2nd Layouts..w/ your great suggestions!

Hi all,

I'm trying again with my layout. I need to decide window placement soon as it affects the foundation. I really appreciate all your previous help.

Family recap: me, husband, kids 10, 13, 15. I cook all the time. The rest will too once there's room.

Orientation: Opens to family room "below." To right is dining room on other side of counter. Step down entrance from living room that is open to dining area. Left side door leads outside. April to October we eat dinner outside or in covered patio through this door. So placing sink and dishwasher all the way over here away from dining room isn't as odd as it would appear.

Casual entertaining. Summer, to left/outside. Winter, to right/dining room. But everyone always ends up in the kitchen, don't they...hence nice island!

Meals for three or fewer will sometimes be served at island.

Accidentally left out prep sink on island. Will be on top right corner. Also, I'll fit a small micro somewhere, either drawer unit in island or tucked in an upper. I'm not really stressing about this.

Views are okay, nothing spectacular. Top view is over steep backyard and I see utility lines. Thinking of tall windows down to counter height to orient view down, not only up and out. View to left is pretty patio with plants and bbq. View to right (where I've deleted architect's window) is across a deck to my bedroom.

In all plans, I've decreased the counter leading to dining room to increase kitchen wall space along right wall, and I have placed my warming drawer under that counter. Seems like it'd work great for serving.

Also not stressing about cabinetry layout yet. I'll have many drawers in lowers, will have a garbage/recyclng pull out near main sink, supersusan in non-pantry corner. Also may have island overhang extend around side/sides for more/alternate seating.

Downsized island to create 48" (45") aisles all around.

Option 1 will have a centered window over sink in "top" wall and side and/or corner windows on left side, combined with upper cabinets.

OPTION #1

Option 2 and 3 have cooktop centered and I'd put windows on either side. Sink on left wall would have window centered above. Difference between the 2 and 3 is the orientation of the pantry. (Found this great pocket-door pantry solution to a blind corner on a recent post...thanks!) One gives me a landing between fridge and pantry, other opens up top wall.

Sight line from rest of house will be mainly left and top wall, so I'm not upset about cluttering the right wall.

Thanks VERY MUCH for your help. This is so much harder than I thought it would be...and I really want to get it right!

I like plan # 3. It gives you room next to frig. & more space on either side of the cook top. You don't mention that there is a window on the big wall & I think the sink being at the window is best.
I like the 48" walk-way. One thing to remember- the size of your cabinets are too small. A 33" sink needs a 36" sink base cabinet ( just easier for installation) & a 30" oven takes a 33" oven cabinet. If you are planning to "build in" your refrigerator- 39" of space works best.

I like option 2. I don't think you need space next to the fridge when you have it across the aisle on the island, and think #2 gives you better options for designing the back wall with upper cabs and/or windows. But you need a prep sink in the island...toward the fridge end. Without a prep sink, this plan is too spread out and will require a lot of running.

I think you need the 48" aisles on the end of the island, but if you add a prep sink to create a nice efficient cooking workspace, I'd like to see the island scoot closer to the cooktop wall. I have 36" between my rangetop and island and wouldn't want bigger for prepping on the island and turning back and forth to work at the stove. If you moved it closer, you could then increase the depth of the island to get more seating under the overhang. The way it is now, it reduces to nothing at the ends, meaning you only have room for about 2 good seats before you lose too much leg room.

I'm not gardening in FL yet, but some things are universal. And I'm cheap and like to do things green and organic if possible. So here goes... coffee grounds are toxic to slugs and some other crawling pests. Reuse them out of your coffee maker, sprinkle around the base of plants. Vinegar - mix 1 pt to 3 pts water and spray on everything that can get wet. Good as a mild anti bacterial, repels some small bugs too. For some walking/crawling pests, just making it hard to get to the plant is good enough. Got things with thorns? Pests don't want to walk on them anymore than you do. so prune the pokey stuff, and use that around plants. Chop it kind of small (just so it lays flat) and even rabbits will pretty much avoid it. That works great in pots. For serious stuff, I use Neem. I thought it was expensive - $12 a little bottle? (told you I'm cheap!) But it's made from some kind of seeds, not toxic to people/pets. I do NOT spray on flowers as I'm never sure if it will harm butterflies and hummingbirds, regardless what the label says. I had whole sand cherry trees eaten by japanese beetles and two sprays of Neem got rid of my beetle problem. Well worth a few bucks! I've never tried this but heard that artificial sweetener like Sweet n Low is toxic to ants. I will put that to the test one day and let you know. For dish soap, I use Dawn. Again, cheap, plus easy to find. Here in Ohio, if you get rot on tomatoes it's one of two things - the variety or too much rain. We never know how much rain we're gonna get here, so I shelter them a bit and water if needed. They don't need a lot though. I try to keep their soil lighter so it drains better. Cukes get a LOT of shelter, raised mound. *Roots in the shade, leaves in the sun* we say.

Hi everyone, I've received a question and a suggestion and thought it would be worth clarifying in this open forum. This swap is a surprise swap. I will be guided by your wish lists or preferences if you choose to send me that information, but I cannot guarantee anything. What you receive in return is completely dependant on the seeds that are sent in. Most of us that participate in exchanges love the element of surprise. I recognize that some do not, but those people would not typically participate in a group exhange like this. I was asked if I would be willing to create a public web page and post all of the seeds that have come in and people can pick and choose what they want. The simple answer is no. That's not the nature of this swap. Please understand that it takes a lot of work to compile the information and organize everything to manage a swap with this many people and I just cannot get involved in that kind of complicated work. I fully expect to be receiving at least 3000 seed packs that have to be managed. I work 12 hours a day on average, so I need to keep it simple for me at the moment. I have been involved in swaps like that in the past and I do not favour them personally. For the simple reason, that they often end up being a free for all and those that have the luxury of being on the computer at any time during the day, always end up getting first dibs on the more rare seeds. Not fair at all to those that work during the day and won't get to their computers until night. The folks that have limited computer access ultimately end up feeling disappointed and disadvantaged. I believe the swap can be handled fairer by taking into consideration everyone's wishes. I do my best to be fair and make sure you're getting a good selection. Compiling a wish list or even letting me know if there are seeds you do not want helps to guide me through the process. It's certainly a good idea, but it's an idea that's best implemented by someone else hosting another swap with a different theme. I hope this helps to clarify. @Bellsmom, thanks for going to the trouble of putting together a pic! The dark green does make the picture tile stand out more. @kaiju, Having the tiles in a row would be pretty much the same 36" as the cooktop and exhaust hood except the 4x8 is really one tile, not two 4x4s, so the lack of symmetry would make me crazy. @joyce, I love these tiles! There were several more Pine Landscapes in different sizes that were very tempting. When DH told his group of friends in Ann Arbor that I had gone to ''a tile store'', one of them said that it must be Motawi and boy was DH in trouble LOL. I'll definitely have different tile thicknesses. We have a good friend who does excellent tile work that I'm hoping to work the backsplash into his schedule. A good enough friend that he'll tell me if he doesn't want to do it rather than doing a unhappy job. How did you handle the different tile thicknesses for your fireplace surround? thanks for your comments!

Thanks Granite-Girl. I was completely guessing on the cabinet sizes! I should have included that I'm probably going with a CD French Door fridge. I read here with that configuration you usually load and unload behind you because of the double doors, so maybe I don't need the landing spot next to the fridge. I do like having lots of room around the cooktop to spread out. All new construction, so windows are where ever I want them!

Thanks also Rhome. Found the thread with the pocket-door pantry...it came from you! There will be a prep sink on the island...just forgot to cut and paste. I love the idea of expanding the island toward the cooktop wall. Hadn't considered at all, but makes perfect sense. I can't shift any further toward the family room, and was concerned about usable seating. I'm also trying for some symmetry along the long wall, and I can get it with plan 3. Just wanted to make sure that poor sink and dishwasher didn't feel left out of the club!

I REALLY APPRECIATE YOUR EXPERT ADVICE :)
