I know that if I suddenly lost 15' of property that myself and others thought I owned for the past 17 years, I'd investigate the property line location as best I could on my own (using prior records) or consider having a surveyor verify the line location. ... the reason being that surveyors are human and can make mistakes. I know when I've had my own properties surveyed that the new work sometimes shows errors (relatively minor ... a few inches) of the old work. It's always puzzled me how surveying seems not as precise as I would have thought it to be. And that the newest work seems to reign as being somehow magically more mistake-free than previous work. If you're resigned to accepting the new survey as correct, so be it. That the neighbor is placing the fence AT the line surprises me. Usually it's set back just a little, how much would most likely be determined by the local controlling authority. I'd check on this issue just to make sure that the fence doesn't need a little clearance from the line. It might be that code requires a set-back. If there is anything to be done about it, then the time to do it is without delay. Delay implies acceptance which makes changes later more difficult, or impossible. That the fence company demanding a survey is not the same company installing the fence after a passing of time seems as if an error could be made more easily. This is just another reason to verify survey claims. Neither would I accept that this is a $900 cost. I'd make calls to a few surveyors and inquire to find out what the "ball park" cost is since the loss of a fair amount of property might be worth paying a bit for. I wouldn't consider it neighborly if a neighbor stacked anything against the back side of my fence. Given that all of my fence would be on my property (so long as it's on my side of the line) then anything stacked against it couldn't help but be on my property, too (another reason to set the fence back a few inches just to make sure it's on one's own property.) Something stacked against or pressing on the fence could cause damage or soiling. By the same token, I would consider planting as I wished on my own property (... probably carry on my love for English ivy!) While you might get useful advice about "etiquette" here, that's not really what you need. You need legal advice in order to get answers to some of your questions. The book mentioned above will probably be helpful, but you MAY need advice specific to your locality. Start with the book and go from there. If the fence turns out to be on neighbor's property--or you accept it as such-- then I'd be careful not to behave in any way that would appear as if you didn't accept it. Doing so could be the start of neighbor unfriendliness and possibly later, "war." It's not fun to be stuck next to someone that you develop unkind feelings for or vice versa ... especially since it started out that you have a good relationship with, and like, this neighbor.

well I'm no moderator or know the rule technically... but I would say if the name is Lakeside Paisley Print... you call it Lakeside Paisley Print... I think the general no no's is pretty much down to improperly bashing somebody's business... without due cause.. which is always a big debate whether or not someone went to the right lengths to make sure that business was actually wrong and then went to the same lengths to help the business make things right... we're all human... we all make mistakes... its okay to say big box stores... and mention lowes, walmart etc... because we all know that anyways... and mention how risky it is to buy hostas from BB stores because of HVX and nems...I would think... but getting on here and going off about getting nems from "fancy hosta farm number 1" without even contacting the nursery... would be far from fair for the nursery's reputation in the hosta community.. Another big no no... would of course be advertising for yourself or friends... I would think it would be okay for a mention of maybe selling some of your stock on ebay... maybe indirectly in a post or what not... but flat out advertising your own business is spam... and could very well get out of hand here... I would think praising a nursery... like we all do with Naylor Creek and Hallsons... is just plain enabling... the more we praise the good ones... the better chance the bad ones will get better or go away... Although it's been posted a number of times before I see there's still the contention about the extraneous characters when copying and pasting. Screaming at someone to preview it may not do any good if the problem is on YOUR end! If you want to solve 90% of the issue, go into your browser and set the encoding to UTF-8. I'll bet that solves it most of the time. Each browser is slightly different but to do this in Opera (still the best browser out there) go to View, then click Encoding, then click Unicode, then click UTF-8. Normally it'll change it immediately. Occasionally it can get changed so if you see the characters, check the encoding. To avoid the problem in the first place, when you copy it from a formatted item, like a Word doc or an HTML file, drop it into a plain text file, then recopy it and it'll remove all formatting and what you see is what you're gonna get. Perhaps it could save some raised blood pressures and extra blame and accusations against iVillage. Now back to the OT. Seems some just want to complain no matter what is said. It happens. My skin is thick! Some like to take things as insults, even when someone expresses concern about another person. I remember when, in another forum someone posted a picture of themself and they were swollen up to a serious size. A couple people expressed concern and asked if she was OK but the hyperactive complainers came flying out of the woodwork screaming that it was an insult. Geez, when you can't even ask if someone's health is OK without being accused of attacking, there's really some problems! When I post a recipe that I haven't substantially created myself, I try to give credit to the person even to say something like "based on This Person's _____ recipe" whenever possible. Sometimes I got the recipe from someone who got it from someone else who got it from someone else who got it off the back of a flour bag. I get a kick out of one person who keeps posting a particular recipe (well, one of *many*! LOL), claiming it as "hers", demanding credit for it and how "her family" loves "her recipe" and when you go to Paula Deen's site (which coincidently she acknowledges she frequents!) there is the exact recipe, credited to the originator (even by P.D.) and when this person posts this obviously pilfered recipe it has the same exact punctuation errors along with the exact wording and other marks of copy & paste. Coincidence? I don't think so! LOL But however she gets her thrills! LOL Also folks, chill a bit. There's a couple people here that seem to get others' goats for some reason, so much so that when they ask genuinely about another's well-being, or crack a joke it's back to the "YOU"RE ATTACKING!!!!" stuff. Really no need to be so sensitive. Nor do you always need to read into what's being said with the often-silly accusations of thinly veiled insults comments. Try decaf. Some taste as good as the regular. I do have a request but know it will go ignored. When you *do* post pictures, how about sizing them down a bit so it doesn't throw off some of our browsers? I really would rather look at a small(er?) picture, preferably left aligned so the comments can wrap around it. Sizing it is simply adding "height=" and "width=" tags as you post it. That Jimmy Crack Corn sounds good. Did a quick search and found the procedure though. Here's what I found if anyone is interested: In a pan combine butter, corn syrup, and brown sugar, stirring as it melts together. Bring to a boil while continuing to stir and boil for one (1) minute. Remove from heat and add vanilla. Pour sugar mixture over popped corn mixture and stir to coat. Bake at 350° for 15-20 minutes. Remove from oven and spread over wax paper to cool. Store in an air-tight container. Joyous Kwanzaa all!

Rob Appell was entertaining, if a bit long on the story telling. He made you feel all things were possible since his presentation started with his first efforts and fed into his more recent accomplishments.
