Lot-line Survey?

Is it possible to get a survey done on just one side of a residential property? I want to hold down costs as much as possible. In a mess regarding a property line/fence dispute with a nasty neighbor......whole 'nother story.

Lot line survey.....one side for get it.

They will only want to do the whole lot..usually.

You need to call around for surveys in your area. Get lots of over the phone quotes. If there are bussy you will get a high price.
Call the city building department and ask for there help.
Some times they can recomend someone cheep.

You may have overhead airals from pictures taken by planes.
This would be on your County web site, property, lot info.
It will actually show your house and the lot line.

Approximately.
If you had a survey done at purchase, find the plat and see if you can locate the monuments.

Hi Carolyn, The foundation has to be 5' from the property line, so you end up with 10' between houses. The foundation cant be on the line, but has to be 5' minimum to that line.Actually my math skills are poor, it would make the 2' overhangs 6' apart. I could jump that in those days, not now. Other setback concerns are utilities,septic/sewer, city/county right of ways that all play in when placing the house.Duplex apartments can be built with a common party wall, but only built on one lot with the same setback requirements as a single residence. I've never heard of placing a house on the line.Before setbacks and codes in our area, it was common to see garages built on the back line of the property and was actually part of the fencing, but no longer allowed as outbuildings have the same 5' setback requirement.Where we are building, our neighbor placed an outbuilding about 1-1/2" from being 5' off our property line and was all paranoid before knowing us that we would ask him to move it. It's on a slab, so when we had the crane out to lift our rafter,ridge beams, and trusses, i jokingly said we'd move it for him then.I guess he got it because he has no worries.

I had a similar situation in Los Angeles about 6 years ago. My mother had bought an adjacent lot from the county in 1977 and the property was zoned as horse property. It was adjacent to a riding trail, but the lot was landlocked. At that time, it was a desirable situation to have land in Los Angeles and at that time, the banks were lending money to anyone (with no down payments). The problem I found was that the potential buyers could not get financing for the raw land parcel (and they all wanted no money down financing at that time). So, in order to make the property sellable, I had to get the lot line removed. The city made it very difficult & expensive -- needed a survey and lots of visits to city hall to get the job done. Luckily, I did get it done and the property sold before LA property values plummeted. So the question to ask is, whether the property would be more vaulable divided or combined. You need to contact the zoning office in your town. Your current structure has probably been grandfathered into its space. There are probably lot setbacks in place now to prevent this from happening, and reworking that garage will require moving it as it wont be grandfathered anymore. You may be able to apply for a variance to change the size of the structure and keep it in the same location but further back from the lot line. I recommend at least 3 feet from the lot line for egress and maintenance on the wall. For example, zoning code in my town requires fences running parallel with the house have a 3 foot setback so both the house and the fence can be maintained and the 3 feet is the standard size of a hallway.

Someone in my former neighborhood had a solid fence that was covered in stucco, not stone. I think the cladding choice would depend on the style of your house, but I wouldn't go any higher than 6'. I don't know how much noise abatement that will result in either, so maybe you should keep your expectations reasonable. It may not make enough of a difference to be worthwhile although it would definitely make a difference in terms of reducing sightlines. I second the comment about having your lot line surveyed first. We replaced an existing fence on a property when it was old, putting it exactly where the old one had been. Right when we listed our house our next door neighbors decided they wanted to change the placement of their driveway and had the lot line surveyed. We then found out our fence did not follow the lot line and it caused turmoil around the settlement with the people who bought our house. If all parties hadn't been reasonable the sale would probably have fallen through.

IN NC, a surveyor will do as much or as little as the customer wishes. Typically, the surveyor will reference enough other points to insure himself that the points the customer wants established are correct. The local governments here keep plats, photos, other records, not so much to help the citizens but for tax and zoning purposes.

I'm not sure where you are, but in CT you can get a single lot line surveyed, but you might need all your other bounds are marked. Call around and ask a couple of reputable surveyors. You can usually go to the municipal offices for your town and get a copy of the deed for your property as well as the problem neighbor's and a map of each. (Ask the surveyor if you get all the deeds and maps they need if they will lower what they charge you because you've done some of the leg work they charge by the hour for sometimes. Some might be willing some not. Worth a shot anyway, right?) Then you can see for yourself where the pins are, if they are still in place. I think if the surveyor has some of the pins in place he won't have to do as much work. Anyway, good luck with it.

around here no surveyor worth getting would do a single line only. they WILL survey the entire property. if you want markers down only one side they are fine with that, but they have to do the whol thing to make sure it is accurate.

if you had the placed surveyed when you bought it, call teh company that did it ask them to come locate the pins. that will be a lot cheaper than full blown survey.
