new construction vs replacement
Comments (5)New construction actually means "new construction". This is when the house is framed and sheathed, and the windows are mounted in rough openings with 'installation fins' or 'nailing fins', prior to the siding being applied. If your talking about replacing windows in your house, and if you use new construction designed windows, you'll most likely spend a lot of money on a lot of extra work involving alterations of opening sizes, siding, and fitment issues. I am merely correcting your terminology. If you live in an existing house and are replacing the windows, you will want to use replacement windows because they are accurately custom sized to the existing openings. They will be installed either as inserts or as complete tear-out "full frames". The insert and full-frame will be the same window, just different installation methods. The full frame will replace everything back to the studs, including interior and exterior moldings. The full frame may have a modified jamb to receive sub-jambs, or full frame may be inserts that are sub-jambed in the same way, but with the standard jamb. An insert will be installed in the existing frame, preserving existing moldings. Or it may be installed in a sheetrock return opening either on top of the sheetrock, or to the studs with a sheetrock cut-back. With both methods, the outside trim can be wrapped with colored sheet aluminum custom bent to fit for a maintenance free exterior. High performance vinyl will most times cut down your glass area unless you do a full tear-out and re-trim. Hope this makes sense to you. I thought it might help you as you talk with window companies, contractors, to use correct terminology so they understand what you're talking about. Hope this helps....See MoreReplacement Windows vs. New Construction Windows
Comments (23)A new construction window does not always mean more glass. It depends on window type and size and manufacturer. When we replaced our old leaky Aluminum windows with AL clad, wood interior windows (Marvin Ultimate), we ended up losing about 6+ inches of glass. The old aluminum had skinny sash while the new ones have large wood pieces inside. The large wood pieces did not affect the views as we feared but they certainly did not yield more glass. There are several reasons to stay with replacement even when changing siding and trim. We lived through this in our previous house. When trim around the windows is expensive to replace and already matches the house trim. WHen original frame is sound and we are not changing window size. When replacement window is sufficiently better than old window. When project cost of new construction is way higher than replacement windows. WE ended up using replacement windows for our previous home. For our current house, the trim was bad and needed replacement anyway, the framing surrounding the windows had visible water damage and there is no replacement for those poor quality Aluminum windows. The end result was new construction windows....See More16 starmark okna windows new construction price?
Comments (5)Well we're all over the map now, since husband is now seeing the light on new construction installation costs. Contractors are pushing what they like, so that's what I have under consideration now. Are all of these of a decent quality? Comments (36)We are trying to narrow things down between Okna 500, Vytex Fortis, and Soft-lite Pro (or maybe LS). They all seem to be energy-efficient "enough," so our primary factors will probably be the final negotiated cost, aesthetics, and ease of use/operability. Unfortunately, I have not been able to see all three windows side-by-side. If I could compare them side-by-side, what differences would be obvious? For instance, the Vytex rep said that the Soft-lite Imperial LS has significantly more vinyl (more bulky?) than the Fortis? Is this true? If so, how does the Okna stack up? Any other deciding factors?...See MoreWindows on Washington Ltd
