People can share THEIR finished $/sqft. but in reality it means little. Prices from even six months ago are outdated, prices are heavily locale dependant and if a house can be built for say $400/sf the same house can be built for $200/sf but with different flooring, cabinets, siding, trim, windows......etc. Basically a stripped down version of a more expensive version.

I would think about removing the brick and drywalling over the fireplace. Voila, new big wall for TV, in the obvious place..... Or drywall over the wet bar area on the living room side only and keep the wet bar used in the dining room; or just get rid of the wet bar and install a steel or glue lam beam (spelling?) in the ceiling to hold up the second story. Or redo the window wall with side windows and keep the upper window and put the TV where the large window is now but remove the window and sheet rock the wall and keep the fireplace and put in a sectional.....lots of options, and they will probably all fit in the budget and enhance the room and give you a new look for the room....everyone wins! Good luck and think positive....also hiring a designer might be good too as you are looking to spend a few dollars here and you should be happy about what you are spending knowing you will get a look you love. But first decide where the TV will go and what size it will be. Windows on either side of TV/entertainment area.

I love this house plan! I don’t understand the criticisms. We are considering building next year and this is one of the plans we are considering. We would make some small changes to the plan, more to enlarge rooms and make a large pantry/back kitchen directly behind the main kitchen wall and more functional mud room.

Hi y'all! Light blocking drapes are a great idea! Adding that to my buy list! And I'm already searching for tape to mark off some areas. Thanks for the tip! I like the image shared, but since we are planning to use this for tv/lounge, I think that set up wouldn't give us much space. We have a 6 year old, so planning to have a little wii game console hooked up to the tv for him. I would like to have the room "neat and tidy" as it is right off our entry way, but also would like it to be comfortable. Planning to stock up on baskets for the cabinet to keep everything hidden. I also have 2 mini schnauzers that will probably claim this room like they claim everything in our house. 😂 I can't seem to make any decisions because I'm afraid what I buy will make the space feel dark and small. I'm leaning toward light slipcover couch ( or one with a chaise) to keep it bright, but not sure if that's a wise option with my little guy and pups ...so maybe a light leather option? I'll try to find a picture of our main living room, to show the style I'm trying to match. This is our living space. Would like to carry this style into the front, but not sure if I should have light rug with leather or darker rug (like seagrass or jute) with lighter furniture.
