Unless you want to get a PLC resistant tree, your current tree doesn't need to be removed. PLC isn't a systemic disease that affects the tree for life. The fungus floats around in the environment Immunox isn't rated for PLC and will have no effect on it. However Fungonil should have done the trick for you. It sounds like you may have gotten the Fungonil spray on too late. The tree needs to be fully dormant when you apply the Fungonil. I hate that you lost yet another crop, but next year spray the tree with Fungonil in the fall after it goes dormant, and then sometime in VERY early spring, before the buds swell. Fungonil needs to be on the trees before they wake up.

I like a laundry room that I can close off from the rest of the house. I wouldn't care for a combo room (laundry/mud/powder) I don't think but clutter really bothers me ;). With dirty, sweaty boys I do a lot of laundry and there is almost always a laundry basket with clothes to be put away in there. . . I prefer to shut the door on it rather than have to walk by it to use the restroom or hang up my coat/purse, but that is just me. That is also the reason I didn't want lockers in my hallway - I have a separate mudroom in the back hall with a door I can close in case of company. I didn't want the first view in from my garage to be of backpacks and lunch boxes ;). Instead, everyone has to take a couple of extra steps to hang up their stuff, which is no different than they do now, and I get a view from my garage entrance of my breakfast table and french doors to the outside . . . I know this wouldn't work for everyone (there were plenty of people who wanted me to change my mudroom to something you would walk through to enter the house) but I know myself well enough to know that that would drive me nuts ;). I also know this doesn't work for everyone, so think of how you live and your comfort level with clutter because both laundry rooms and mud rooms seem to attract it, at least in my house!

on the second page of the spec sheet it has a chart with one section labeled temperature raise. One module only does a 22 degree temp raise at 4 gpm. SO if your groundwater is 55 you will only be able to raise it to 77 at 4 gpm. I like my water at least 100 degrees, so if the water is 55 and you need a 45 degree raise, it will only do 2 gpm, that's with NO other water mixed in, so it will take a long long time to fill. You said its 110 gallons or so, at 4 gpm it will still take 25 minutes...so you need something that can put out enough hot water to fill it in about 10-15 minutes (so it doesn't get cold waiting to fill) . I know I like it warmer than 100 (maybe 105?) because back when I was pregnant I used to use a pool thermometer because they suggest pregnant women not bathe in over 100 degree. I was OK with 100, but wished it could be warmer! If you have gas, then price out a dedicated tankless for it. Its probably easier then running a special electric line assuming you have gas anyway. As far as the 75 gal tank. If it heats water to 130 and you use all 75 gal, that means you are mixing that 75 gal with cold water...how cold does your water get (didn't notice your location)? Try mixing 7 cups of your hottest water with 5 cups of your COLD water and see how it comes out. (I think that is the same proportions as 70 gal hot and 50 gal cold=120gal.

The Fireplace - will it be free-standing or part of a larger wall. Is it centered or off-centered and will there be anything else on the wall. Storage cabinets, buffet? The pantry - is it going to be a corner pantry. Does it have to be in the kitchen proper or can it be around a corner. The farm table - is there a separate eating area (Perhaps by the fireplace) or is it going to be right in the kitchen and doubling as a prep area. You don't want your farm table getting in the way (or being a barrier) and interfering in your work triangle and creating an obstacle. How big is your fridge going to be? your sink? are you planning double ovens or at least a cooktop and a separate wall oven. Do you really need or merely have a hearts desire for a 48" range. Are you still planning on doing the large family dinners or big entertaining where one might be required even as you age. Just make sure you plan something that won't require roller skates to get around.
