You’re not putting in real wood in a suspended ceiling. The weight would overwhelm it and it would crash down, with a big insurance claim against you. It’s also a fire hazard. Again, a huge claim against your insurance as a professional. If you aren’t insured? That goes straight to you to pay the millions. If you have never designed for a commercial space before, you are out of your depth. There are a lot of rules and codes that need to be accounted for. Starting with it’s bad business to kill your customers.

Your preliminary sketches for a discussion with the city might come from you, a GC, or an experienced contractor. When you actually submit for the permit you will need architectural drawings, and they often have to come from a registered design professional (e.g., an architect). General plumbing and heating plans (how many fixtures, etc.) should be part of the architect's design documents, so at the permit stage the only additional info you may only need is the license number of the contractors who will do the work. For some parts of the construction they may want more detail. For example, if you want to install new plumbing in a different location you need to know the current setup for drain/waste/vent (DWV) and hot/cold water supply. If you plan to move the fixtures across the room you may have to explain how they will connect to existing DWV and supply lines. Depending on the layout and construction of your house, this might be easy or it might be very hard. If there are speical local code requirements (height or setback rules, acceptable paint colors, etc.) you will also have to explain how you will comply with those rules. That's one advantage of using a local architect because he/she will probably have boilerplate verbiage for those items. Bruce

gary gee is.. or was.. and huge propagator .... and collector ... often the only place to see an older version of his newest stuff .. is to walk over to his 10 acre arb and look at it .. this is easily accomplished by asking to be driven over there in one of the golf carts ... with someone who knows where it is ... much of the stuff i bought there.. was offered nowhere else .. he also used to donate a lot of good stuff to hidden lakes in tipton mi .. if you are able to visit there ... i dont know the current status of that collection .. meaning if its still growing with new plants ... they used to be very old school ... and not very proficient on the web ... a phone call usually got you better and faster info.. than the www or email ... but i havent dealt with then in 10 years.. so maybe things have changed ... are you anywhere near stockbridge MI??? ... a visit might be worth a lot of driving.. and it might take you 2 days to cover it all ... and they were very happy to give tours ... ken
