Janet, I'm just the hunter/gatherer/builder while my wife is the grower/gardener. But I would build it where you want it, and make it structurally sound enough to withstand the elements, though I'd probably stop-short of making it hurricane-proof! In hindsight we probably should have built ours with at least a LITTLE protection from the midday sun, but since we didn't I have to make an exhaust fan/shutter system for it and possibly an evaporative cooler as well, a shade cover too at some point, regardless we do fully expect that we'll have to completely vacate it probably sometime in mid-Spring. You had said something about using windows you have--also that you need to "learn how to use it". Maybe you just want (need?) a comfy place to put a potting bench and overwinter some plants--whatever I say build what you think you want/can afford and go from there.

JDPowers Link - I read that 3 years in a row winner sign on the Samsung fridge I fell in love with. The survey polled 22k customers. Is that enough? I don't know how many are usually polled? Then dh has been on the REPAIR forums since he repairs most everything we own himself and the Samsung, LG, and GE seem the worst for refrigerators. Too bad for me because the unit I liked best was the GE Profile FD w/ thru door ice & H20. I've been shopping at all the independent and big box appliance stores and today a small independent store owner told me that the GE I like is a nightmare. They sell them because they look so cool and people want them, but he says he crosses his fingers w/ a sale of that model that it will be one that doesn't break down. The problem is unreliable auto ice maker temperature and consistency of the refrigerator temperature. He said the engineers at GE don't even know how to fix the icemaker problem and neither does he, so it's a bad situation. He said that GE, LG, and Samsung are all made in the same factory in Korea and all have problems. He said stick w/ Whirlpool and KA for refrigerators. We checked the Whirlpool FD w/ thru door ice & water unit I will likely wind up with (but he said that KA is due out w/ their version mid July so I'll wait and check that too) and it was made in USA. Dh had already told me that from his repair forums research that Whirlpool was way to go. Ovens - Same appliance salesman also told me that for the money, Hotpoint was the best value in stand alone ranges. If I didn't want such a basic model then he said go w/ something from GE. Being able to disassemble the entire burner to clean separately is a big plus let alone the track record of reliability. I'm going to have a hodgepodge of appliances, but oh well.

If he is getting a mortgage, the lender will absolutely require title insurance. Some/few attorneys also are title insurance vendors. It's likely though that an actual title company will close as they will issue the title policy. The lender may insist on this. This is one of those things that varies. In my state the seller pays for the primary/owners policy. The buyer pays for the less expensive, lender's policy. Same policy, but the second policy is less expensive because it's kind of like adding an additional name to the insured. An attorney can do all of the contractual work and likely can set up an escrow account. You really need your own. You don't want the buyer's attorney setting up the escrow account. Some attorneys will do title searches. Given that your buyer will need title insurance, it would be a waste of time and money to have the attorney do it. The title insurance company will need to do it themselves before issuing insurance. They might accept a recent title review/search from an attorney, but it will probably be less costly to let them do it as the search fee won't be so high. The title company can also prepare the deed and other needed documents.

We've always used a real estate attorney. Usually a realtor was involved as well because even when we found the property ourselves online, a realtor got assigned to us to do the showings. We prefer to have any contracts we sign reviewed by an attorney and to have an expert working on our behalf that is not beholden to the seller. Ours has also at times provided advice on non-contractual issues involved in buying/selling real estate. We've never had an attorney attend closing because all necessary documents were reviewed in advance. In my experience a realtor will say as little as possible about anything that might be a complication so they can get the deal done. An attorney will raise questions related to anything that might come back to bite you later.
