Advice for a rookie in Bay Area .. new windows needed

Hi All

I'm looking for some insight. I've been on the Kitchen and Bath forums and realize I'm missing out on the knowledhe on this forum so I thought I'd post. We're doing a fairly large remodel on a home we just purchased. Part of the work our GC is doing is replacing the windows. I'm not sure what kind of windows to get? Do I go through a local window company for ordering? My GC is going to install them all for what I feel is a reasonable cost but I'm not sure what windows to get. We got a quote on Milgard Classic and Andersen (I think 200 series but not sure, I'll check the quote).

I think Home Depot has a shorter leadtime than the window company that quoted us .. but in reading through posts here I gather that its the install that is key to a good window and not necessarily the product.

Any ideas on how to make the choice? Also, are there other companies that won't break the bank that make a good vinyl on the outside and wood on the iside doublehung product with 2-4 week lead time?

we recently did a vinyl retrofit and went with ABC window contractors in San Francisco, came highly recommended from consumers check book, we are very pleased with them. They manufacture their own windows. Check www.abcwindows.net.

You should do some more reading then. The quality of the window is most certainly important. The best installation in the world will not prevent a cheap window from warping and bowing, vinyl deteriation, glass seal failures, poor energy efficiency etc. Most Pro's on here will tell you the selection of a quality window combined with a good installation are both equally important.

I would also avoid anecdotal recommendations and do some research on your own. There are many good companies out there and there are also many bad ones. Sometimes positive and negative information can also be regional. There are a few manufacturers in my area who's Reps aren't even allowed through my front door, who seem to enjoy a better reputation in other areas of the country.

Some of the questions you need to ask and research is material and installation warranties. How long has a particular window been on the market, what type of glass is available and what are the energy efficiency ratings on it? Do you need double or triple pane glass? What type of spacer does the window have and is this the best type? How well will the manufacturer or installer respond if you have a warranty issue? BTW, don't assume that a large heavily advertized company will give you better service or respond appropriately just because they have a national reputation. OTOH, a some smaller company might be just as bad or not even be in business in 5 years.

In many cases, you will do better with a company that sells and installs the window. You may pay a little bit more, but you are more likely to get a better quality installation by an installer who is an expert on that particular window than you would with the GC using his carpenter or drywall installer to "pop a few windows in". Many windows have peculiarties that only an expert is experienced enough to deal with properly.

Additionally, when it comes to warranty claims, many manufacturers will automatically blame any issues on the installation. The last place you want to be is caught in the middle of that scenario. Make sure you get all labor warranties in writing and make sure the company offering them has a good reputation and has been in business at least 10 years.

Christy- I tried Wall O Waters but didn't like them as much as tunnels. They tended to fall over which can damage the plant inside. Then I inverted a tomato cage and put the WOW over it, which kept it up, but I didn't know what to do when the plant started growing out of the WOW. I find the tunnels so much easier. The large structure over the tomatoes to keep out the rain and prevent late blight sounds really nice! I start squash and cucumbers under lights about 6 weeks before I want to plant them out. With the tunnels they can be planted out May 15 but without probably not until more like June 15. Sometimes we have really cold rainy Junes.:-( I really like lemon cukes, and also Uzbekski, which turns brown when overripe. Last year I started dahlias from seed (T&M) and they were smaller ones, Collarette Dandy and Bishop's Children, and they bloomed fine in late summer and fall. It remains to be seen if the tubers survived, I just dug them up and put them in the garage in pots during winter. I'm starting more from seeds this year.

Thank you for responding WoW. My wife and I don't have a preference per say but like the look of Fibrex and is probably the best looking among the three. I have been advised by several suppliers that Vinyl casement window sash can twist when operating. Vinyl expands and contracts more with changes in temperature so there are more window and glass failures; In a wildfire vinyl frames melt and the glass falls out reducing fire protection. Vinyl doesn't age as well as other materials as it tends to deflect, yellow and attract dirt. This is just purely hearsay and I have no experience to substantiate those claims. Perhaps you can comment on that. Some suppliers have asked me to stay away from Andersen because they have horrible C/S, when compared to a Simonton or a Milgard. Do you have any feedback on that? The home is going to be a classic Craftsman and the window would be surrounded with brown trim.

We DIYd our fireplace/chimney removal. We are not particularly gifted in the ways of DIY either. We did a total gut renovation on the house and our structural engineer confirmed the chimney wasn't supporting the house in any way. The fireplace was pink and huge--maybe 4x7 footprint? Our house is single level with the chimney continuing to the basement. We rented a drop box for the brick and an impact chisel from home depot to remove them. My husband started on the roof and removed brick by brick dropping them down the chimney where I'd gather them in 5 gallon buckets to take to the drop box. In all it took us a weekend and probably $500 in rental fees. The roof was repaired as part of our GCs scope of work in the remodel, so I'm not sure how much that cost, but it was a very simple patch It seems to me that chimney and fireplace removal is totally unskilled labor if it isn't holding up the house. As such, it really shouldn't cost a lot.

Sophie - I disagree. I did not design this. I have no pretensions to being a designer and for many other aspects of the renovation we have indeed had formal plans drawn up. [I also know from experience that having an architect involved is far from a panacea .... but that's another story or stories]. For this room we knew we needed to replace the large leaky picture window and instead of replacing in kind we asked whether it would be possible and reasonable to build a window seat and what would be involved. We showed the contractor many pictures of window seats and shared the required dimension ranges (not exact dimensions) from various articles. He said a bay window would take care of it and no separate plans were required. I include the manufacturer's literature excerpt that says their Bay and Bow windows can be used as window seats. It seemed (and actually still seems) a reasonable solution. Projection Window Bay and Bow windows are like a piece of fine furniture for the façade of your home. These unique windows project from your home, creating additional space that can be used for a variety of purposes, such as a window seat or displaying meaningful trinkets. Our vinyl windows (typically double-hung or casement windows) are inserted into a solid frame to create this unique look that adds style to any home. Bay windows typically have three lites (one central fixed lite and two flanking operational lites) at 20-25-degree angles. Bow windows most commonly consist of four lites, all of which can be fixed or operational, set at 10-15 degree angles. The contractor asked us to describe what we wanted to the window vendor as well and we did. We never used the term bay window. We only talked in terms of window seat. The window vendor also did not dissuade us or suggest we needed an addition instead of a window. The window vendor spec'd the window we needed. Given that we have 8 foot ceilings - this would have been a really good place to catch that a 52" bay window wouldn't be long enough to provide a seat at a reasonable height off the floor. I think that's the key flaw here - plus someone's telling us that (unless I'm wrong) we weren't going to get the wood backing. Tomorrow should be interesting ...
