Peeling/cracking paint and textured ceiling

I have slowly been chipping away at my cracking ceiling texture for two years now, and I'm thinking that there's got to be an easier way! The thing is, there are different thicknesses of texture. It seems like this cracking/peeling problem has been an issue for a long time, and the previous owners' solution was to apply the cracked areas with more and more drywall compound. So in some areas, I may just have five layers of cracking paint, whereas in others, I have an inch of drywall compound. Any ideas on how to remove this with minimal damage to the orginal textured ceiling, which appears to be in decent shape under all this gunk?

The original texture/paint is the peach colored one.

I guess my first question would be why there is cracking to begin with. That's not normal, is there or has there been a leak or abnormal moisture on the ceiling? There's no easy way to get that stuff down. If you try to strip it using a heat gun, you wil take off all the layers. You certainly don't want to spend time and money putting up a new texture coat and/or painting if there's an underlying problem that will cause the same thing to happen again.

I think that this house must have had a leaky roof at one time. The previous owner was an elderly gentleman who was obviously miserly, judging from the shape this house was in when we bought it. The house had had a new roof put on in 1997, right after the old man died, so the situation had to have been bad. I know the people that sold the house to me would not have spent the money for the roof if it weren't needed. There are huge water stains in the bedroom that is adjacent to the kitchen, and the bathroom has the same problem as the pictures. Some areas of the ceiling peel and crack off easily, whereas other parts want to stay put, which is why, as I say, "I have the world map on my ceiling!"

The final coat of original plaster does not typically peel away from the base coat underneath. We have similar issues in several rooms, and it appears that a coat of texture was applied after the plaster walls were finished. This texture coat contains sand, and well might contain lime, plus other unknown ingredients. I have successfully patched our walls by painting the voids with elmer's glue, and then applying patching plaster. This method is intended to be used on small areas where the texture coat has peeled away, less than six inches in diameter. The problem with an application of patching plaster, gauging plaster, or lime coat, in very thin layer, to existing old plaster, is that the existing plaster acts like a dry sponge, and robs the repair coat of moisture, within minutes of application. When this happens, the cure is not completed. You can compensate for this by spraying the surface of the repair with an atomizer, using plain tap water.

Unfortunately, you do not really have an easy task on your hands there. I've done this numerous times since I renovate old houses. Without seeing exactly how deep the grooves are, there a possibly 3 options: 1-install smallish sheetrock over the ceiling plaster (3/8"). I don't like to do this b/c it is usually hard to hang as you have to make sure you get a stud and not screw into plaster or lathing. And, sometimes it is not really level. To save on removing plaster, I just had an idea but have never done. You could run 1x4 wood furr strips across the ceiling, then run sheetrock. 2-You can do the same for the walls, but then the reveal around the doors and windows is messed up and does not look good. Can work if you have really thick trim and use thin sheetrock. But, sometimes this is wavy. 3-Remove the plaster and sheetrock. Best approach. Then you can open a bit of a can of worms: studs that need to be replaced, need furr strips, maybe new wiring... Will look great when done, though. 4-You can apply a wide fiberglass mesh to the entire wall and mud it in. Use hot mud on the first coat---very important! They come 3-4 ft wide. It is kind of expensive, but less than demo. However, if the grooves are too thick then this may not work since the finishers would have to apply way too much mud to fill it in. Julie

When you say no air born, is that just fear of overspray? Or thinking the job is too small? The reason I ask is for a small repair I used a small aerosol can of finish. I had orange peel in my last home (Southern California) and flat in my new home (Pennsylvania). I don't know that repairs are any easier or more difficult. Flat is just a matter of smoothing the repair. Orange peel is a matter of matching the orange peel texture - too heavy or too light and it doesn't match. I saw a lot of holes repaired in homes with orange peel where they didn't bother to spray texture where the repair was made and it was quite noticeable - even with small repairs. With flat the biggest problem is if you need to use tape - it is tough to cover and keep everything smooth. Painting edges is way easier with smooth - no worry about bleeding under the tape - Orange Peel you have to tape, paint with the color you have covered with tape to fill any little holes under the tape and then paint over it with the other color to get a really clean line. I don't think either one looked inherently better than the other.

I,ve been in the drywall trade for 25 yrs & i seen this before,the only way to corect this problem is to remove the drywall ceiling & re-drywall it is almost impossable to get the texture off if it has been painted you can try be spraying the ceiling with water lightly so that the compound is soft enought to scrap off, but if there is coats of paint on the surfuce you can forget it,but before you re-drywll check to see were the moisture is coming from because that why you have this problem, moisture is collecting above the drywall causeing the compound to let go..
