50,000 Interior Reconfiguration after Addition?

Hi all, I would really appreciate some input about some numbers that our architecht gave us. I live in the northeast (NY suburbs) so we know we are going to pay top dollar for the work we are going to have done. Our architect gave us the following #s: 750 sq feet interior bedroom space -- $200-300 sq ft. and 500 sq ft covered porch space @ $80-150 sq. ft. But then he said add $50,000 for interior reconfiguration. Basically, 3 rooms are being affected, the dining room (wall pushed out) and two bedrooms (we are adding 3 interior closets to existing bedroom space and two closets to the master bedroom). We have done lots of interior work to our house and this $50,000 reconfiguration price tag after an addition seems high. Thanks for your opinions.

Is that the price to just construct and/or move the walls (framing, drywall, painting)? Or does it include redoing flooring, installing closet systems and other work? Is the DR wall load bearing?

If your answers are yes, no, and no, then that is an outrageous price. If there's more work included in this, or there are structural issues with the DR wall, then it might be higher, but that still sounds very steep.

I'll do it for $40k if you fly me out and feed me 3 square meals per day. ;)

Seems a bit high, though, like weedy says, we need more details to fully comprehend the scope.

A few things: the fireplace where it is now is obviously not ideally located - so if you want to keep it and want a gas burning one, then I'd move it into the living room and integrate it into some built-ins along the outside wall. (no TV over it though - makes the TV too high. TV if needed there, can be off to one side). It doesn't, as mnmamax3 notes, need to be connected to the existing chimney - just needs a vent to the outside with adequate clearance. There are some quite lovely gas fireplaces these days, and they certainly do avoid the mess of a wood burning one (though I LOVE our airtight wood burning fireplace). The other thing - I actually preferred the layout of the master bedroom that you had before. The walk-in closet takes up a lot of space and while you do get another "free" wall in the bedroom, it doesn't actually give you more or more efficient storage and makes your bedroom a lot smaller. And - I'd add more windows - definitely one in the second bathroom, and possibly another set of windows in each of the bedrooms. One other question: access to the back yard. I'm assuming that you don't barbeque and also don't anticipate or want an easy transition to your private outdoor space in the back yard? Which is fine, if this is your lifestyle and you plan on staying in this house for a very long time and aren't thinking about resale, but I do know that many people have knocked out walls and gone to great lengths to renovate houses built in the 40s and 50s that didn't provide the now expected easy access/transition to outdoor living spaces. I recognize that this would require a major rethink of the kitchen/access to basement, but I think it needs consideration if it hasn't already been thought about. I can pretty much guarantee that the transition you have currently to the outdoors won't be viewed as easy or convenient once food/drink is involved - carrying stuff around the corner and down steps and out a door may seem trivial on paper, but in reality...it's a big disincentive to go outside to eat! I say that having owned a variety of houses with varying ease of access. If this was my house, I'd probably blow out the back wall of the kitchen for sliders to a deck, and reconfigure the space. I also still think the huge amount of main floor storage is a really bad use of "prime" real estate. Should be living space... rockybird was onto something with the reconfiguration he/she showed (moving hall over, LR gets bigger).

Here's the best I got for 3d design of layout. The fridge area is obviously not accurate but this should give you an idea of all of the other space I'm working with. I am pretty sure at this point that I am going to move the fridge to the other wall... like someone else said moving the line through the attic isnt as big of a deal as I originally thought. Then I will square off pantry and make it a hall closet on other side. The new closet will stick out a few inches past counter depth in the kitchen though, hope this looks ok. I plan to add a wall where the fridge was to close that recessed space and add cabinets/countertops all the way down to where I squared off the pantry since the fridge is no longer there. On the new wall I will have a 24inch wide and 27 inch dept pantry cabinet that will be flush with where the wall ends (wish they had bigger but they dont without doubling up on them) and I think the best spot would be to put the fridge right next to the pantry where the cabinets are in the picture below. And to clarify.. the wall that wraps around pantry not shown in pictures below comes out 28inches. With all that being said do you guys have any opinions on layout with what you see below?

There's basically three designations that are recognized: architects, interior designers, and interior decorators. To be a licensed architect you need either a Master's degree, or a 5-year bachelors of architecture degree, plus X number of years of work experience, plus passing the licensing exam. In all, this can take anywhere from 5 to 7 years after graduation to become licensed depending on whether you have a masters or a bachelors. Most architects do both building envelope and interior configuration. But they may not always specify interior finishes. An interior designer generally has a bachelors, plus 40 to 60+ additional credit hours in an accredited program. To be certified you also have to take an exam, but it's not nearly as rigorous. A CID can work on interior reconfiguration, spec finishes, and stamp their own drawings IF there are no structural changes. If there are, either a structural engineer or an architect provides supplemental drawings for permitting. Interior decorators fill the spaces; they don't create/configure the spaces. No education is required for this and if they are involved in remodeling, they generally outsource construction docs. So, when I was in design school, I too was told there's no such thing as "Interior Architecture". You're either an architect who does interiors or you're a designer. As far as I know, there is no government recognition of "interior architect" or a separate license/certification. To confuse you further, many people who have gone to architecture school never take the exam to be licensed. In those cases, they are "architectural designers" and often work at architecture firms where someone who is licensed can sign off on their work. There are indeed real differences. Someone passing themselves off as an architect without the training or experience is overselling their capabilities. But not all projects require an architect. A kitchen or bath remodel, for example, can be comfortably handled by any reputable, certified designer.

I'm an old house lover, and I suppose I'm infamous here for trying to discourage people who want to remuddle historic houses and make them all trendy inside (and sometimes outside). I'm not going to do that in this case, for a few different reasons. One of them is that it's a relatively small house. While that house has probably successfully sheltered a few generations of families with 3 to 5 kids each, maybe more, today most Americans would consider it barely large enough for even a one child family. Another is that the very notion of the family farm is just about dead. Another is that kids mostly don't play outside any more. One part of me thinks that what you're considering is a nearly perfect match to what you need and want in a house. That part considers how much fun it would probably be to do something like that. But the historical preservation part of me is a little sad that a gentle, modest home, with ample land around it for a family to farm and kids to play in is probably going to lose a lot of its historic character forever, and become something more like a well-appointed vacation cottage. (I'm thinking of a gorgeous old brick home not far from where I live now that the owner recently added onto, siding the addition in vinyl, so I'm probably being unfair here.) Again, don't misunderstand, I'm not trying to discourage you or - heaven forbid - shame you. I don't blame you at all, and it's clearly your right to do as you wish with your own property. So, best of luck with your project. Come back with pictures when you're done!

Hi. Thanks for responding tj and weedy. The three walls in the three rooms are probably (?) load bearing as they are the exterior side walls of the house (Bedroom on top of the dining room which is being extended) face out to the yard, but which are now going to lead to a new addition). Forgive my lack of knowledge about load bearing walls (I thought these described interior walls that held up the house) -- I would appreciate an accurate definition : ). The finish work includes floor (plywood floor and all trim (moldings), not closet systems or carpet. I thought the price was crazy high as well... this, remember is on top of the 200-300 sq ft which they are charging for an addition. We built a few small closets with our old builder and the price was 1700 a closet with the closet systems. Sadly, our builder whom we did all our other work with (and loved), is no longer with us.

It could include new foundations, posts, and beams if you're changing load bearing walls around. And it could include things like tons of painting. I got a bid that included $30,000 for painting the entire upstairs of my house (not that big either). (I do all my own painting.)

Besides, it's only one person's opinion. I suggest that you take the basic plan and ask a couple of contractors what they would charge. It won't be accurate but it will give you a chance to see if they are all in the same ballpark.

fern-- were you doing anything special with the painting? That bid seems extremely high. We had the entire interior of our 2-story, 2500 sq. ft. house painted, primer plus two coats -- including the cost of the quality paints, all doors and trim, ceilings, walls, and closets, for $2500 last summer. We live in So. Cal., so not an inexpensive place for home improvements, either.

No, I wasn't planning on having someone do the painting in the first place. But your price sounds low.

Fern -- that's the price I actually paid, and they did a fantastic job. You might want to get a few more bids. We found our painter through a referral from our real estate agent. She has been a great source for fast, quality and reasonably priced contractors. I would highly recommend asking a few real estate agents for some referrals.

Thanks for the suggestion but I'm still not interested in paying for someone to paint my house.

My point was not about how much my bid was or what it might cost to paint my house. My point was that the $50,000 that the OP was talking about might include some things that could be avoided, making the OP's desires feasible. You never know what they are including -- or not including! -- until you ask for a break-down.
