Modular Extension

I have seen one or two surprisingly good looking new homes which are of modular construction in this area. For reasons of both quality and cost I am considering a modular remodeling/expansion of one "wing" of my house and I wonder if anyone has had any experience of adding on a modular section to an existing house. The idea is to tear down an attached garage with a bedroom/loft on the second floor and adding a much larger section - maybe a kitchen great-room.

If I end up with no garage will this be a serious negative on the value of the house? I dont park my cars in the garage anyway and I reckon few people do....

If you plan into a modular all the code required features of a stick built house, there will be no cost differences at all.

The only "savings" might be in the construction time since most of the construction time will be in the factory.

But most modular manufacturer's won't do special order projects or additions because that isn't what their business does. They sell limited home design packages that get produced over and over to maximize profit and their manufacturing capability.

Custom building an addition will just slow down their otherwise streamlined operations and add cost to their operations, which will get passed on to you.

I think it is worth investigatingm but don't be disappointed if you can't find a modular manufacturer that doesn't do custom designed additions or that the modular addition will ultimately cost more than stick built on site.

One modular builder has said that they will work up all the extension drawings for free.....as they have the staff as a fixed cost for drawings used for their regular houses...

Wow, thanks everyone for your experiences. I'd still love to see more setups, particularly to see how the different models look together. I'm much closer to narrowing down my choices.....It looks like the 36" bluestar cooktop (slide in, 6 burners) with the 12" Diva module to the right of it (so it can be an extension of my prep area if needed). For that 48", I'll probably have to slide the prep-sink over one space, giving me over 45" of prep space (as opposed to the 33 if I go with the current sink position and 45" proposed cooktop layout). I was really drooling over the Gaggenau 36" cooktop (so unbelievably sexy!) but I'm concerned about all the electronic wizardry they are using to control the gas....I prefer my ability to control (and the reliability inherent in a more simple design). Now I just need a hood. I was looking at the Broan IEX222 (51") but it's extremely expensive and not nearly as sleek as the Futuro 48". And it's reputed to be powerful and quiet...

STRUGGLING to build an affordable, energy efficient house

I always enjoy threads dealing with energy-efficient homes, as our plan is to, within the next few years, build a home that is as energy-efficient as possible. Like teresa b (above) originally considered, we have thought about an ICF home and geothermal. The ICF concept is still almost unknown in our area. A few years ago, we attended a home show, and not only was ICF not represented, no one with whom we spoke knew what we were talking about. Fortunately, I have located a builder in the area who has some experience with the Logix ICF system, so I hope to speak with him in the future. Another interesting thing -- at a party last night, I spoke with a guy who has one of those Hardy (brand) woodburning furnaces, the type that is located outside the home, with underground lines connecting it to a heat exchanger located in the standard heating system. It also preheats water going into the water heater, to save on water heating costs. Something else I will consider!

Although I've never seen a Modular home constructed I'd assume this to be normal. I seriously doubt that the integrity of the walls were compromised. Rather you'd be looking at stress cracks in sheetrock due to the lifting, placement, and fastening of modules. I'm confident that with some Liquid Nails adhesive and long course thread screws these gaps between modules would be tightened up and never reappear. Note, I have no direct knowledge of modular construction but have a comprehensive knowledge of swimming pool and pool house (standard framed) construction. My experience has always been that a structure which has generated cracks in the sheetrock have been from settling out of level at the base of the structure. I've seen this settling on both monolithic concrete foundations and footers under joisted sub flooring. As long as your slab stays put I wouldn't expect the cracks to reappear. See ya, Kelly

I'm thinking that if you add a shed roof garage, you will add so much "weight" to that side of the house. With two front doors it's already a bit confusing (which door do I go to when I show up for coffee the first time??) and putting so much more mass to the right puts the right hand door in the center of the house. (Maybe that is the main door?) So even though you don't like the gable, it's not going away and I think you'll get a more attractive result by adding a front-facing garage with a gable roof that matches the house, and siding to match the house. Then paint out the solid door and trim to match the siding of that's not the main door. You mentioned resale a couple of times and I think most buyers will be looking for stylistic cohesion.

Speaking of modular homes, I am thinking about renovating my garage, to build a modular one.

Is anyone familiar with the Dura modular cabinets?

In fact, I found the site angel-wings.ca, which seems to be a distributor of the Dura brand. The pictures of the products look very good, but I have no experience at all in this field..

Any opinion?
