Comments (29)I've been reading this thread since its revival by roseofblue & wondered if I should add my story. "To share" beat "not to share" & I promise all, I'm not a troll or preacher. We moved into our new house in 2009 & spent 1 yr trying to sell/rent our condo unit. One day I went to clean before another wkend open house, a neighbor told me about St. Joseph. (I've never heard of this selling-of-house aspect even though I attended a school run by convent nuns in Asia.) I forgot about it until a couple of months later when I saw a little glass St Joseph @ Dollar Tree. Just for fun, I bought 1, went to the condo unit, made my sale 'request' & buried him, upside down, facing the front door in a flower trough. 2 wks later, the agent called us, there was an interested party. We answered questions, got a handyman in to check & fix everything, buyer came in a wk later (again) & made a firm offer. Buyer wanted a quick sale as he wanted to furnish it before heading back north as he had medical appts lined up. We didn't have a mortgage, buyer didn't need a mortgage, agent did the usual checking & prepared the paperwork & set up a meeting. We met @ agent's office & signed papers, exchanged keys for check & then buyer/seller went the unit so that DH could show them little do's & don'ts. I retrieved St. Joseph & thanked him gratefully. It was the quickest sale I've encountered, less than 6 weeks, & the interim anxiety was exhausting. This sale happened earlier this year so details are still clear. St Joseph now stands on a mantel in our living room. Comments (15)So glad to hear you are getting better Jean! I do wish you a speedy recovery! Hurricane Ike brought us five inches of rain here in Northwest Arkansas along with 51 mph winds! Was not good after the ground already being saturated with 6 icnhes of rain from Hurricane Gustav! Most folks have their power back on. Mine was out from midnight until around 8 a.m. Sunday morning. Lots of downed trees in the area, lots of folks were without power more than two days! Sure glad I got all my daylilies moved out of my flood plain! Jtorel, The buyers are at the home because of my marketing of the property, so, yes, I would feel comfortable collecting both sides of the commission. However, after my first two dual agent deals that I completed years ago, I realized that it makes a lot of sellers (especially) and buyers uncomfortable for the reasons you state. So, now I allow my clients the choice if they want exclusive representation or not. If they do, then I refer all buyer leads on my properties out to a friend of mine who is not even in my office. He does the same for me. Win/win for all. Your question is very legit, and hence, why I offer this option. As far as ragtop's comments go: Where did I ever say to sign a BAA with an agent that you do not feel comfortable with? I have never said so. And how on Earth have you summized that I steer buyers to my listings? Have you been speaking with my past clients? Why would I want to waste my time showing homes that do not fit the buyer's criteria. Time is my number one expense. The first thing a good agent learns to do in this business is to weed out the time wasters. You have no idea how many flakes are out there that will waste your time if you let them. It took me over 3 years to truly understand this. We get paid after a deal closes, not when someone piles into my car. Yes, I might make a wrong call every now and then, and miss a deal, but I save thousands of dollars and, more importantly, I save my precious time for those folks who are ready, able and willing buyers. If you can not commit to me 100%, how do you expect me to commit to you the same? All buyers would do themselves a service if they either got a referral from a friend, or called up the BIC and asked him/her to recommend an agent that fits thier needs. Don't come on here complaining because you settled for something less. And don't come rolling into town, which you have had planned for months, call me up, and expect I drop everything on my schedule just to show you a few homes, especially if you do not even know if you are moving to this area. Looking at homes is not going to determine if you eventually move to a particular area. And it is not wise to call the listing agent in order for you to work with. They represent the seller's best interests, not yours. They are fiduciarally responsible to selling thier client's home, not to look out for your best interests. (I realize that some people are savvy enough that this is not a big deal for them, but for 95% of buyers, it not a good situation to be in) BTW Ragtop, I got two calls this week out of the blue from potential buyers that were referred to me by past clients. One of these past clients that referred me was a seller whom I failed to sell thier home! Comments (61)I've been using the "Unfollow" feature. You stay friends with the person, but don't see their posts. I've unfollowed a lot of people who post constantly and those who insist on bashing their ex, airing their dirty laundry, etc. on FB. I (and probably no one else) wants to see constant snarky comments on your ex and what a horrible person he/she is. I like Facebook in a lot of ways. I've connected with some college friends and some far-away family. I would probably never interact with them in any way if not for Facebook. As far as texting vs a phone call - DH and I prefer, in most cases, a text. DH may be working when I text, and vice versa. A quick text is much less intrusive. My sister actually expressed surprise that I'm ok with DH texting me instead of calling. If I know that DH is driving I will call. Same for him. Otherwise, we mostly text....See MoreLinda
