You have a good start with all the dimensions, but do you have a scanner so you can hand draw in your layout (doing it on graph paper works well for keeping it to scale without much effort). I haven't used SketchUp, but couldn't you put in cabinets and appliances the same way you put in the laundry closet? It helps to give feedback, make suggestions, and see possibilities if we can see your planned layout. :-)

Thank you for the good advice (already!). I have redone the floorplan to show where the sink and range are currently located and to show the counters. I did the sink counter first. When I did the range counter, it took the color out of the sink counter. Go figure! Nevertheless, it is better than it was.

Below is a picture from our old house. The sideboard is going in the 85 1/4" area. By the way, the dimension on the lower left side, below the MBR doorway, is 85 1/4". On what I am looking at, it has been cut off and the 8 looks like a 3.

What it is the space like now and why it is inadequate? What, specifically, do you want to improve, change, or accomplish?

I'm confused about a couple of things:

It sounds like you're planning to put the dw on the range wall? Or am I misunderstanding? Looks like there should be room next to the sink.

I don't see a wall opposite the range where the fridge is supposed to go...Only where there's a window and where it would block use of the peninsula and laundry?

Can the laundry equipment be stacked into a smaller closet area? Alternately, if its just the two of you are undercounter machines possible?

Where is the center line of the range and the existing sink?

Is something already going in the 78.5" area?

Welcome, Bbstx. A little more information on your "whys" for your preferences and decisions would probably answer a lot of questions.

I chuckled a bit at your explanation that your plumber felt the laundry was best where it was. That was because I remembered our plumber's recommendations. All technically good, no doubt, but sadly failing to meet our needs and preferences. He actually implied something couldn't be done until he realized we really wanted it, then it turned out to cost $120 more than his recommendation. He was just trying to meet our budget needs by nudging us gently in the direction he thought we should go. And no one he knew, empty-nester or not, put the laundry up with the master bedroom...

Similarly, are the stove and sink staying where they are because you really, really want them there or because you prefer to conserve your budget for other items? In most cases moving gas and water lines costs much less than people think it would; if they're encased in concrete merely less, assuming the flooring's coming up anyway.

Thank you for your patience. The space may not be inadequate but it is difficult to use. The cabinets are very very low quality, very short wall cabinets, and the shelves are not adjustable. A great deal of my kitchen equipment, china, etc., is in a mini-storage. I have no place to store food (when the kitchen planner asked DH where we store our food, he responded "Kroger").

The space on either side of the sink, currently, is 13.5" from the sink to the laundry wall. 22.75" from the side of the sink to the inside corner. Neither dimension is adequate for a dishwasher.

The penninsula is GOING! In our last two homes, we had wonderful drawer storage and I want that again. I had in mind something like this (apologies to whomever this belongs to. It is beautiful and I saved the picture but not the owner):

bmore, the laundry can be stacked into a smaller space, but right now I prefer to use my budget differently. If we were to remove the laundry closet, it would require us to redo the ceiling from the kitchen, through the living room, to the front door. There is no stopping point. Also, the only place that the plumber identified as adequate for the laundry is hubby's closet. With this having been a weekend place, the closets are so inadequate that we cannot afford to lose the space.

Also, bmore, I do not have the center lines for the range or the sink. We have been told that we can shift the range and or the sink a little in either direction easily, so exactly where they are now is not critical, is it?

rosie, don't ya love a good plumber who is watching out for you? This guy has done a great deal of work for us and I really trust him. He is not shy about charging for his work, but he said trying to move the laundry to a front hall closet would involve lots more than he wanted to get into or that we wanted to pay for. Something about breaking up the slab and possibly getting into the footings.

I was hoping to not disturb the flooring more than absolutely necessary. It is porcelain tile. I bought extra when it was laid 3 years ago just so we could move things around in the kitchen eventually.

I forgot to mention that we have no formal dining room in this house. I am hopeful that we can squeeze a banquette with a round table and a couple of chairs into the lower right hand corner. I just can't figure out how to run it past the window that goes to the floor!

I LOVE the inspirations you have for the fridge wall.

You have 94" labeled on the sink wall. 94" take away 24" for the adjacent wall cabs, take away another 36" for a sink leaves 34". Seems like room for a dw and maybe trash to me? What am I missing? You'd have to put the sink 2' from the wall...or 34" from the wall if you put the trash on the left side and dw on the other. You could do a little smaller sink to get a decent trash.

What a great idea...a smaller sink! I thought they were all pretty much standard. I think I will search the forum for info on single bowl sinks.

The only issue with the DW next to the sink is making sure there is adequate clearance to open it. The range will need to move down far enough for that. Right now there is a drawer in the cabinet next to the sink and it will only open a few inches before it hits the range. We store instruction booklets for all of the appliances in it.

You may be wondering where the DW is currently located. In the laundry closet with a tiny stacking unit! My nice washer and dryer are in storage.

If the DW is next to the laundry wall (between sink and laundry) you'd need less side clearance to open it than if it is between the sink and the stove wall cabinet doors.

If you want your sink and range to stay where they are, its nice if we have some idea of where they are.

Why can't you take the laundry closet out and leave a six inch sofit at the ceiling?

I'm late to this discussion and would like to say that I love rhome's suggestions(but then I always do) and your inspiration photos are just beautiful. That bank of storage will look gorgeous flanked by your windows.

Can I ask what is your current ceiling? An experienced handyman should be able to patch a ceiling seamlessly relatively easily and inexpensively unless he needs to match an existing difficult patterned texture. We removed our soffits, added drywall where there wasn't any, and patched seamlessly in all but one trouble spot. We're a computer geek and SAHM by trade--not pros. Getting rid of the laundry closet and running the counters all the way to the window wall over the washer & dryer would greatly increase counter space and open up a couple of other possibilities.

OT, I love, love, love your sideboard. Where did you get it?

bmore, over the last six months we have measured, re-measured, read, cogitated, consulted with architects, plumbers, interior decorators, friends, neighbors, and winos off the street. There is no place for the laundry to go but where it is without incuring more expense than we are ready to take on.

The center of the range is currently 63" from the wall next to the MBR door. It does not need to stay exactly where it is. Just generally on that wall.

The same with the sink. The center of the sink is 31.5" from the laundry closet wall. It does not need to stay exactly where it is. It just needs to stay somewhere on the wall where it currently is.

Again, thank you for your interest and for your suggestions and insights. Keep prodding me. It is helping me look at the problems with a new prespective. I think I've lost sight of the forest for the trees.

That is easy to do and I think we all do it. At least I know I do. I can still find things in my kitchen that I put there for whatever reason, and they stayed that way even after the original reason was gone, because I had it in my head they had to. Nothing big, thankfully, but there is a LOT to keep track of in this process, and every change starts a chain reaction or a new idea. Hang in there. You're no more scatterbrained than the rest of us. It's why the forum is such a good place. While we obsess about one thing, someone else comes along who sees something else.

hmmm...laxsuper, good idea about the counters over the washer and dryer. DH and I are definitely not DIY'ers. I can hardly stand to watch him change a lightbulb. It gets changed but not much like I would have done it, and vice versa. My hat is off to you and yours for tackling big jobs and doing them well. The current ceiling is a rough texture, not popcorn or cottage cheese, but something similar and slightly smaller. I've seen so many absolutely awful ceiling patch jobs, that I'm really really afraid to put that on the table.

If I use a single bowl sink like rhome recommended, what size sink is best? Blanco has a silgranite that is 24x~22. I checked it against the double bowl sink I currently have and 24x22 is HUGE.
