I briefly met with the Jeld-wen guy almost a month ago. My existing home has Pozzi (5 year old) windows. I finally called him today to see what was up with my price quote and was told I probably couldn't reuse my Pozzi replacement windows because of egress (?) rules. Ok, fine, so I have to buy new windows. Why couldn't he have called me a month ago to tell me that. He was supposed to email me information today, and still havent gotten it... I can put up with alot, but poor follow through is my pet peeve (maybe from years of working in a service industry)

Anyway, the people who are doing my construction pretty much only use them, so I really don't know who else to look at who is the same caliber. I am planning to be in this house another 30+ years, so quality is important, and I guess to an extent price is too. I think I may need a couple of custom windows.

Any suggestions would be greatly appreciated, and I guess the Pozzi's can go to freecycle. (If I had only known 5 years ago all of the code changes...)

Why do you need new windows?

Are you adding on? Replacing the existing windows?

The code changes your hearing about may be told to you in error Yarnoverboard. I don't know what state you live in or what building code is recognized there, but they're generally close when it comes to "Windows in a Sleeping Room". If your remodeling these rooms ad not altering any of the openings, your up to code without incident. If your making any kind of structural change you might have to make changes and bring the openings up to code.

The International Residential Code (IRC) which I have to abide by here in MN say:

R310.1.5 Replacement windows. Replacement windows installed in
buildings meeting the scope of the International Residential
Code shall be exempt from the requirements of Sections R310.1.1,
R310.1.2, and R310.1.3 if the replacement window meets the
following conditions:
1. The existing height and width net clear opening shall
  not be reduced by more than 2 inches (51 mm) in either
  dimension;
2. The rooms or areas are not used for any Minnesota state
  licensed purpose;
3. The window is not required pursuant to the Minnesota
  Fire Code;
4. The sleeping room is not undergoing an addition,
  remodeling, or a change in occupancy; and
5. The window is not required to be replaced pursuant to a
  locally adopted housing, property maintenance, or rental
  licensing code.
  You may want to check into your local codes before throwing your windows out!

@windowswashington - thanks for pointing out that keeping them open will decrease the risk. While obvious, I'd not thought of that. THANK YOU! @toddinmn - cannot "take the money." Need to either get them installed now or lose the opportunity for the insurance company to pay for their replacement. They will only pay - if they see them actually installed. The Jeld-Wen are double hung, so I can flip them inward to clean.

Well you guys were right to go back to question the Integrity quote saying it should be less than the Kolbe Ultra - We took out about 80 lites across our entire package - again, without materially changing the look of the house - in fact we think we like it better. The architect had lites EVERYWHERE - in any case what a difference that and a little nudging makes on the pricing. To those out there shopping - certainly don't take that first quote as the answer - and 'value engineer' your grid patterns. Original Koble quote $38,700 - after removing those lights and continuing to press for some price movement $35,300 - more from the lite reduction that a price reduction - but we got 3% off if we pay in full at time of order Integrity - and this was the SHOCKER - original quote was a bit over $42,000. With the reduction in the number of lites, and the Marvin rep citing a 'calculation error and some more aggressive pricing' - the new quote came in at $29,300! This includes the hardware we want - Ultrex/Wood with primed interiors and screens. So now we really do have to think long and hard about which one to go with - thought it was getting easier (to go with the Kolbe) with the first Integrity quote $6K more than the Kolbe - but now with it thousands under, not sure which way to go - maybe it actually did get easier, but just swung in the other direction. Thank again for all the guidance - and had it not been suggested that some were surprised that the Integrity was higher than the Kolbe I probably would have disqualified it as an option without going back and questioning the quote.

We're in upstate SC as well. We looked at Windsor too - in our opinion Sun was a much better window overall. I don't have any photos - the top sash just slides down on some of the windows when unlocked. Here's a video from their website showing "sash droop" as he calls it, and how to adjust it: https://www.youtube.com/watch?v=P1t0zmrdlsk And speaking of videos, one of the reasons we chose Sun (not a major reason, but I still appreciate stuff like this) were the videos they posted on their website showing stuff like that above. Here's more. We just moved in the house in July, and it's so hot here - as you know - that the last thing we want to do is open a window. So we really haven't made a big deal out of it with our dealer yet. We had them come out once to adjust a few windows that had the top sash sag, but we've noticed more doing it since then, and not all of the ones I've adjusted myself will stay up like they should even after adjustment. I'll be getting in contact with our dealer in the next week or so to get those top sashes fixed as we'll be heading into open-window season soon. I have confidence they'll fix it - Sun was very good about fixing the minor issues we had right after installation. It was primarily minor finish/paint issues (we had them paint the interior at the factory) and out of 35 windows they replaced about 6 sashes. Two of them were because the dealer didn't spec tempered glass in the stairwell - they replaced those sashes with the right kind of glass for free. Good service.

Now waiting 5 months for replacement sliding door windows. on our renovation. Classic run around from the company reps. I regret that we demolished perfectly good Marvin windows, much higher quality.

Unfortunately, I think the window guy is probably right as we are bumping out the back of the house (master bedroom) as well as the front (daughters bedroom) and gutting the entire inside.

We live in one of those east coast post war ramblers with the teeny tiny rooms (and tiny kitchens) We are only adding 600 (I think depending on whose doing the math) square feet but front and back of house is all new walls. Total house is still one floor (including walk out basement) and under 3000 sq feet which,IMO, is plenty of room for 3 people. On the plus side it is in a great location and the lot is small but beautiful. Most people on this street/neighborhood are tearing down their houses and putting up 1.5-2 million dollar 6000 sq foot mcmansions with very little personality (IMO)

I could probably recycle the windows to the sunroom as an option, but it looks like for the bedrooms and basement, all new windows, and I don't find too much information on the web. Hope this clears it up a bit.

Or am I barking up the wrong tree and all window people are really slow about follow up and this is what I should expect? Thanks again.

Sounds like your going to have to bring your windows up to code. You could move them to your sunroom as you suggested or you could use them in other openings in each room. Only one window has to have egress in each sleeping room. If you have the ability to add another window opening to the rooms you could use them there. If you have a walk out basement the door is usually enough to comply with code for egress. Some areas are a little fickle on that though. You'll just have to believe in your builder.

Otherwise I'm with you all the way on the remodel of your home. I did the same thing you're doing back in 1999. I have almost 3000sqft on one level with no steps. I can live here without complications forever. I wouldn't trade it for the world. Good Luck!!!
