in general terms. Ethically I need to decide whether I'm okay with looking at properties with renters at all (there are a few generally possible-looking ones we've come across) and then of course I need to look at each specific property for the specific tenants and lease involved. It's very important that we find a house we like and can afford because this will be our family's new (only) home -- we've been living in a place we hate for years and are overjoyed to be able to move.

keeping ANY home water tight is a must, so shingle roof, plywood subfloor, double pane windows, agree with 2 x 6 exterior studs, 'real' wood cabinets, upgrade panel box for more circuits, real sheetrock interior walls, the best exterior siding you can get. My grandson's double wide had some sort of Masonite type siding and when the skirting was installed incorrectly, the lower edge of the siding got and stayed wet, causing the siding to eventually crumble. $10K later he has Hardi-plank and a 'tight' house. DO NOT get their furniture or window treatments (unless it is mini-blinds) unless you are familiar and happy with the quality, you will be paying interest on them for a long time. If you let them provide appliances, you will be paying interest on the appliances for the full term of your loan/mortgage and the appliances probably won't last that long. Kitchen, get the lowers to be pull out drawers rather than cabinets (unless you just like crawling around on the floor to get stuff out) as much as possible. You can see how I upgraded my kitchen on the thread I started (Carolyn's upgrades). Both of these homes are almost 20 years old now (we did not buy them new, we purchased 5 acres with the homes already in place). CMM

You'll have all summer to work on your new house, inside and out, without the discomfort of MN winter cold. I'd say that was good timing. Hope you like your new home as much as the last one.

Yep!
Everything is signed and we are moving in on June 26th.
I'm trying to line up everything.

We need to have an old well capped on this property. We have lived here for almost 39 years and this well was used before we moved here. It looks to me to be nothing more than a pipe in the ground. Regulations are what they are! I wish it was out in the open, but it is between the sidewalk and the house. Another mess in the front yard!

I am so looking forward to being settled.
