Embarking on a kitchen resurfacing project

Hi folks,

Let me start by saying how impressed I am with the strong community on this forum. I have been enjoying everyone else's ideas, photos and backsplash dilemmas.

So please indulge me as I introduce our project and ask some questions.

This is a small budget project (by kitchen terms). This work follows on a major remodel of our garage and office. One item of the project crept into the kitchen. We replaced the kitchen window so it matched three new windows nearby. Replacing the kitchen window required ripping out some of the backsplash tile. We decided we'd have some fun and pick out new tile. But all the tiles we liked looked silly with our builder's oak kitchen. Uh oh...

So we sat on it for a few months, gathered our strength, and decided to take the plunge and redo the surfaces of the kitchen. The layout is fine, the cabinet boxes are in great shape and the appliances are OK. No need to get crazy and really rip things out. But our house has a very open plan and as we work through the house and make updates to the furnishings and paint, the parts that are still original are looking kinda bad. OK, maybe not bad but certainly at odds with the contemporary style that we are moving toward.

Lastly, the materials we have selected so far.

Baltic birch with clear lacquer for the cabinet doors. The new doors will go to the ceiling, will be smooth slabs with no raised panels, and will cover as much of the old cabinet frames as possible. The look we want here is smooth and planar.

Backsplash will be glass tile in a cool green color. The tile is frosted, 3" by 12" and will be stacked vertically as in the photo.

Countertop will be silvery laminate. Believe me, I would love some sort of solid surface countertop but for budget reasons we are just going with laminate. And we really like this silver! It has a zingy energy that we both really like. And the entire countertop will cost $1000.

Two accents will be stone, in Wild Sea. The windowsill under the new window is already Wild Sea. It's awesome! There is a peninsula that is not shown in these photos that has a raised top on it. Sort of like a bar top. This surface will also be Wild Sea.

Flooring will wait until some other time.

Walls will be painted, color TBD.

Simple curtains will be in the fabric shown.

New sink will be Kohler Vault in stainless (cannot wait for that upgrade!)

Hardware will be the same as we have now, although I am twitchy for something even more contemporary.

So - we are pretty far through the decision process. Materials have all been ordered and there is no turning back now. But I would love to know if I am missing something important. Plus I have some questions but my goodness this post has gotten long so I will leave it at this for now.

Lighting and ventilation are the two most neglected components in most kitchen redos. And, typically, you didn't mention either. :)

Under cabinet lighting is a must. If you are doing any glass doors, in cabinet lighting is also needed. Recessed LED lights to wash light down the front of the cabinets and to light your walkways. Pendants or goosneck sconces above the sink to create focal points, and possibly pendants over any island or peninsula as well.

Then there's ventilation. Replacing an under cabinet hood with a stainless chimney hood could continue the modern look, but you also need to assess if the current hood is vented externally. If it's not, then take the opportunity while things are being torn up to put in the needed ducting to get all of the kitchen nasties outdoors. If you are looking for something even sleeker than a stainless chimney hood, there are several inserts that will fit in upper cabinets that are virtually invisible and then will slide out to create a capture area for the heat, odors, grease, and steam that needs to be eliminated. How many CFM you need for proper ventilation will depend on the type of range you have and how you cook. But you do need to look at that now rather than later after all of your new pretty stuff has a layer of mung on it.

I would agree with hollysprings that lighting is very important. Very Important. However, I also think it is highly personal. In our kitchen we have nine sources of light: The ceiling recessed lights (there are several of them but I am counting them as one), the pendant over the sink, the light in the vent hood, the small lamp on the counter, two floor lamps, some bounce lights on top of our big oak piece, the back door entry lights, and the schoolhouse fixture. Why so many? They serve different purposes. Many of them provide pools of light in different areas and this, plus the ability to dim almost all of them, gives my kitchen the warmness that is important to me. The recessed ceiling lights were all we had when we moved in and they weren't on dimmers. Was there enough light in the kitchen? Yes. But it was very harsh and uncomfortable to me.

Some people just want LOTS of light. I want to control how much light I have and where it is. There was a recent post about whether to use dimmers. You might want to read it to better understand how YOU feel about light.

I don't agree with hollysprings about the strip lighting under the cabinets. I know it is popular today but I like pools of light, and strip lighting doesn't do that. I tried mocking it up with rope lighting and I did not like the effect. There also are some things on my kitchen counter that I'd rather not light up (like my microwave).

We always try to mock things up as much as we can so we can see how it will be. For lighting, we use clamp ons and whatever else we can come up with.

As I said, I think it's personal. Sometimes I go into someone's house and I want sunglasses because the light is so glaringly bright. Some people come into my house and they want the dimmers turned up.

You said you liked my kitchen. I bet it has a lot to do with the lights and the warmth they make.

BTW, your choices indicate you ARE thinking it about how it all works together. Good job on that.

I think the post you wrote on super white was one of the best I've ever read on this forum; it was so informative and thoughtful and kind. Lots of people have responded so positively to that post that I bet most of us would do anything we could for you.

Custom's thinset is fine. I've used it many many times, and have never had a problem. One thing I advise anyone purchasing cementitious products at box stores to do is to make sure the bag is soft and supple. You don't want a stiff or hard bag, that would indicate that it's been sitting on the shelf for too long and has possibly undergone partial hydration. Now also don't confuse a "hard" bag with one that was compacted by being on the bottom of the pallet. I've used unmodified with Kerdi. I've also used lightly modified when working with medium-sized tiles, say 12" squares or less. Larger than that I'd stick with unmodfied. And for what it's worth, I was using the modfied with permission from Schluter's tech department. For Custom's thinset, that would be their VersaBond. VersaBond is lightly modified, FlexBond is highly modified. But yes, your tiles will adhere with unmodified. The larger the tile, the flatter your subfloor has to be. Any humps might result in a rocking tile, or lippage between two adjacent tiles. With larger tiles you sometimes need more thinset to play with, so you're looking at upping the trowel size to a 1/2" notch which in a perfect world will give you 1/4" thick thinset between the tile and the subfloor. Set a tile, then slide a trowel underneath it and pull it up. Make sure you have continuous coverage underneath, no uncompressed thinset ridges, etc. It sometimes helps to backbutter the large tiles too. Use the flat side of the trowel to burn in a thin layer of thinset on the bottom of the tile. If you do that you might not need the additional thinset that a 1/2" notched trowel provides.

Thank you whoooooooooosh! Are you able to post a picture of the finished product? This is a project that we're going to hold off doing until early next year. But we did have a company come in last week to give us a bid about putting a liner in the tub (thank you to Brickeye and live wire for the suggestion because it's something we wouldn't have thought of). We thought it couldn't hurt to start getting prices and techniques now to think about. We nixed the guy/company who came out almost as soon as he walked in the door. Not because of the product but because he was more interested in our security system then anything else. Hummmmm..makes you wonder. I wouldn't have felt comfortable with him in the house if the job was scheduled to be done while my husband was at work. But to be fair, my husband said that there's other companies out 'there' so we'll call around for other estimates. The contractor who did our kitchen remodel came out this morning and we talked to him about Miracle Method for that particular bathroom. He said that since we're thinking about selling next Spring that it would be more cost effective for us to do something like that. And if done correctly and with proper upkeep could last alot longer than the 5 year guarantee. Although he was here for other reasons he gave us a very rough estimate to gut and redo that bathroom and it's just way beyond what we can afford at this time. When I mentioned about having a tub liner put in he said that if done right those can last alot longer but that we would have to be careful to make sure that we get a good, reliable company to do it. He then reminded us that the tile on the tub surround and the tile on the counters would have to be redone as well, which of course, would add to the overall cost. Regardless of what we decide to do it's going to cost us some money. It's just up to us to figure out what we want to do and how much we're willing to spend on it. So in the next few weeks I'll be calling various companies, including Miracle Method, for estimates. Thank you again, everyone! Jenna

Remodeling is about double the cost of new construction, give or take depending on the amount of tear out and wall moving. Kitchens, budget $1000 per lineal foot. It will be more. As far as your list though, I have to agree with another poster, build a new home. Could you do it yourself? Sure, but why? It would take you years to do all of that and you'd never get the gratification of having what you want, because it would always be a work in process. That might be obsessive compulsive behavior if it appeals to you. You need to have a reference point from which you can make the kinds of decisions on your wish list. Can you afford to build new and get close to the same results of your grand scheme? If you did all this to this home, what would it be worth against comparable real estate in your market? Your Realtor would be a resource for that information. And lastly, unless you are buying a foreclosure for ten cents on the dollar and have very little invested and lots of equity to work from, do you really want to put such a high percentage of your 'value' and negative cash flow outside of mortgage payments?? Remodeling requires current assets of 100%. Dollar paid for dollar invoiced. A mortgage only takes 20% down. Do the math. If you can get a $400,000 home for 80,000 out of pocket and monthly payments you can afford, isn't that better than say, $40,000 down a $200,000 home and $200,000 out of pocket for a total of $240,000 cash monies out of pocket? And you'd really be po'd if after all was said and done, it was only worth $220,000 on the market.

I like that name "Oregon Trail Millennial" — my age is of that in between era of firmly Millennial or Gen-X. I think my experience with homes and remodeling has straddled the generations equally. I used to watch home improvement shows on PBS, before there were cable channels dedicated to the topic, and I was a regular on the original GardenWeb site, before Houzz was even around. I've seen so many building and design trends and ideas come and go, but I've certainly embraced the trends that would likely be considered new school by older generations. Ideas such as green building/sustainability, quality over quantity, a love of throwback/time-proven designs (Mid-century, Craftsman, Scandinavian, etc.), reuse/recycling, DIY — all seem to be pretty important to Millennials. It's all new spins on old-school traditions and, at their core, ideas that can be practiced both frugally and safely (e.g. You may tire of a chair, but it's been in style for 100 years so it's unlikely to become dated). My experience diverges though in that I'm on my third home, and the second one that I will have remodeled. I learned my lessons from the first remodel, after using all that easy money the banks were throwing at us to make improvements. Sure it was a nice house when it was done, and I severely miss my kitchen — but I couldn't pay for it on my own, even with a roommate, so it had to be sold at an overall loss when my ex and I divorced. My current project, where barring any major life changes I intend to own until I'm old and gray, is a 1929 Craftsman that had most of the upgrades I was shopping for (new electric cause I didn't want to deal with that again!) but still needs a lot of TLC. In perhaps true Millennial style, I purchased this property for well, well under what the banks said I was approved to spend. I made a choice to forgo all the bells and whistles and spend no more than what could be covered by slinging coffee at a Starbucks. And, unless I add on square footage (or build an apartment for my mother that lives with me) I plan to continue paying cash for my upgrades. The DIY progress is slower, but damn if it isn't financially prudent. And yeah, not being house rich and cash poor means I get to do things like travel or pursue other hobbies that make me as equally happy as having a really nice house. To get to the actual question, projects in the mix include finishing up adding insulation to the walls, cause you know they couldn't be bothered to add that in 1929, hand oiling the wood floors, rehabbing windows and planning for bigger jobs — like the exterior painting and roofing that I'll not foolishly DIY. Hiring pros to do work, as someone with enough knowledge to be dangerous, means bringing in vendors that have a client-centric process, good communication skills, and because it's happened, aren't sexist/ageist/generally crummy people. At the end of the day, I have to like the people that are working on my house, because we're going to likely be seeing a lot of each other if it's a bigger project.

This is great feedback guys, thanks - just what I was looking for.

The kitchen does not have a hood. Is that terribly unusual? We've never wanted for one, we don't cook spattery foods and the nearby surfaces don't get grungy. The stove is on the peninsula and doesn't have an easy way to add a hood. So we won't. I hope that does not violate a golden rule of kitchens or get me banned from the kitchen forum!

Excellent point on lighting. We are not planning to open up the ceiling, so for now we are committed to the existing locations for lighting. We are definitely planning LED under-cabinet lighting. We've had a few cheapo versions of UCL and they are very nice, but we know the real deal will be brighter and more efficient, so that's what interests us. I am just starting to figure out what's what for LED UCL, so I'm open to recommendations.

There won't be above-cabinet lighting because the cabs will run to the ceiling.

Donaleen, we do lots of mock-ups too! My husband can fabricate just about anything out of cardboard. :)

Anyway, the light directly over the sink is subject to replacing. What's there is not quite bright enough. But we can change that down the road. Someday it would be nice to chop into the ceiling and set up the lighting from scratch. But not now - as the lighting works pretty well as is (unlike the sink, which has got to go!).
