I know that this is different in every state, but just wanted opinions on whether or not houses in the city typically sell more than outside the city.

I would think it would depend on the area/state. Places like MT, ND, etc there are alot of outside areas that are great, but close to "cities". Maybe there are more in a city, closer to schools, work etc, but sometimes places out of city, give you more room and privacy. If you can get near lakes etc, it is great.
I guess what I am saying, it depends on a person's life style, income and how much freedom they want.

Define "in the city" and not in the city.

Are you saying within a metro area and outside the metro area? Or literally within the core city (For example, Cleveland where I am), and then the suburbs?

The furnace model number with the XR16 is an XC80. Very similar to the XV80 but communicating. Must be a mistake. TCONT803 is a fine thermostat to use with the XR16 air conditioner and furnace. Overall, I do not agree with the equipment matchups proposed with the furnaces and air conditioners. Oversized furnace on both systems, and oversized coil to achieve marginal efficiency gains on the XR16 system. I realize you may not understand all the implications of oversized equipment, but it is a big deal for comfort, efficiency and reliability. Old galvanized pipes have a finite lifespan. If you repair this leak, you have a good chance of it developing another leak in another location. The only good solution is a complete pipe replacement. The major expense of a pipe replacement will involve the digging of the trench from the meter to the house. This is an area where a DIYer can save some money. Have the utilities companies come out and mark the location of the pipe and any other utilities going to the home. Then you can choose a route parallel to the current pipe but just far enough away from it that you aren't disturbing it. You can rent a trencher (Maybe $200) and hand dig the larger access points at the meter and house. Then you can call a plumber to lay the pipe and make the connections. If you are not physically capable of doing this, then do you have any family or friends that would be? Church group? Scout troop? There are usually community resources that can help you to figure out what you can do here. The worst thing you can do is to ignore the leak.

Back to the roof pitch question (although I'm with cpartist and your wife Mary), from the street you will not have this view. From the street the higher pitched gable in the front may prevent you from seeing the main roof at all... think about that. And on the gable issue... Look at the where your gutters will be required with that garage gable, and think about the sqft of roof that center gutter will handle. I had a gutter like that once, and because of where it dropped, it went underground to sewer. I didn't want a deluge of water running down my driveway, especially when it may freeze and become a skating rink. Let me tell you that gutter was a complete PITA over time. It clogged, repeatedly, overflowed. I had water then running under the sofit and against the top flashing of the upper windows, then leaking IN through the windows. I had the gutters professionally cleaned and blown out four times a year, caulked the flashing, re-angled the gutters to spill down and away from the house... the darn things just clogged up again. (and there were no nearby trees except one cedar maybe 40 ft away high enough to drop anything). I had to hang out of an upper window one night with a spaghetti grabber and scoop part of a bird nest out of the "eyebrow" or "muttonchop", jamming the handle down into the drop portion to make the water go down as it was pouring into a bedroom. Not fun. Without the gable you can run the gutter at the very end of the house, thus diverting any issues to somewhere 1) more accessible 2) away form windows 3) not prone to attract nesting birds 4) aren't forced to tie-in to the sewer location to avoid ice-rink driveway and soggy lawn.

Hi Elmer I read through your comments strongly supporting NG over HP option due to its cost advantage. Do you know a 10 KW solar system can be installed in CA today for $15000 after tax incentive , which will generate approx. 15000 KwH of electricity per year ? I am exactly doing this for my 1995 built 3375 sq ft home in bay area as this appears to be the cheapest route to bring down my energy cost as compared to other options like improve insulation, change windows or upgrade 1995 installed 80% efficient NG furnace etc. Till my NG furnace is alive and kicking, I plan to use it minimally in the morning to take the chill out of the home and rely on supplemental electrical heating ( resistive ) to keep the house warm . Resistive heating is inefficient, but ok as stop gap option particularly if my electricity is coming from solar. When it's time to bid farewell to these antique NG fired machines, I plan to take HP route for my home heating and air conditioning. Even without any of these actions and just install of solar, my current electricity only bill will be reduced from $2800 / year ( 10000 KwH ) to zero. That will pay for solar install cost in just 5 years. Add to it cost saving from an electric car ( which I don't have at this time ), payback is even shorter. My yearly NG heating consumption is 700-750 therms. The baseline consumption of 20 therms / month or 250 therms / year will always remain due to NG cooking appliance and NG water heater. But the rest 500 therms / year NG consumption can be eliminated when I replace central ducted existing NG Furnace / AC system with ducted heat pump (no splits). There will be more upfront cost to install heat pump as compared to NG furnace / AC option , but I am hoping this differential to be in the range of $2-3K , particularly if I go with heat pump option like MrCool Universal ( will work well in temperate Bay Area weather ) instead of fancy Fujitsu or Mitsubishi heat pumps. And saving of $1000 from eliminating consumption of 500 therms / year should help offset this cost sooner rather than later. Due to these considerations, I decided to go for 10KW Solar System that gives me enough capacity of solar generated electricity to meet these loads. Time to give a fresh look to all ( almost ) electric home with recent price reduction ( actually since June, 2020 ) in solar install cost.

Statistically, property in major cities is worth considerably more than property outside the city. eg a penthouse in NY,NY could sell for 50 times the price as something in Rochester. Of course, they are practically giving away mansions to anyone willing to move into downtown Detroit.

What sells "more"? Not sure what you mean by that. There are more homes outside cities than downtown, so more of them sell.

I think a key factor will be taxes, insurance and cost to get to job and shopping. It might be more "quaint" living out of the city, but a pain to drive to work or shop. That wear and tear on your car(s) adds up quick. Plus, living out of the city how good/bad is the school system compared to the city one? Is the tax base outside the city strong? or going down? The city has tax issues, insurance, schools might not be good etc...put a dollar value on what is important and see how it all adds up. Plus, think about when you have to sell...even if it is years away...you never know and might have to sell in a few years for unplanned reasons.

Maybe the OP means just outside of city limits. In NC, I can throw a rock and be outside the city. The "no-mans land" has the same school district since we are county based but it has septic and well water. Technically it has different fire coverage but our fire dept would still go there. Same with using the sheriff instead of our police force.

The density is less but they get to use our roads so it isn't a commute issue.

Well - in this area - being in the city is easier to sell and commands a higher value. I'm not entirely sure why but it just is. We had the option and bought in the city - paid more for the privilege of a higher tax rate. I do know why - it was mostly the feel of the area. I didn't want to give up part of the yard to septic field and I prefer curbs. I also thought the city's laws made more sense. There were other considerations as well but it doesn't make the most financial sense.

I'm not sure what you are asking. Are we talking price or volume of sales?

There is a larger market for less expensive homes because more people can afford to buy them. These could be small, older homes on smaller, expensive lots within cities, or big, cheap boxes on land the builder bought for pennies 'way outside a city. You could pay more for a small condo than a 6000 sq ft 'box' -- depending on location.

There's more sales volume where there are more people -- people with jobs!

Not enough information. We need to know which city. NY, Boston, Philly, etc. are still very desirable addresses. Most major cities, however, are not -- primarily because of crime and the school systems. That's why the first-tier suburbs of most cities are the most desirable and most expensive places to live.

And when you get to smaller cities and towns, where there are no "suburbs", per se, and just a choice between incorporated and unincorporated, I think it becomes more about which school you like best and whether you want to live "closer in" or "further out".
