Hardwood Floor Damaged During Showing..It is Just Maddening
Comments (94)Wow, there sure area lot of opinions about shoes on shoes off. As an agent, sometimes we are requested to remove shoes. Typically it is on meticulously clean homes. Most buyers don't mind, some grumble, but I have never had a buyer say they refuse to take their shoes off. It is the sellers home. They have the right to ask people to remove their shoes. When my children were babies and crawling around on the floor, no one was allowed to wear shoes in my house. I simply didn't want my babies crawling around in what was on the bottom of people's shoes, it could be anything! Being in thousands of homes in my career, I can tell you, I have seen floors that have been damaged because of a woman's high heel. There is no doubt about the mark. It looks like a nail head path of holes. It is from a heel where the little rubber thing has come off the shoe . Most people don't ask you to take shoes off because they are afraid you will damage the floors, they don't want the outside dirt on the floor. There are some cultures where it is a must. But the bottom line is,if there were signs and most likely this agent was told when making the appointment to please remove shoes, it should have been done....See Morewhat to look for during granite install?
Comments (10)We have our microwave cabinet on the end and because there wasn't much structure to the interior of the cabinet, the top actually shifted when they put the granite on as they drug it in place. My DH noticed it right of way and was able to push the cabinet back into it's orginal shape. It's right next to the opening where the stove will slide in and that's why he noticed it. Sometimes you will have wall damage if the wall is not square as was the case in one corner. No big deal though since the backsplash tile will cover it. You want the granite to fit as closely to the wall as possible because you may not be able to fill in gaps that are too large. Ensure they have all the overhangs the same depth and that the depth is enough. My sister's installers shorted her and her counters just cover the cabinet tops. My guy was very generous on my overhangs. If your overhang is too short, when you have any spilled liquid on the counter, it will run right into your cabinets, depending on your cabinet style. If they can, make sure they fabricate the counter outside and not in the kitchen. Mine did 99% of the work outside and only fabricated one edge after the granite was in place....See MoreDamaged drywall around tub, replace?
Comments (5)The tub and the wall (2' up) should be Hardi Board or Cement board. The tub should be sitting on Hardi Board. The seams (all around) should be sealed with cement board fiberglass tape and thinset. Then the cement board should be waterproofed with Hydroban or Redguard - 2 coats. The bare plywood and the sheetrock are wrong....See MoreIs the acceptable? Damaged granite installed.
Comments (22)Thanks for all the responses! The principle does matter to me, more so than the visual. If no one calls out manufacturers/builders on subpar work/products, that becomes the norm. Just because I don’t really mind the blemish TOO much doesn’t mean it shouldn’t be done correctly or that I wouldn’t prefer it to look nicer. I spoke to my GC about it and he saw it and agreed it could be better. I reiterated I don’t want a new counter put in (delays to move in, risk to cabinets, gamble of not as great of a color match). He said he would address it and let me know of the resolution. He’s addressed every other complaint (all pretty minor) promptly and satisfactorily so I have no reason to doubt he will present me with a fair solution. IF not I’ll response accordingly, but I’m not expecting a problem. Again, I posted to know what was considered REASONABLE and STANDARD for this kind of thing. I try to be fair to the vendor and to myself. Not trying to get something for free over here, lol. I appreciate the time people took to respond and inform me of solutions. I will update when I find out what the fix is! I agree everything is never perfect in a home build and some of the faults become charm later on! We’ve been remarkably lucky to have a very smooth build so far. My only REAL regret is not adding can lighting to my craft room!! WHAT was I thinking? At least I put in a ceiling light but, ugh. Dumb dumb dumb....See Moreskaun
