Comments (33)lyfia, thanks for your input. In the master bedroom, we plan to put the bed between the two windows on the wall overlooking the backyard (at the top of the plan). It is sized so a king will fit between the windows. dadereni, thanks for pointing out that the master wing being recessed makes the small windows OK. For some reason that hadn't occurred to me, but now that you point it out that makes perfect sense. Regarding the lintels, what material do you think would look best for this house? palimpset, I'm attaching a revised exterior with a small gable return. Comments (14)I had single hung AL frame windows in a home I sold about a year and a half ago. they were ok, even though the house was a single story ranch going out side to wash the windows was a pain... some wiwdows were harder to reach from the ground and I still needed a ladder, plus some had flower beds outside under them. that made it harder since I didn't want to tramp down the flowers. I am starting to replace the old wood double hung windows with double hung windows that tilt in to clean. I really like them I have to say it makes cleaning them very easy and worth the price to me because I hate to clean windows so much. I have never cleaned the old windows in the house I am in now and doubt if I ever will clean any of the old windows before they get replaced since its such a hassle....See MoreCasement or Double Hung Windows?
Comments (11)We have Casement and Double-Hung. I am no expert. The following is our experience and research info. Good windows from reputable manufacturers, big or small, will seal well and not have unreasonable infiltration. A company may sell different lines from entry-level to higher-end and each line may have different infiltration rating. You can check the ratings published by the manufacturer to get one that best fits your requirements. In general, casement is supposed to seal better than dbl-hung and slider is supposed to be the hardest to seal tight. Again, good companies knows how to seal them tight, sliders or otherwise. Draft in general has three sources. One is poorly sealed windows, another is poorly installed windows with gaps and seams open to the outside and the other is poorly constructed windows. A properly installed window can seal tight against infiltration but if it transmits heat or cold readily from the exterior to the interior due to poor design or material, then a draft will form as interior air passing the window is rapidly heated or cool. Either case, air movement will happen by the windows. Note that "cheaper" windows often are poorly designed and constructed and will be drafty. We lived with a house full of these when we bought our place and ended up replacing all of them. So in many cases, we do pay for what we get. Modern windows use all sorts of thermal breaks to limit or prevent such contact-transfer of thermal energy. Low-E coating is very effective at keeping heat out in the summer and warmth in during winter months. Double-pane construction with gas-filled space is another method to limit energy transfer. Ours are of such construction and have lived up to expectation. We are currently smack dab in the middle of CA's Summit Fire that started last THursday. Our house has been covered by thick smoke all this time and no hint of smoke in our house yet. Both the dbl-hung and casement are doing their jobs. Comments (2)They are designed with a flat sill but the sash is set to very outside of the frame so technically the water does not reach the sill like on a double hung. The sash generally has a a bulb or fin type weatherstrip or break around the outside perimeter of the sash so most all of the water is shed that way. Where as a double hung the water, well I think you know how that works. I have been following that thread and while I agree with some I think you will find the pro's on this forum will concur with me and possibly fill in more info as they have more of an installation background....See Morechispa
