should we build new or restore old house

I live in NE Texas and we purchased a 1920, 1390 sq.ft. house for $1,000.00. The cost to move it to our land will be $10,000.00. We have houseplans drawn up to add on about 1200 more sq. ft. We can't do anything further until we sell our current home, but now are pondering whether to go thru with restoration or build new using the salvaged parts of the house. This will be our forever house, and we want as energy efficient as possible. The existing house is in fairly good shape, but needs lots of insulation. Any suggestions?

There's nothing like a old house for character. Why not add on to the house you bought using decorative elements from the 1920's to keep the house within the same look.

I'd strongly suggest you take a look at some of the old house boards and read up on old house restoration. IF you do decide to restore rather than destroy leave the windows alone. Despite what the sales folks are going to tell you you aren't loosing heat thru those old windows if they are properly maintained. Riping them out you will loose much of the houses character and charm. Replacement windows are just that something you will be replacing over time again and again.

Thanks for the input. One small issue,we would have to replace the current windows because over time, my uncle,who owned the house had boarded up window openings and put in single smaller windows, trying to make it more efficient. The big problem we believe, is the floor, as the hardwood floor sits directly on the joists with no insulation. We wanted to put new windows back,size,and look as original to the house. Just not sure if we couldn't build new exactly what we want for maybe less money. I do love old though. Scared of the money pit possibility.

gala522-I really like your house. its got the craftsman look with modern amenities. Our budget was/is so small that most builders laughed at us (we've got the finial number down to a little less than $124 a sqft including the land). We really wanted to buy an old house for the charm, but you can't buy one for less than around $230k here in Asheville and then they need to be updated with all new wiring, plumbing, HVAC, etc. Luckily with us doing all the finish work on it, we were able to splurge a little and some of the areas we were able to convince the builder that it really wasn't any more work to achieve a certain look. We did go with exposed rafter tails and they look great, but they are a pain in the butt to paint (as you can see, i am the one painting them in the first picture i posted).

@Laura Hoefer seems like your situation is not as bad as ours in terms of exposure. We didn't know about the windows and my kid's bed was right by them. He got exposed a lot with all the opening and closing. Plus the age doesn't help - he still puts everything in his mouth. If you decide to strip them yourself, I would advise to take a class on lead safety. That being said seems like it's a very complicated process and it might make the situation worse. There are some sealing paints for lead, but you'll still have to scrape the peeling paint off, which is dangerous. I'm going to strip only the 1st floor windows as it gets warmer (they are 8 ft tall so super expensive to replace), but we decided to replace the rest. Restoring is even more expensive if a professional is hired. Have you tried using professional lead cleaning products for lead to mop the floors? Maybe this will help reduce the exposure for your kids. It's all so scary. I'm scared that my kid will be permanently brain-damaged due to all of this :(

A kitchen addition off the back might check many of your boxes. Include dining space in the addition, turn the current kitchen into a mud/laundry room, reverse the closet that opens in to the dining space to open into the bedroom, use the current dining space as additional living space (make a reading nook and add a fireplace? I don't know what that would entail or what your husband has in mind). I think this would be better than trying to open up all the walls to some "open concept" idea--that would ruin whatever remaining charm the original house has. And opening up 100 year old walls can cause a lot of unforeseen problems. This vague plan doesn't, however, solve the furniture placement in the living room and doesn't give you more closet space in the master bedroom. You'd have to look into the cost/benefits of doing something of that scope compared with what you would elect to build if starting from scratch. I don't think rearranging furniture is going to cut it with your list of wants. I'm also a fan of the "be thankful and enjoy" option (it sounds pleasant and is highly affordable)--but only you know what your needs really are!

It was probably a good idea to walk. As a first time buyer, you don't want to be saddled with repairs that are beyond your ability. Let's talk about what you have learned and what you might have done. Norm Abram from This Old House advised us to think of a house as an old man in winter. Does he have on boots, coat and hat. Or, is the foundation, exterior and roof okay? If yes, proceed. If no, it's going to cost a lot to get the house properly dressed. Those are the areas where you must spend a lot of money to keep the structure from falling down. In the case of the house you were considering, the next step would have been for your realtor to get an inspection extension in order to find a structural engineer to conduct and report on the status of the foundation, the water intrusion and cracks in the walls. Many people think that a home inspection is the only inspection that is needed. To stop with a general home inspection is to buy something without a full understanding of the features and potential costs. To fully understand and be able to quantify your purchase, you may need to employ additional specialists to inspect the structure, the HVAC plant, the roof, the plumbing and the electrical. While it makes sense to do this with older homes, newer homes have just as many problems. A skeptical eye should be used on any property that you will be paying good money to acquire. The general home inspection is just the start of the process, not the end. Often 10 days isn't enough. This is where your realtor can help by arranging for inspection contingency extensions. If a seller won't grant an extension for an additional inspection, my answer would be to walk away. I want to know what I am buying. I'm never embarrassed to inconvenience someone in order to get my questions answered. You did the right thing. Hopefully, the next home you place a contract on will be in better condition with fewer issues.

We live in small 1870 schoolhouse. Took the interior walls, ceilings out (they were not orig) and had the soy based foam sprayed, then plastered. We added an addition and it was built with SIPS panels. It has been very energy efficient. Good luck. New energy efficient wood windows. We put in radiant heat and it was all worth it.

Our current house has been for sale since the spring, you can see it at Kijiji Shreveport 2602 sq. ft. 247,000.00. At my wit's end on why we haven't even gotten offer. No longer with a realtor, but that leaves more room to neg. price. then, the restore or build new question. The houseplan drawn up for the restore is what I like, but only one story. Maybe it's more craftsman style than farmhouse, but I do yearn for the look of two story simple lines farmhouse. I haven't had luck finding a floorplan. I like Allison-Ramsey and Moser Design Group. Any other suggestions?
