remodeling a kitchen to possibly sell, what appliances

Our 20 year old kitchen is in desperate need of a remodel, tile floors are cracked, formica countertops, cheap cabinetry. We are thinking of selling the house within the next few years so we are doing the remodel for us to enjoy now but also so that the house will sell quickly. We need to get all new appliances but do we invest in a subzero refrigerator and wolf cooking if we don't intend on staying here? Our house would probably sell in the $800,000 range.

A few questions might help to answer you question...
How does the house compare to other's in the neighbourhood? What part of the country is it in?
Is $800K in the high end or mid range for your location?
My guess is that higher end appliances will be expected for that price.
As a guide, our house is worth roughly equivalent (although we are less likely to sell) and the appliance brand list is: Meile, Gaggenau, Bluestar, Perlick, Kitchenaid. You can also get great appliances without paying the premium for them with careful searching.

It would be helpful to know more about your house. What people expect for 800K depends on where in the country you are located, and whether yours is the smallest house in your neighborhood, or one of the more substantial properties. Also, is the current state of the kitchen indicative of the state of the rest of the house, or is this the only room that requires renovation? Do high end appliances fit in that house, or are they out of place? It makes no sense to buy a SZ if it will be the only one in a 20 mile radius. On the other hand, if you do invest in high end appliances, you are free to take them with you when you move.

Wolf DF304 ~$6k Wolf steam oven ~$3.8k Bosch 500-800 DW $800-$1500 depending on specific model. SZ 36" ~$9k Zephyr ~ $600-$1200 A few of the Veteran posters here on GW have stated that Wolf has not fixed it's blue enamel problem and do not recommend their ovens. Wekick has had problems with three ovens/ranges but his last problem was with a range that was 4.5 years old .AFAIK Wolf fixed this at least 3 years ago but FYI. In any event I think the Wolf is way overpriced for what you get. I don't like getting a suite of appliances for a promo discount you can almost always do better buying separate appliances. I would get a specific price quote with specific appliances then we(the collective we at GW) can maker a counter recommendation. Because the appliances listed sound way way more than $12k.

Craigslist is about as good as it gets. But, be sure you're pricing it appropriately. It's like pricing a brand new used car. Once it rolls off the lot, the value drops dramatically. 50% of what you paid is a good place to begin the price.

zeitgast, Thanks for all the feedback. I have not looked much into induction but I really don't see giving up gas. I would be sad for instance to not be able to roast a red pepper right over the flame. I think the Thermador does not have a preconfigured LP -- it requires a converter and the loss of BTU is a whopping 25% according to their specs. I could be misunderstanding that -- it is hard to keep all this stuff straight. The Wolf cooktop in contrast can be purchased either as NG or LP -- I assume (but am not really sure) this means that the 15K rating is still accurate even for LP. If so, then Wolf's 15K is better than the Thermador's 18K for LP, since the latter loses 25% to 13.5K. The Capital Maestro says 20K, and does not give any different number for their LP version. The GE Monogram specifies that the LP version of their 18K burner is only 15K (so comparable to Wolf at least.) We did look at many different configurations as to where things could go in the kitchen, and the winning layout by far was to put the cooktop on the island, so I know we will stick with that. But I get your point, and I do think this makes it harder for us to agree to go with a range top, even though we would like the power and versatility. For the Advantium -- still waiting on prices from the sales folks. On the web, I cannot find a price anywhere for the GE Monogram, but I see the MSRP is $3400. That is budget-busting if that is really where it is at. But for whatever reason, the over-the-range version is just a bit over $1000 (online), presumably for the same exact technology and mostly the same unit (PLUS an exhaust fan). Microwave drawers: we briefly considered this and it sounded good (and units are ~$1000), but it seemed like microwaving any liquid (e.g. soup) would lead to a lot of sloshing around and making messes. We'll look into your suggestions on refrigerators. Thanks again!

Thank you all. Sorry for the poor quality. I have darkened and reposted. The proposed bigger window faces east to a view, the door to the south exits to the outside where there is a small porch, door to the west exits to an attached garage and the door to the north exits to the living room. I am also attaching photos of the current (terrible) kitchen. Hoping to bring the elements together while working with the limits of the space. For reference, I am working with a designer, and am considering having her remock this to move the fridge to where the wall oven is in the current design. Again, my main concern with the proposed design is that I will only have 24" of counter on either side of the stove. As you can see from the photos, I have a long counter next to the stove currently, and this is where I do most of my prep. The current design requires a 12" utility cabinet next to fridge to allow for clearance for refrigerator doors. Current kitchen photos. Facing south. You are standing in living room, door you see exits to outdoors/porch: Inside the kitchen, looking east: Facing west, exit to garage: Facing north, currently open to living room, plan to enclose: Facing east, plan to open up with new window and create seating where kitchen table currently is. Wall oven would go to the left of window. Living room exit is to the left. I'm considering putting fridge here instead: Thanks, and ignore all the disaster/clutter/awfulness. At this point, the kitchen is so bad I just don't bother ;)

do you have Ikea close? many hi end kitchens use Ikea-say white or light shaker cabs....You could get a very nice kitchen without beaucoup money spent.Use standard appliance sizes and work the openings nicely into the design. keep it upscale but neutral-be sure and get good lighting-backsplash can add a little something extra.Then the people will find it perfectly fine for some time without a compelling need to pull it out. But in time,people do like to do a kitchen their way: by doing a really expensive remodel it's a waste in a sense....you can't know what walls they'd break into or if they'd see a better layout for their needs. In many ways-just leaving as is since you are that close to selling makes sense,but with what you describe it's understandable to want to do something. But a lot of details and stuff takes so much time in planning-that's why a simpler route might work the best....use all the Ikea storage features and it would be a very nice kitchen to move into.It's a tough call as to what to do/how much time and money to spend.

Without more info requested above....

I would say the rational thing to do is build to match the average Kitchen in your neighborhood.

Average kitchen has Electrolux/upper mid range appliances get that.

Average kitchen in your area has pro-style appliances get that.

On the one hand you don't want to underwhelm buyers and have to discount and on the other hand you don't want to overimprove becuase you will not get your money back.
