Freezing teaser rates is NOT the answer

and alos not fair to the multitudes of home buyers who purchased in the last several years with fixed rates and/or adjustable rates who could AFFORD them..Heck, i'd like to recast my loan to a 3-4% "teaser" if it wouldn't increase, as proposed.

But i have a better idea...If these "subprime" owners could afford the teaser rate, but not the adjustment, why not grant them a refi for the loan and recast the duration to 40 years, AND slowly over time adjust the loan to market rates, say 1/4-1/2% annually...Hopefully, in time, the value of home increases, and they can refi out of the 40 yr loan into 30 or 15 yr...win-win for everyone..Opinions???
