12x7 child's bedroom

We are considering purchasing this lovely 144 year old farmhouse but the third bedroom is holding us back. It's 12x7 and my husband is referring to it as a "bowling alley." My daughter, who is now 3, would be growing up in this room and as we know, girls tend to spend a lot of time in their rooms (at least I did.) Is this just too small? Does anyone have pictures of 12x7 bedrooms and the furniture in it?

I've seen smaller bedrooms in old city apartment buildings, but wow, that's small. I think much depends on the location of the door, closet, and window(s).

Is the 7' an actual 84 inches, or a bit larger or smaller?

I'm not sure, her room now is 12x16 so it seems really small in looking at it. I didn't get out the tape measure. She's an obstinate little thing and I foresee a lot of "room time" in her future.

The room is being used as an office now.

In the two places I've lived with such an arrangement, some investigation into the original floorplan has revealed that there's been either an addition or some remodeling going on. And people just took the easy way out and slapped a new room on right next to an existing room, without bothering to add a hallway or the like. In my grandparents' house, you had to go through their bedroom to get to the upstairs bathroom, which was, for a time, the only bathroom in the house, other than a toilet in the basement. The house was built in 1865 and the bathroom was originally a closet. It was the only space for a bathroom. That is, until my grandparents had 7 kids and took the smallest bedroom and made it into a bathroom. They also made a pantry off the kitchen into a powder room, to get a downstairs bathroom. My brother and SIL have a child with disabilities. They needed to either buy a wheelchair accessible house or modify the one they owned. They looked at many houses that had been remodeled for handicap access--SIL was appalled, really, at some of the remodeling. She said it was clear they just added a ramp where it was easiest and threw on extra rooms where it was easiest to expand the house, without any consideration of the flow of traffic through the house or how the rooms would open up to each other, or even trying to match the style/ finishes of the original home with what was going on in the addition. She mentioned bedrooms opening directly off the kitchen, or off the master bedroom, or just a section of the family room walled off to create a room. In one house, they punched through the dining room wall and added a bedroom/bath right off the dining room. And another where they enclosed a porch off the kitchen to make the accessible bedroom, so everyone entering the house walked through the accessible room into the kitchen, unless they used the front door. Which no one does in farm country. They ended up hiring an architect to add on a wing to their house--you can't tell where the old house ends and the new wing begins. They did end up with a dining room with no windows, but it has two sets of french doors opening into rooms with tons of windows and sunlight and you really don't notice. They paid extra to get the addition done right, but I think in the long run they have a house that doesn't *look* handicapped accessible and hasn't lost any resale value.

Ah, but you only *think* this will be less expensive. These projects not only always cost more than you estimate, you have to live in dirt for what seems forever -- costly in terms of peace and sanity. I was somewhat OK with your plans for the second story. When you got into completely rearranging the first floor rooms, you lost my support. (Like you care! LOL) DH and I lived for 30 years in a house about the size of yours (only one child though). After DS moved out we combined two BRs to have a larger master BR. Didn't hurt our sales prospects; still had a total of three BRs, three baths. The new house we live in now was bought to be a "remodel". I am so grateful we did a teardown instead! All New is always better than Partly New unless you have a historic home. My advice would be to spare yourselves a lot of money that you will NOT recoup and months/years of living in a construction site.

When we build, there won't be any rooms above our Master Bedroom. At the moment, my almost 13-year-old son and 3-year-old's room is over our Master Bedroom. My 8- and 10-year old's room is above the living room. Their bathroom is between their two rooms. When sleeping in, I can hear every single movement that my 13-year-old and 3-year do. There was carpet in the room which helps with the noise, but I hate carpet and put in wood flooring. If he drops something, I hear it. When he goes to the bathroom, I hear it. When all 4 of them are in one room, I can hear them. Just as this, I can hear every movement in my other boys' room when in the living room. They are very rambunctious and like to jump around. Another problem I have is that the pipe from their toilet/tub goes down the wall which is located between our living and kitchen/dining room. When they flush the toilet or let out their bath water, the pipe rattles in that wall. I know every time they use the bathroom and so do my guests. Most times it is rather embarrassing.

Yeah... I don't think you can really consider that a bedroom. That radiator takes up too much of your long wall!

Most beds are 7' long, so basically, you put a bed at the far end under the window, and then have a hallway and a dresser or a bookshelf along the "desk wall"...

It would be too small for me, if there wasn't another place for her to be/play/dress. This will be a sleep only type of room.

Thanks, I relayed the info to our husband and the house is off of our list. It's a shame because it's just beautiful but we are not interested in additions and adding rooms.

Why not loft the bed in her room? Increased floor space (and coolness factor!).

Once had to share a 7X7 room, with bunk beds. Then graduated to a 12X7, solo. Worked fine for many years. There were other places to play.

If there is a closet, fill it full of built-ins, including drawers. You might be able to do without a dresser.

Whether there is or isn't a closet, consider a bed with drawers underneath.

I agree the best place for the bed is probably across the far end of the room, under the window.

I had a room that was 11 by 8. I used it as my craft room and had a floor loom in there and a buffet and treadle sewing machine and a jelly cabinet and a HUGE gun cabinet. The gun cabinet does not show in this photo. You can barely see the end of the sewing machine, Closet was to the left and it was an 8 foot closet.

Thanks everyone! Stay tuned, no one mentioned that the attic was "finished" and we didn't look at it since it was later in the evening. I'm curious to see what their idea of finished is but they said it can be used as additional bedroom space. I know it doesn't have heat but they said baseboard heat can be added. At what cost though, we'll see!

The picture you showed of the small room is so cute. So pretty around the window. Lots of character. You can buy base board heaters for a couple hundred. If there is electric up there you just plug them in. Or the oil filled heaters work really well too if you have good insulation in the roof.
