With the kitchenette there, beds would look weird. How about sleeper sofas?

I would say twins over where the game table is, not next to the bathroom. They will be more flexible than a queen.

Place the two twins in the corner as a banquette -- and add the table plus a couple of sturdy chairs in front.

Then place the sofa/bed in the opposite corner with the standing lamp ....

Add saddle-seat stools around the island ...

I would sure say a sleeper sofa. That's what I'd expect if I were renting.

Years ago, my aunt had a vacation home she rented out. The living room had a set of two twin beds and a table. The beds were the sofas during the day and beds at night.

The two beds were in an "L" shape. The table was in the corner, and was just high enough so that the end of one bed slid under it. The beds had bolsters down one long side, to act as a back during the day. Then at night, you took the bolsters off, pulled the one bed out from under the table, and made up the beds. It was a very 70's look.

You could probably do something similar with two twin beds and a square table, like a Parsons table. If the beds will be used for seating, you do need substantial bolsters or pillows on the backs.

If that is the only kitchen in the house, putting just a bed there would look very odd. I'd either do twin beds that can double as day beds, or a sofa bed of some kind.

In a similar situation I am considering an xl twin with a pop up trundle. Most trundles are a standard length so when placed next to the XL for use as a king there is a length difference in the two pieces. Bedding may look wonky. Getting the mattresses the right height is tricky. Some scizzer popup mechanisms are dangerous. And there is needing different linen sizes and storing it all. I am ambivalent....
I did like discovering that a king headboard is about the right length for an XL twin sideways. So it gives a daybed look without the annoying 'arms' of a daybed and then works for a king bed setup as well.

Do you have a sense of most likely sleeping need? Couple? Kids? Adult singles? Would this be the rental's primary seating in addition to providing additional sleeping? That info would help you prioritize sitting comfort vs sleeping comfort/flexibility (sleeper vs. trundle + chairs vs twins, etc.)

Only thing that I'd veto is a queen. Good for sleeping 2 but not useful for sitting... unless you designed some kind of wall hung storage it partly slid under for daytime use. A queen is way too deep for comfortable sitting, even with bolsters.

This is not the only kitchen. There is a 2 bedroom 2 bath house with full kitchen. This is a bonus room attached to a sunroom. It was designed for entertaining, not sleeping, so I am having a hard time with it.

I first thought of sleeper sofa, but the rental people and my husband nixed that idea.

My husband is almost insistent on a queen bed. I just can't do it. It does not feel right at all, and will compromise walkways as well as appearance.

I like the idea of corner twins in the corner like pal said. I am thinking about putting leather headboards on the wall to act as a back. The long side of the wall could have a king size headboard, while the other side could have a smaller one. Or maybe the bolsters would be best.

I like the idea of a table that one bed could slide under. I saw one like that years ago. I would probably have to alter a table for that.

I was remembering the bolsters of years gone by on twin beds. I think calman's idea would be best if a sleeper sofa is out. As for a queen - frankly people might not want to sleep in the same bed and prefer separate beds. If they want to push them together they can.

I can see that adding a bed to the room would give the rental agent a lot more options in renting, if the other two bedrooms sleep two people each. That limits the size of a family renting the house to 4 people.

If the bed must also be used for seating, I really don't think a queen-size bed would work. Even a twin bed is too deep to sit on comfortably, unless there is a fairly thick bolster and lots of pillows on it. Otherwise it is just too deep--you can't have your back against the wall and your feet on the floor at the same time.

You know, this sounds like a little self-contained room, with its own bath and kitchenette. I'd treat it like a little studio apartment and furnish it that way. Search around for ideas on how people have handled the bed in studio apartments for ideas.

Ikea has some sofa beds that don't have the bar across the middle. I've linked to one below.

But I do think that twin beds would give more sleeping options than a queen bed. There are only so many people I'd share a bed with. There are many more people I'd be willing to share a room with.

If you can't use a sleeper, I'd use 2 twins in the corner at right angles.

I do have to post a cool solution for an occasional guest. Someone whose judgment I trust has one and said that it is comfortable for short term use.

They also make sleeper over sized chairs. Then you could have a queen sleeper sofa and two over sized chairs that would turn into two twin beds.

Maybe you can use a captain's bed like this one for daytime with bolsters and pillows and the bottom is another pull out trundle bed.

I'd put the beds as far from the refrigerator as possible since it will be cycling on and off all night.

My bedroom as a child had two twin beds in a corner, with one of the beds sliding under a corner unit that was hung from the wall. It was a great space saver and I only used the second bed for sleepovers. It was a bit difficult to slide the bed because it was heavy-ish and also scraped up the wall along the sliding side. Both those problems could be overcome I am sure.

I'd put the beds in the corner with the lamp and the sitting area in the corner with the table. The lamp corner seems slightly more tucked away.

The West Elm Tillary is a fine solution - flexible, not obviously a pair of beds and not horribly expensive.

Charles P. Rogers has several pop-up trundle options that are attractive, too. I used one for a friend's weekend place at the river, and it's been very successful for them.

We bought 2 twin beds today, and plan to put them in the corner, as several have suggested.

Now I would like suggestions on bedding.

In the main house, I used quilts, but not really rustic. I am torn between rustic or not for this area.

I am open to suggestions. What would you like to see if you were staying here?

I would want something tailored so I didn't feel like I was sitting on a made bed if I was using it like a sofa.
There used to be many more options for things like this. I found this one, but I am not thrilled by the fabric. It could be fine in a rental.

I would not put pop-up trundles in a rental because of liability issues: the mechanism can injure people's fingers if they don't know what they are doing.

I think they are a great idea for home use, but I wouldn't want them someplace I was renting out.

I like that tailored spread. I guess the bolsters would be the easiest way to go, too, although I had been thinking about mounting an upholstered king size headboard behind the bed placed longways across the main wall, and a twin size for the back on the other side. That way there would be a cushioned back for the sitting area, but also a headboard when made into a king bed. I may be over thinking this.

I just got two mattresses, frames and box springs. No trundle, no captains bed. It is still a work in progress.

I think the upholstered, wall mounted headboard is a great idea.

If you wanted to tackle something like this yourself, I had good luck with a kit from foamforyou on eBay. They have a pretty ingenious method of building and shipping and it's cheap. I may not want it in a master bedroom as an upholstered headboard but for something like this it could be an option.

I will look at that. I also found these at walmart, which I figured I could experiment with. They have them in faux suede or cotton duck. I have not seen them in person, only online.

I think the headboard is a great idea and will make the beds feel more like a sofa.

However, for sitting comfort, you may still want the bolsters, and some other pillows as well.

My first apartment was a studio and I had a twin bed pushed up against the wall. A twin bed is really too deep to sit on comfortably--you have to wiggle way back to get your back next to the wall. And this usually means that people put their feet on the bed, as well.

If you think no one will really use these beds as sofas, not a problem. But if the beds are intended to be used as seating often, to make them comfortable, you need a fair amount of cushioning back there. The bolsters shown in that link are a good start, but IMO, not nearly enough to make a bed a comfortable seat.

Don't BOO me but have you thought putting a twin bed on either end of your living room? I might even put some of the living room furniture in the kitchen area (where you were going to put twin beds.) If you put the twin beds in the living room area, you could put a folding screen, a large bookcase wall or leave it open..Would be a lot more private than your kitchen area.
