Close to signing contract w/GC - getting nervous- is this smart?

We've been working w/ a very reputable contractor (done lots of work in our neighborhood and comes highly recommended). We decided not to shop around and just work w/him - we've changed our idea/plans a few times and have finally come up with our final plans. DH wanted an upscale screened in posrch originally but it was going end costing as much as a finished room. So we decided to expand our FR instead, making our fireplace a double sided fireplace with 5 foot openings on wither side of the fireplace that leads into a 19x14 "sunroom" - but will be treated as the extension of the family room. That way we'll end up having two seating areas, one for TV one for conversation. We're going to change the fireplace from brick to stone. We're also adding a large morning room (where the kit. table will go) where our deck is now. Our back wall in the kitchen will be knocked down and we'll have a big pass through where our wall is now. Adding lots of windows, window boxes, wood floors. We're extending our kit. island and also adding a large deck to the right of the morning room - composite decking/railing, w/built in lights/lattice underneath. Total cost will be about in the $200K range - we've decided we want to stay here - great neighborhood. These changes are really meant for us - so we can have a better 1st floor to live in/entertain in. But do you think down the line these changes would be appealing to a buyer?
