May I suggest that it might possibly because there is not enough difference between the day and nighttime temperature? Many of these plants originate from the Atlantic forest, an area of Brazil very close to where we live. Climatic conditions are very different from those inside the average house! In spring and fall, which are the two hottest seasons, they can soar to 90+ during the day, dropping back at night to around 60. In "winter", which is often very dry, conditions are even more extreme with a daytime max of about 80, falling at night to around 45-50, which is a lot cooler. Only in summer, which is usually more cloudy and wet is there not so much difference between the day and nighttime temp, 70-85. What you could do is put your plants outdoors for part of the year, so that they get exposed to a bigger diurnal range. Most of my plants are autumn flowering, but yours might not be.

The expiration date is fine. This is the first time I have used this type of caulk and am not familiar with it. It appears as it has dried, it has shrunk a bit where the tile wall and tub meet, but the seal looks to have remained intact with no separation on either the wall or tub, which I am pleased with. Maybe I am just over-thinking the product results. When dry it has a flat appearance and when wet is shiny and slick. It's not tacky when dry and does appear to have set.

Your potential buyers can market THEIR house with a contingency that requires their offer on YOUR house to be accepted. You continue marketing your house, they begin marketing theirs. That's how we sold our last house - we did not put it on the market until we found the house we wanted to buy and did not put an offer in on that house until we had a contract on ours. But we were working with a realtor who knew going in that we would not risk owning 2 homes and would also not risk being under the gun to buy something we didn't love because of a looming closing. A good realtor can get creative when needed. What that means is if you accept an offer from someone else, they are no longer obligated to sell theirs, so they don't have to continue trying to sell when the one house they want is not available anymore. It's dependent on what your market is like and honestly, if they were going to try and do FSBO I wouldn't give it a second thought. But if they list with a savvy realtor who 'gets it', this *can* work for both parties. Not that it makes any difference to your situation, but a smart realtor would know that even if they list their house with that contingency, they are already mentally leaving their house - so if your house sells out from under them, there's a good chance they'll continue with the contract.

"First of all, take a deep breath and remember you’re pushing a plant to do natural things in an unnatural habitat; so the challenge is baked in. But I know you’re up for it or you would have given up by now. ". He is right about you are trying to grow trees that are engineered to grow outside. Most of us grow our trees outside as much as possible and that is what our trees truly need to give us the best results possible. I realize you like to grow inside and use artificial lights all year long, but I'm afraid that you will find times of problems that might arise like this! Your trees are telling you that something isn't right and I also would back off on the Neem Oil. I would use as needed and let your leaves try to breath without being spritzed every three weeks. I know you are watching your babies constantly and taking care of them as well! Let them take a break from fertilizing every so often by flushing the soil with water to help eliminate any salt build. Take it one step at a time to see what will cause them to rebound and start pushing new growth . Natural sunlight is the best and only artificial is second to Mother Nature!! I hope and pray that you will see a change with your leaf drop and that someone who is more experienced with growing under artificial lights will chime in for you! My trees ( seedlings and some small one years old trees will grow under artificial liggts for the winter. They always come though fine and are ready to make the switch to natural light for the spring; summer and then into the fall. They thrive in their natural environment and sometimes your trees might need to have a rest from artificial to natural for your summer... Just some thoughts for you, sweetie!! I seriously doubt that your have the awful virus that is mentioned by Dr Kukiat! You can google that info and check it out. The signs will effect the leaves and show sign in a green leaf.. not by your leaves falling off the tree. The other signs are the huge color breaks that the flowers show blooming during the blooming cycle. Most of us have color breaks at times during a high heat wave and it's just that... a color break, not the Virus !! Have a great day!! Laura
