So we just started building our second glass house. If you search under my user name you can find pics of the first one. We moved even before we got to finish that one so the new owner got a great perk with the house :) Got the foundation and floor in this weekend (now have to run down and get the building permit!) and am waiting on Home Depot for 2 16 foot beams I need for the top sides. This one will be 12 x 16 with 10 foot high walls and and an 8 foot ceiling peak. The first greenhouse was 8 x 12 with 8 foot walls and a ceiling height dictated by the windows I had. This new one will have a metal roof so we will have a much steeper pitch. I went to pick up some windows from a lady on Craigslist and she also threw in these 2 great old french doors - really narrow and tall. They will be the focal point of the building. Can't wait to get the walls up. It's like putting a puzzle together. Someone on my facebook page said:" You know you can build a pvc hoop and plastic greenhouse for about $250." I said it wasn't really going to be used as a greenhouse and I wanted something a lot nicer looking than that for my glass garden house. It has to fit in with my 1780 colonial.

@WoW Washington Unfortunately I'm missing one storm window. The storms are fine. just needs to be painted. I might be missing 1 set of screens that got damage. Two windows sashes have damage panes, but I have replacements in the garage. theoretically this looks easy to switch. one of the balance tubes might need to be adjusted or replace to get it to close properly. the weather stripping all around looks shot. the plastic thing is so brittle . but replacement weather stripping will take about 2 min per window to change. and its dirt cheap from marvin. (5 dollars a window) ZERO wood rot. just needs a sand + paint job on the outside. The biggest issue is that they were just caulked into place and fiber glass + caulking was put in to weather seal them. There is no sill flashing. I know this because I had to rip out the frame on oen window that was hit by a tree. (i wanted to see the rough opening before ordering) Its in the back of the house with a good over hang, so I don't see it being an issue. But foam + full flashing all around would have been my preferred method. I still have room to foam them on the sides, but still wont be 100%, but good enough. The other thing is I could just go a head and get tilt pac replacements from marvin. Cuz what i realized I would have to buy new brick mould to match the previous look and pay extra to have that installed. I attached a set of pictures, looks like a dimond in the rough? Part of me still looking at high end vinyl as a replacement for all the windows. I'm about to pull the trigger on a elevate replacement for the window that blew out. but i also just came back from Windsor dealer And im thoroughly impressed. sorry for the long post again :)

Beautiful windows! From what I can see those are worth saving - so much character and wouldnt you rather have those tens of thousands of dollars you save to spend on something else? A quality restored double hung window is a pleasure to operate and retains value. Do you have storm windows? Look into getting quality, top of the line storm windows (assuming these are the norm for your area and neighborhood) That would secure your windows and get them weather tight, and give you time to work on the windows. If you remove the sashes and have totake them in to be reglazed, that only costs bout $30-40 per sash around here - YMMV . Reglazing is the most PITA part of the process I think. Old windows can be tricky to figure out - theres all kinds of crazy ways they are put together. I hired a guy to do the first four and he taught me how to do them so I could finish the remaining 12.

I was worried that it wasn't safe to continue working on them! the windows are almost fully stripped. i used a citrus paint & varnish remover gel. i wore a mask, gloves, and eye protection and cleaned up debris. thank you SO much. @Stax i considered if the glazing is real wood but it is very heavy and brittle and does not have any graining. this window leaked water during ida so i went to weather proof it and saw that it needed a lot of attention. my husband believed it was in good condition but i assured him it needed repairing. we are in a historic new orleans house and i restored the house several years ago (im debating whether or not it was worth the major investment) and i'm finding many shortcuts the contractor took previously and am trying to fix them. i have 13 more of these windows and 2 sets of matching french doors that need repairing as well. thank all of you for your help! i will continue the repairs knowing that i can do so safely. :-)
